University of Central Florida Eyes Future Biomedical Incubator, New Osceola County Facility over Next 12 Months

ORLANDO - One of the nation’s most promising economic development initiatives is expanding at the University of Central Florida.

The UCF Business Incubation Program, which recently opened a new incubator facility in downtown Sanford, will open its seventh incubator facility at Stevens Plantation in St. Cloud early next year when construction of the 14,000 square foot facility is completed.

Dr. Tom O’Neal, founder and executive director of the UCF Business Incubation Program, said administrators are studying the feasibility of a new biomedical incubation program to support emerging enterprises that will surround the new Medical City under development in southeast Orlando.

“We can conservatively project dozens of new enterprises to develop and commercialize emerging biomedical technologies once Medical City is operational,” Dr. O’Neal said.

That could prove a big boost for the Central Florida economy: a major U.S. study shows that successful business incubation programs rank as the most cost-effective strategy to develop local economic expansion.

“Business incubation focuses on new small business enterprises that evidence strong potential to expand and provide more jobs,” O’Neal explained.

“We provide expertise in planning, administration, marketing and business development to help new enterprises expand at an accelerated pace,” he said.

The UCF Business Incubation Program provides a wide variety of services to client companies, including:
•Mentoring and advising in all aspects of business development and growth including business and strategic planning, legal counsel, accounting/tax, human resources, government contracting, strategic partnerships, marketing and PR, financing, grant preparation, insurance, and risk management;

•Educational programs;

•Marketing and Public Relations Support;

•Networking opportunities with peer groups, area professionals, university faculty and support organizations;

•Complimentary memberships in a variety of professional and trade organizations;

•Adaptable space and flexible leases in several locations in Central Florida;

•Shared reception, office equipment, conference rooms, and other support services.

“Most new jobs created by incubation client companies stay in the community,” Dr. O’Neal said.
Since it opened in 1999, the UCF Business Incubation Program has served more than 120 emerging companies that have created more than 1,600 jobs and currently generate revenues in excess of $500 million.

The UCF Business Incubation Program currently encompasses more than 100,000 square feet of office space in six locations at Central Florida Research Park, the UCF campus, the City of Orlando, the City of Winter Springs, Leesburg and downtown Sanford.

President Obama’s Jobs Initiative a Small Step in the Right Direction, Says Mercantile Capital Corporation President Chris Hurn

ALTAMONTE SPRINGS, Fla. --- Christopher Hurn, president of Mercantile Capital Corporation, the region’s most active provider of U.S. Small Business Administration (SBA) 504 loans for small business owners who want to acquire or develop their own facilities, appeared on Fox Business News recently to comment on President Obama’s efforts to stimulate job growth in the U.S.

“Some of the things being discussed -- like tax credits for new hires and a payroll tax holiday for employers -- are a good step in the right direction,” Hurn explained, “but I’m not entirely convinced that the Obama Administration has figured out how to truly stimulate our economy and actually create jobs.”

Economic stimulation starts with taxation, Hurn asserted. “You have to put money in people's pockets and then trust the American consumers and businesses to do what is best with it,” he said.

“You can't stimulate job growth without stimulating spending,” he said. “The tax credits that have been proposed are marginally beneficial, but tax credits for new hires were included as part of the original recovery bill. It’s easy to see that they haven’t had the impact we all hoped,” he said.

Hurn unveiled his own four-point plan to jump-start the national economy:

1. Implement a meaningful payroll tax holiday for both employers AND employees (Jan. 1 to July 1, or better yet, all of 2010);

2. Permanently abolish the capital gains tax on any investments made in eligible small businesses (fewer than $100 million or under 500 employees) during 2010;

3. Repeal or drastically modify Sarbanes-Oxley, as it has hampered business growth and hasn't done nearly as much good as was intended;

4. Get health reform right---the plans in circulation are still missing two very important things: tort reform and the ability to purchase health insurance across state lines.

Rental Lifestyles Division at Stirling Sotheby’s International Realty Focused on more former homeowners impacted by distressed sales

ORLANDO, Fla. --- Stirling Sotheby’s International Realty’s Rental Lifestyles division serves a growing segment of the housing market – the thousands of homeowners in the Central Florida region who have been forced into a rental status.

“The wave of distressed housing properties has yet to peak,” said Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty. “In October, 65 percent of all homes sold in the Central Florida region were classified as distressed, which indicates short sales or foreclosure sales,” he said. “Most of those sellers need to become renters and we are focused on assisting them.”

Soderstrom said the Rental Lifestyles division has been working with families to find suitable and sustainable rental opportunities that offer them some of the same conveniences they had in their former home that may be found in a smaller single-family home, a townhome or condominium for lease.

The Rental Lifestyles division also works with property owners, lenders and banks to find suitable renters. “We offer a wide array of services from discreetly qualifying tenants to negotiating and servicing leases,” said Peter Voigt, performance director for Rental Lifestyles.

Voigt joined Stirling Sotheby’s and helped launch the Rental Lifestyles division earlier this year after six years working for major rental and property management firms in Central Florida. That hands-on experience along with the marketing scope of the Sotheby’s International affiliation provides an enormous market base to meet the demands of renters and owners impacted by the current recession.

With “Kolter ECO-NOMICS™” Your Home’s Energy Footprint Could be Cut in Half

LAKE MARY, Fla. -- Kolter Homes, which is developing Grande Oaks at Heathrow, a private luxury townhome community in Lake Mary, recently unveiled “Kolter ECO-NOMICS™” (www.koltereconomics.com), a company-wide commitment to building smarter, more sustainable homes that offer home owners substantially greater value.

The design and engineering of every Kolter-built home includes 15 valuable features to assure comfort, safety, and environmental responsibility, said Steve Bovio, Kolter Homes senior project manager at Grande Oaks at Heathrow.

“Kolter Homes has more than 50 years of experience in the forefront of Florida home building,” Bovio said. “We’ve always been a technologically advanced home builder. I joined Kolter because I believe we build some of the most energy-efficient, environmentally sustainable homes in Florida,” he said.

Bovio said Kolter’s advanced home building technology includes obvious solutions such as cool tile roofs and foam insulation. But Kolter goes several steps farther to create a sealed attic system that turns the external structure of the home into a thermal and air barrier, HEPA air filters that remove 99.97 percent of the most difficult airborne particles, and air comfort systems that cool the home with maximum efficiency.

“Our commitment is to reduce the average Florida homeowner’s energy bill by half or more over the life of the home by reducing waste, improving the home’s environment, and utilizing materials and techniques that offer us all a sustainable future,” Bovio said.

The Grande Oaks at Heathrow sales and preview center is open from 10 a.m. to 6 p.m. daily and Sunday Noon to 6 at 1450 Lake George Drive. From I-4 go west on H.E. Thomas, Jr. Pkwy., (CR 46A), to the community entrance just past International Parkway.
