Crossman & Company Releases ICSC 2010 Florida Retail Report

ORLANDO, Fla. --- Crossman & Company, one of the largest third-party retail leasing and management firms in the Southeast, presented the bi-annual ICSC Spring Florida Retail Report at the ICSC West Florida Idea Exchange in Tampa recently. Crossman & Company has produced the report on behalf of ICSC for the past 15 years. The report includes contributions from over 45 separate companies throughout the state.

“We have seen a return to stability in the market in the first half of 2010,” said Justin Greider, the primary author of the report. “In nearly every market of the state we have seen the freefall of rents and occupancy leveling off, indicating we may have found the bottom of the market, though significant challenges still remain for owners and retailers alike.”

The report notes that rental rates for the entire state average $14.27 for year-end 2010, down nearly 15 percent from the peak in the first quarter of 2008. Occupancy has leveled off at 89 percent, a decrease of about 6 percent from its peak in 2006.

“The outlook for the next 6-12 months is one of cautious optimism,” Greider said, “People throughout the state are very positive, but the recovery is going to be long and slow, and there is still a lot of over-valued product that has to work its way through the system.”

ABD'S Heritage Green at Providence Golf Community Reports Sales of 3 Luxury Homes in One Week at Average Sale Price: $550,000

PROVIDENCE, Fla. --- ABD Development Company, which is developing Providence Golf and Country Club, a community in the Loughman-Davenport area of Polk County, reported it sold three luxury homes in Heritage Green at Providence in less than a week recently.

David Kohn, president of ABD Development Company, said the average sale price of the homes was $550,000 each.

The luxury home sales spurred a mini-construction boom in the Heritage Green neighborhood: Kohn said ABD will start construction of two executive homes on the golf course at Heritage Green at Providence before April 1.

Both new homes will offer four bedrooms and four baths in 2,500 square feet of living space with two-car garages.

The new homes will be priced from $350,000. Kohn said.

Hendricks & Partners Reports Sales of 3,302 Apartment Units in 2010

ORLANDO - The Orlando office of Hendricks & Partners, the nation’s largest multi-family advisory and research firm, reported it negotiated sales of 10 apartment properties in 2010 that total 3,302 units in the Southeast.

Cole Whitaker, partner who heads the Orlando office of Hendricks & Partners and oversees the firm’s operations throughout the Southeast, said he and associate partner Hal Warren negotiated all 10 multi-family property sales as well as sales of three Florida development sites that total 402 acres.

Multi-family property sales included two student housing properties, Whitaker said.

“We project that transactions involving apartment properties will increase in 2011 as the economy improves,” Whitaker said.

“We don’t foresee significant new construction region-wide,” Whitaker said, “however, in certain submarkets in the southeast, it makes sense to consider new multi-family development and we expect to see some new construction,” he said.

Downtown Orlando Condominium Sales Show Sharp Rise in 2010

ORLANDO, Fla. --- Downtown Orlando condominium sales showed a sharp rise in 2010 according to a market study conducted by Stirling Sotheby’s International Realty.

Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty, said 313 condominiums sold in the 32801 zip code from January of 2010 through Dec. 31, up from 172 condominiums in 2009.

Condominiums priced under $200,000 showed the sharpest increase, from 131 condominiums in 2009 to 262 in 2010, Soderstrom said.

International Luxury Home Specialist Erin Wanner of Stirling Sotheby’s World Marketing Center in Downtown Orlando compiled the report.

Wanner documented 294 condominiums listed for sale priced under $200,000 in 2009 and 324 in 2010.

Listings for condominiums priced at more than $200,000 declined, Wanner said, from 170 in 2009 to 136 in 2010.

“The number of condominiums listed for sale during the same period showed a smaller increase – a sign that the downtown market is stabilizing,” Wanner said.

“Average sale prices declined about eight percent, however with signs of stabilization in the market and the possibility of gas reaching $4 per gallon, we may see prices increasing as more downtown workers relocate closer to their jobs,” Wanner said.

Condominiums priced under $200,000 sold for about $100 per square foot on average and condominiums priced over $200,000 sold for an average of about $200 per square foot.

DAYTONA BEACH – Rosemary Messina, vice president of sales and marketing at ICI Homes in Daytona Beach, and Lisa Egle, marketing manager at ICI Homes, will appear at Florida Real Estate Trade Shows in Bridgewater, New Jersey in March.

The pair appeared at four tradeshows in Long Island, Philadelphia, New Jersey and Connecticut in January and February Messina said.

“We met with more than 600 prospective Florida residents at trade shows in January and February to review slide shows and other materials,” Messina said.

Emerson International Acquires Site, Will Build 40,000sf Headquarters Facility for Florida Technical College at Central Florida Research Park near UCF

PORT ORANGE – The personal-injury law firm of Rue & Ziffra, P.A. recently moved about one-half of its staff into a 6,000-square-foot office building adjacent to its original office at 623 Dunlawton Ave.

The two-story building on 1½ acres at 640 Dunlawton Ave., was purchased late last year for $600,000 from the Sunshine State Community Bank, according to firm President Allan L. Ziffra.

Ziffra said he had planned to build a new office because his staff of 40 was so crammed into their existing 7,000-square-foot building. But, he changed his mind when the 26-year-old former medical/real estate building next door became available through foreclosure.

“We renovated the building to add two additional conference rooms and accommodate about 24 people in four departments: Social Security, worker’s compensation, medical malpractice and litigation,” Ziffra said.

In addition to giving the staff more breathing space, Ziffra said the expansion also will provide attorneys and other staff members more privacy when meeting with their clients.

The building is the third office operated by the 25-year-old Port Orange-based law firm, as they opened an Orange City office at 2790 Enterprise Road in February of 2009.

In 2009, 128 luxury homes and 93 condominiums and town homes sold.

Average sale prices for town homes and condominiums declined from $186,000 in 2009 to $163,000 in 2010.

The most expensive home in 2009 sold for $3.15 million. In 2010, the most expensive home sold for $1.853 million.

Golf Management Group Hosts Course-Wide Fundraiser for Woman Seriously Injured in Auto Accident

CELEBRATION, Fla. – Celebration Golf Management – which manages award-winning golf courses in Florida, South Carolina and Tennessee – will host a Charity Putt-Off on Feb. 26 and 27 with the proceeds going to help with medical expenses for an Arizona teacher who suffered critical injuries in an automobile accident last month (January) in Phoenix.

The event, which will be held at some of CGM’s seven courses, will offer the golfer who gets closest to the pin each day at each course his or her choice of several prizes, according to Celebration Golf Management President Gene Garrote.

“We’re hoping to have a great turnout for this event with $5 for every attempt being donated to a much-needed cause,” Garrote said. “The grand prize for the golfer who makes the putt will receive a full GCM golf makeover, including free golf, new equipment and instruction.”

The event, which has been dubbed “Rebecca’s Road to Recovery,” will support Rebecca Holzworth – a longtime friend of John Bixler, Celebration Golf Club’s event manager. The cum laude graduate of Marietta College in Marietta, Ohio, was a four-year starter and two-year captain on the women’s volleyball team, and received an All-Ohio student athlete award for excellence in the classroom and on the court.

Bixler said the swelling in Holzworth’s brain is intense and has been the main concern for both the doctors and her family.

“Becca is the kind of person that always has a smile on her face. You can’t help but be in a good mood when you’re around her. Her recovery is going to be a long one and will require the support and prayers of many,” he said.

Downtown Avalon Park to Welcome Bayridge Sushi

Data Transfer Solutions Reports Revenues, Sales More Than Doubled in 2010

ORLANDO, Fla. --- Data Transfer Solutions, LLC (DTS), based in Orlando’s Avalon Park, reported sales and revenues in 2010 doubled from 2009.

A.M. “Trey” Fragala III, AICP, PMP, chief operating officer at Data Transfer Solutions, said the firm reported $5 million in new sales in 2009. Sales in 2010 topped $11 million.

Among the larger projects from 2010, DTS developed a statewide environmental management system for the Tennessee Department of Transportation, conducted a 4,800 mile assessment of the city’s pavement and other related assets for the City of Charlotte, NC and deployed a statewide cultural resource and archeological management system for the State of Utah.

Moreover in 2010, DTS outfitted a second generation of its mobile asset collection (MAC) vehicle with the latest in digital video, GPS and pavement data collection equipment. The MAC 2.0 vehicle traveled from one end of the country to the other, performing projects in Oregon, Washington, North Carolina and Florida. Currently the van is collecting data in San Antonio, Texas and will then move to Albuquerque, New Mexico.

Data Transfer Solutions now has eight offices including Orlando, San Antonio, Dallas, Nashville, Fort Collins, Colo., Washington D.C., Portland, Ore., as well as Zurich, Switzerland.

Fragala said due to some recent project awards in the southwest, the company may be looking to open another regional office later in the year in either New Mexico or Arizona.

DTS provides asset management, Geographic Information Systems (GIS), transportation planning/engineering, web design, database/software applications, and video and multi media production services to local governments and regional and state agencies throughout the U.S.
