ABD Development Company Has Only One Move-In Ready Home Remaining For Sale at Toscana

PALM COAST, Fla. --- Only one ready-to-move-in luxury home remains for sale at Toscana, located off Old Kings Road in Palm Coast.

David Kohn, president of ABD Development Company which is developing Toscana, said the four-bedroom, three-bath luxury home offers 2,600 square feet of living space with a two-car garage.

Kohn said ABD Development Company plans to start construction of another ready-to-move-in luxury home at Toscana before the end of the summer.

Kohn said half of the new homes planned for Toscana have been sold.

Ride Green Scooters relocating to expanded space

Winter Park, Fla. – Ride Green Scooters, the Winter Park firm that markets a wide range of gas and electric motor scooters that boast 100 miles per gallon or more, is relocating to new quarters across the street from their current West Fairbanks Ave. location.

Brian Schwartz, general manager of Ride Green Scooters, said the new location at 700 W. Fairbanks Ave. provides four times the space of current facilities.

Six Students Named Recipients of the Mayor Richard T. Crotty-Valencia-UCF Alumni Associations 2+2 Scholarship

First Green Bank in Lake County reports loans, deposits up more than 50 percent over the last year

Eustis, Fla. --- Lake County’s First Green Bank, which has locations in Eustis and Clermont and plans to open a new 11,800 square foot headquarters facility in Mount Dora in mid-summer, reports its loan volume increased almost 50 percent during the year from May 2010 to May 2011, and its deposits have increased by more than 50 percent.

Kenneth E. LaRoe, chairman and chief executive officer of First Green Bank, said First Green reported year-to-date assets of $130 million as of June 1, up from $95 million during the same period last year.

Deposits of $123 million on June 1 were up more than 50 percent over last year’s mid-year total of $79 million.

LaRoe said he is most pleased that the bank’s year-to-date loan volume increased from $63 million at the mid-year mark in 2010 to more than $94 million on June 1, 2011.

NAI Realvest Negotiates $475,000 Sale Price for former Long John Silver’s Restaurant

MAITLAND, Fla. – NAI Realvest recently completed the sale of the 1,772 square foot former Long John Silver’s restaurant and its .84 acre site at 2259 S. Semoran Blvd. in Orlando.

Geocove Plays Major Role Assessing Tornado Damage in Tuscaloosa, Alabama

ORLANDO Fla., --- When massive tornadoes ravaged southeastern states recently, emergency crews from Geocove, Inc., an Orlando technology firm that provides GIS software and implementation solutions to government agencies and corporations nationwide, sprung into action.

Geocove’s specialists played a major role helping Tuscaloosa, Ala. city officials assess the extent of tornado damage just days after arriving, said Karyn Tareen, president and chief executive officer at Geocove.

“The city of Tuscaloosa asked Esri for aid, who in turn requested Geocove to provide damage assessment support,” Tareen explained.

Geocove donated more than 100 hours of support utilizing Geocove’s ARM360 software suite that assessed, reported and mapped residential and commercial structures damaged by the storm.

Altogether, 41 people were confirmed killed as a result of the storm in Tuscaloosa and nearly 300 deaths were reported in one of the worst storms in the region’s history.

The EF-4 tornado that touched down in Tuscaloosa was approximately a mile wide and more than 80 miles long, Tareen said.

By loading existing GIS data into the ARM360 application, Tuscaloosa was able to rapidly and accurately determine not only the number of structures affected by the storm but also enabled Geocove to put a dollar figure on the storm damage to assist in planning for recovery efforts and requests for adequate funding.

“When the damage grid is that sensitive, it would take weeks to compile the assessments using standard protocols,” Tareen said.

Geocove specialists provided a tool that coupled satellite images with GIS databases to produce a thorough preliminary damage assessment within days, Tareen said.

Jeffrey Motz, GIS Manager for the City of Tuscaloosa said Tareen and Geocove hit the ground running by showing up with an established system and experience in disaster mitigation. “Karyn worked tirelessly to configure the system, train users and collect field data,” Motz said. “She saved us from reinventing the wheel—even planning for a worst case scenario, we never would have imagined this event would be as devastating as it has been but ARM360 kept us aware of every situation immediately after the event and through the recovery phase,” Motz explained.

Alabama Forestry Commission Plan Section Chief Brad Lang, who headed the Tuscaloosa Work Unit of the Incident Management Team said Geocove’s technology was invaluable.

“Geocove was able to summarize and map current real time data to give us an excellent field overview and assessments of damage severity, the value of damaged homes and current photographs of referenced points of interest,” Lang said.

Area fire bans won’t affect July 4th Fireworks at Downtown Avalon Park in East Orlando

ORLANDO, Fla. --- Fire bans in 17 Central Florida counties won’t affect the gala fireworks celebration planned at Avalon Park in east Orlando on July 4.

Stephanie Hodson, marketing director at Avalon Park Group, said every precaution has been taken to assure the safety of the fireworks celebration in Downtown Avalon Park and county and fire officials have given their go-ahead for the evening’s event.

Hodson said Avalon Park expects record crowds for its ninth annual Fourth of July celebration, slated for 5 to 9 p.m. in Downtown Avalon Park.

Family friendly activities will include more than 100 vendors, an apple pie bake-off sponsored by Davis Bakery and a bike parade sponsored by Eastside Cycling and the Avalon Park YMCA; live community performances, a hot dog eating contest sponsored by Pop Pop’s Ice Cream & More, a home run derby sponsored by Brianto’s Original Hoagies and Avalon Park Baseball, and special 3D glasses sponsored by Avalon Town Center Realty to view the fireworks display scheduled to start at 9 p.m.

The event will include a special ceremony honoring fallen Soldier Cpl. Patrick Deans, who was killed in Afghanistan in December. Deans, a graduate of Timber Creek High School, was a member of the Timber Creek Junior ROTC.

Admission to the event is free and parking is ample, Hodson said. Guests are advised to arrive early and bring blankets and folding chairs.

“We anticipate a big crowd,” Hodson said.

ST. PETERSBURG, Fla. --- Commercial real estate — typically a lagging indicator of economic vitality — is starting to show signs of recovery, says one expert.

Pinellas County Laboratory Selected to Participate in State’s GrowFL Economic Gardening Program

Cuhaci & Peterson Architects Completes Design Work on Prototype for Mexican Grill, Ale House Renovation

ORLANDO, Fla. --- Cuhaci & Peterson Architects, LLC based in Orlando’s Baldwin Park, completed design work on a 2,200 square foot prototype restaurant for Chameleon Mexican Grill in Weston, Fla.

NAI Realvest Negotiates $1 Million Purchase of Former Hops Restaurant near Seminole Town Center in Sanford

SANFORD, FLA. -- NAI Realvest recently negotiated a $1,000,000 purchase of the former Hops Restaurant on S.R. 46 near the Seminole Town Center mall in Sanford.

Matt Cichocki and Kevin O’Connor, principals at NAI Realvest based in Maitland, negotiated the transaction representing the buyer Fort Worth, Texas based Halmony, LLC who plans to convert the 5,422 square foot building on its 1.26 acre site for use as an IHOP restaurant.

Joe and Shirley Stetina named Prom King and Queen at Del Webb Southshore Falls

Stirling Sotheby’s International Realty Reports Prices for Single Family Homes, Condominiums on the Rebound in Downtown Orlando

ORLANDO, Fla. --- Stirling Sotheby’s International Realty reports that inventories of available homes and condominiums for sale are at a six year low and prices for single family homes and condominiums in the downtown Orlando area appear to be on the rebound.

A recent market study by Stirling Sotheby’s Luxury Homes Specialist Jane Scrima shows that 73 single family homes are currently listed for sale in the Downtown Orlando area at an average price of $164.42 per square foot.

Scrima reported that 61 single family homes have sold in the Downtown Orlando area so far this year at an average sales price of $127.36 per square foot.

Sixteen single family homes sold during May at an average square foot price of $128.71

Scrima reported that 34 condominiums are currently listed for sale in the Downtown Orlando area at an average asking price of $234.60 per square foot.

From January through May 80 condominiums have sold in the downtown district at an average price of $141.72 per square foot.

Scrima said 15 condominiums sold during May at an average of $141.04 per square foot.

“We are definitely seeing an uptick in the average sale price of homes in the downtown area,” said Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty.

The event, dubbed the “Poker Run to Nowhere and All Day Jam,” was a fundraiser for the Tracy Dillon, a disc jockey at WHOG Radio Station 95.7 FM who has been diagnosed with cancer.

More than 100 bikers participated in the traveling hand of poker that also included live music, a silent auction, raffles, games and T-shirts.

Lake County Health-Based Video Production and Marketing Company Selected To Redesign County Health Department Website

LEESBURG, Fla. – Hometown Health TV LLC, a Lake County health-oriented video production and marketing company and state-approved vendor, has been selected to redesign the Lake County Health Department’s web site.

The redesign/relaunch project is being performed in partnership with xclntDesign, a Leesburg-based web and graphics design company that Hometown Health has hired as a subcontractor to provide the design and integration, according to Hometown Health President Marc Robertz-Schwartz.

“This project is a natural extension of the ongoing relationships between three Lake County based providers - Hometown Health, xclntDesign and the health department,” he said. “We’re honored we were able to facilitate the Health Department’s mission of using web and mobile platforms to provide important health and wellness information, as well as educate Lake County residents about the health department’s services.”

Sheri Hutchinson, Public Information Officer for the Lake County Health Department, said the selection of Hometown Health was made since they submitted the most competitive and comprehensive bid. “We were delighted to award a local community partner and the ease of the redesign and working with Hometown Health has been great,” she added.

“It’s been an extremely long time since our site was updated and we received feedback from our clients it was hard to navigate,” she said. “Because we don’t have funding for our own Webmaster, it’s important Hometown Health can hand the reins over to us so we can maintain our own site in the future.”

Robertz-Schwartz said the goal is to provide a cleaner, easier experience for the website user while also providing a template and content management system the health department can update with ease and frequency.

While the relaunch of www.LakeCHD.com is expected to go live by July 1, the health department also plans to launch a mobile version of the site that will allow users to access information from web-enabled phones and other portable devices.

Wayne, Barbara Rabineau bring Musical Greatness to Southshore Falls, Apollo Beach as DJ’s, Party Planners

BAPOLLO BEACH, Fla. --- Wayne and Barbara Rabineau know good music. A professional musician, Wayne Rabineau played with Mitch Ryder, Bob Seger, Tommy James and many other stars during his long career.

He still plays in a band in Michigan during the summer with his friends Frank Cusmano, Tom and Debbie Reno, but this year they won’t make the trip---Barbara has a job in Tampa.

But that’s okay, because the Rabineaus enjoy their lifestyle at Del Webb Southshore Falls so much.

Self-taught “Mechanical Genius” doubles service dept. volume at Ride Green Scooters in Winter Park

Max is Max Ogden, the 30 year old, self-taught mechanic who ranks as resident expert in all things mechanical at Ride Green Scooters.
