NAI Realvest Negotiates Sale of 8.7 Acre Commercial Site in Winter Springs

ORLANDO, Fla. – NAI Realvest recently negotiated the sale of an 8.72 acre commercial site known as Parcel 14B-1 located on Dover drive just west of the Oviedo Marketplace in Winter Springs.

Paul P. Partyka, the managing partner of the firm, and associate George Viele brokered the transaction representing the seller, The Viera Company, of Melbourne.

University Club of Orlando Plans “Cocktails for a Cause” to benefit Pine Castle Pioneer Days Oct. 25

ORLANDO, Fla. --- The University Club of Orlando, which has raised more than $200,000 for civic, social and charitable groups thus far this year, plans host another “Cocktails for a Cause” event to benefit Pine Castle Pioneer Days.

Natalie Matus, Membership Coordinator of the University Club of Orlando and Charitable Works committee organizer, said the event will be held from 5:30 to 7:30 p.m. on Thursday Oct. 25.

This is the third year in a row that University Club of Orlando has hosted Cocktails for a Cause to support Pine Castle Pioneer Days, a 501 (c) (3) organization that will be marking its 40th anniversary in February of 2013.

A silent auction will be featured at the event highlighted by the unveiling of an original work of local watercolor artist Katherine Campbell Davis, with proceeds from the auction going to the Pine Castle organization, Wright said.

Stoneybrook West Golf Club in Winter Garden to Host Red White & Blue Patriot Golf Day Sept. 1 with Shotgun Start, $35 to Enter

NEW EATONVILLE GATEWAY COMPLETED, DESIGN WORK DONE BY RHODES+BRITO

ORLANDO, Fla. --- Rhodes+Brito Architects, based in Orlando, recently completed design work for the new Eatonville Gateway that celebrates the city’s 125th anniversary.

Ruffin Rhodes, co-founder and partner at Rhodes+Brito Architects, said the project includes a large clock and a decorative archway that spans W. Kennedy Blvd. at the city’s entrance with a graded crosswalk and landscape.

The arch, mounted on 30 foot brick pedestals, also supports a monumental signboard that tells an important part of Eatonville’s history: “The Town that Freedom Built. Oldest Incorporated African American Municipality in America.”

Park Square Homes Plans Fundraising Campaign in September for Breast Cancer Outreach Program

ORLANDO, Fla. --- Park Square Homes, one of Orlando’s largest and most active locally based home builders is launching a month long fundraising effort in September to support Orlando’s Compassionate Hands and Hearts Breast Cancer Outreach.

Vishaal Gupta, president of Park Square Homes, said the home builder will be coordinating fundraising efforts and donating a portion of new home sales throughout the month of September at Orlando area communities where Park Square is building new homes.

Plantation Bay to host 21st Annual Volusia County Men’s Amateur Championship Golf Tournament

ORMOND BEACH, Fla. --- Plantation Bay Golf & Country Club in Ormond Beach will host the 21st Annual Volusia County Men’s Amateur Championship Golf Tournament at Club de Bonmont.

Maria Tuohy, general manager at Plantation Bay Golf & Country Club, said golfers will compete Saturday and Sunday, Sept. 29 and 30.

“Volusia County Men’s Amateur Championship Golf Tournament is Volusia County’s most prestigious amateur golf championship,” Tuohy said.

The tournament field will be limited to the first 120 participants who post a handicap of 15 or less.

Flights will be organized within Open, Senior and Super Senior divisions for the 36-hole stroke play tournament and champions will be recognized from each division.

ORLANDO, Fla. --- Solodev, an Internet software development company based in Orlando, has been selected by the Miami Beach Visitor and Convention Authority to lead a unique project designed to boost tourism through technology. Miami Beach VCA purchased Solodev’s next-generation content management system to serve as an app interface to foster development of Miami Beach-based mobile apps.

Shawn Moore, Solodev founder and chief technology officer, said Solodev’s content management software will be the conduit between information from Miami Beach and native mobile apps.

“Our platform will support third-party mobile application development for iOS (Apple), Android and Blackberry devices by giving programmers access to data directly from Miami Beach through an interactive application programming interface (API),” Moore said.

Moore said he expects to complete development and installation of the platform this fall.

“The resulting apps will increase tourism by making it easier to find information and plan trips to Miami Beach,” Moore explained.

“Residents will benefit by learning about new and exciting locations and special offers. Similar projects have been successfully launched in Los Angeles and San Francisco,” he said.

Solodev’s API will allow app developers to take advantage of existing Miami Beach data to create applications that focus on shopping, dining, arts and entertainment, nightlife, sports, music, transportation and other areas.

“Once the project has been completed, programmers can request developer keys to access the data. That will give Miami Beach the ability to monitor who is accessing the data and know how it is being used,” Moore said. “App development is a booming business right now and we are at the forefront of an emerging industry with this project.”

Grisette Roque Marcos, executive director of the Miami Beach Visitor and Convention Authority, said the apps will reflect the city to a new generation of technologically adept visitors and residents.

“Miami Beach is a sophisticated city for residents and a luxurious playground for visitors,” Marcos said. “The MBVCA API will allow developers to access all the businesses and landmarks in rich detail and present them through their own mobile and web-based applications.”

ANNUAL 9/11 MEMORIAL MOTORCYCLE RIDE SET FOR SEPT. 9 IN FLAGLER COUNTY

BUNNELL – This year’s 9/11 Memorial Motorcycle Ride and Service, which marks the 11-year anniversary of the Sept. 11, 2001 tragedy, will begin with registration at 8 a.m. on Sunday, Sept. 9.

The 67-mile memorial ride – which is being presented by the Palm Coast Chapter of the Knights of the Inferno Firefighters Club and the Port Orange-based law firm of Rue & Ziffra – will include food and entertainment, an emotional ceremony, as well as a memorable ride in Flagler County, according to David Sweat, a law firm partner who will participate in the ride.

“This is one ride I won’t miss as it shows support for the heroes – both the volunteers and the men and women who gave their lives on 9/11 – as well as all of the law enforcement, firefighters and others who put their lives on the line every day for our community and our country,” Sweat said.

The free, all-day event starts at the Flagler County Governmental Services building, 1769 E. Moody Blvd., in Bunnell, and kicks off with a memorial ceremony from 9:30 to 10 a.m. The invocation will be given by Ronald Melvin, a local management consultant, and music and vocals will be presented by Yvonne Robinson, bagpipers and members of the Palm Coast Fire Department Honor Guard.

Several Flagler County dignitaries will be speaking, including County Commission Chair Barb Revels, Sheriff Don Fleming, Fire and Rescue Chief Don Petito, Palm Coast Fire Chief Mike Beadle, along with representatives from the Knights of the Inferno Firefighters Club.

Riders will take off at 10 a.m. and are expected to arrive at 11a.m. for entertainment at the White Eagle Lounge on U.S. Highway 1, according to Joe Vece, president of the firefighters group.

Last year’s memorial run attracted nearly 10,000 people, 7,000 of whom were motorcyclists who paid tribute to our country’s unsung heroes, according to firm president Allan L. Ziffra.

LAKE FOREST, Fla. – When the owners of a 3,614 square foot luxury home Tolaris Homes built in Lake Forest early this year, got their July electric bill they couldn’t help but chuckle. Despite record temperatures that kept most air conditioners in the neighborhood working overtime, their electric bill — including taxes — was just $88.14.

And while that’s not unusual, says Rick Bavec, president of Tolaris Homes, it’s no accident either.

“We spent several weeks to determine the optimum placement of the house on the home site to minimize direct sunlight into the home and maximize exposure to the solar systems we installed,” Bavec said.

Those systems — including 10 photovoltaic panels to generate electrical power and passive panels to heat the home owner’s swimming pool and hot water — were part of an energy efficiency package Bavec designed to work in conjunction with Icynene® insulation, PGT Low-e windows, and eight inch concrete block walls.

Bavec said he installed a renewable energy system that sells electrical power back to Florida Power and Light whenever the solar panels generate excess current.

Bavec also adapted an old Florida trick, designing and building almost 1,000 square feet of roof overhangs and screened patio to cool the air surrounding the home and provide extensive “outdoor living” areas.

“Altogether, the home has 5,545 square feet under roof,” Bavec said.

Too, the home owners had a little help. For 10 days they flipped the switch on their electric hot water heater to “vacation mode”, turned up the thermostat on the Carrier Infinity® Control heat pump digital air conditioning controls and took a vacation.

“Measured against their neighbors’ electric bills they saved about $400,” Bavec said. “That’s not quite enough to pay for their vacation, but it sure helped,” Bavec added.

Henin Homes Reports Sales of 11 New Homes in Second Quarter Valued at $3.5 Million at Riviera Bella on St. Johns River

DeBary, Fla. --- Henin Homes at Riviera Bella on the St. Johns River in DeBary, reported it closed on sales of 11 new homes valued at more than $3.5 million during the second quarter from April 1 through June 30.

Matt Boltz, director of sales and marketing for Henin Homes, said the sales represent a big increase at Riviera Bella.

“We project that new home sales this year will more than triple the sales in 2011,” Boltz said.

Pent-up demand for luxury homes and the scarcity of luxury properties on the St. Johns River have both contributed to the sales growth at Riviera Bella, Boltz explained.

The average sale price of a new home at Riviera Bella during the second quarter was $318,000.

Equestrian Center, Ranch has Quarter Mile of Frontage on Little-Known Waterway that Cuts Across Florida from Atlantic to Gulf

Palm Beach, Fla. --- The Okeechobee Waterway is a 154-mile stretch of man-made canals and channels that link Florida’s largest freshwater lake---Okeechobee, with four trillion gallons of fresh water that feed the Everglades---with ports on the Atlantic and Gulf sides of the state.

From Sunlight Ranch, a private 790-acre riding, hunting, fishing and outdoor sportsman’s paradise near Palm Beach, the Okeechobee Waterway cuts across to Fort Myers on Florida’s West Coast, bisecting the state and turning all of South Florida into an island, though only technically.

“It is an amazing waterway,” said Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty in Orlando, the firm charged with selling Sunlight Ranch for its $11.9 million asking price.

The Okeechobee Waterway has a storied past. Opened in 1937, the Depression-era public works project was designed to help protect surrounding lands from floods that killed more than 2,500 people a decade earlier.

It cuts across a line charted in the late 1800s by well-to-do adventurers who were sponsored by Forest and Stream, the best-known sporting magazine of the time and the predecessor of today’s Field and Stream.

One of those sportsmen wrote that the area they mapped was less well known than the deepest, darkest heart of Africa. And halfway across Lake Okeechobee, the sportsmen uncovered an ancient relic: a submerged dugout canoe that held a steel helmet of the sort worn by Spanish conquistadors in the 1500s.

“The Okeechobee Waterway tells a story that is truly ancient,” Soderstrom said. “At one time NASA used the waterway for the shipment of Saturn rockets,” he said.

Today, the Okeechobee Waterway provides recreational boats a way to cross the state---the trip takes about a day, maybe a day-and-a-half---through some of the most majestic vistas Florida has to offer.

“Flocks of birds of every sort, alligators by the hundreds, this is the way Florida looked to people hundreds of years ago,” Soderstrom said.

That’s not the case at Sunlight Ranch. Two twenty-acre parcels at Sunlight Ranch currently provide a deepwater marina that can easily dock sixty-foot boats.

A quarter-mile of frontage on the Okeechobee Waterway makes it a perfect location for a boater’s stopover, with quick access to the Atlantic Ocean nearby.

But it’s the 32-acre equestrian center at Sunlight Ranch that is drawing the most attention from potential buyers, Soderstrom said, and they hail from all over the world.

“We’ve had inquiries from 17 different countries on three continents, so we expect to sell the property soon,” he said.

“Sunlight Ranch is a sportsman’s paradise with riding, hunting, fishing and scenery that is as old as Florida,” he said.

The equestrian facility includes a main show barn with 25 stalls, show rings, polo club barns, polo fields and a clubhouse.

The Sunlight Saddle and Polo Club is presently the “home-base” training facility for renowned international professionals, Olympians, professional equestrian teams, and experts in all riding sports including western riding, show jumping, dressage and polo.

More than 12 miles of scenic bridle trails wind along the banks of the Okeechobee Waterway and snake through the property.

“The list of potential buyers includes some of the most recognizable names in international business, commerce, finance, entertainment and equestrian sports,” Soderstrom said.

MAITLAND, Fla. – NAI Realvest recently negotiated a new retail lease for 1,260 square feet at 12094 Collegiate Way off Alafaya Trail across from UCF in east Orlando.

Fortress Construction Groups Earns Contract to Provide Tenant Improvements for Doctors, Pharmacy at Southport Plaza in Kissimmee

Integrity Home Loan of Central Florida Eyes Big Growth in Mortgage Refinancing in Central Florida

LAKE MARY, Fla. --- As many as half of all home owners in Central Florida could benefit from refinancing their current residential mortgage, according to market data from Integrity Home Loan of Central Florida, Inc.

Matt Malloy, president of Integrity Home Loan of Central Florida, said his company projected that the huge number of candidates who qualify for lower interest mortgage refinancing will fuel its growth over the next five years.

In the past 17 months Integrity Home Loan has opened two new offices in Central Florida and two more out of state. At least three more Florida offices are planned over the next 12 months.

“Home owners who can reduce their current mortgage interest rate by at least one percent are the best candidates for mortgage refinancing,” Malloy said.

Typically, refinancing residential mortgages will reduce mortgage rates by one to two and one-half percent, which in turn could reduce monthly payments for principal and interest by $150 to $300, depending on size of the mortgage.

Malloy said most home owners whose mortgage is current will likely qualify to refinance their current mortgage.

Residential mortgages that are less than 10 years old will likely benefit most from refinancing, Malloy said.

Homeowners whose mortgages were written before June 1 qualify for a special program underwritten by the U.S. government — HARP, The Home Affordability Reduction Program.

“The availability of residential mortgage capital for qualified home owners, along with programs such as HARP, have a huge market of potential home owner candidates who could benefit,” Malloy said.

“We mean to be their best resource for refinancing,” Malloy said.

Kings Ridge Golf Club Hosts 31 Wounded Veterans for Nine-Hole Wounded Warrior Scramble Tournament

CLERMONT, Fla. --- Kings Ridge Golf Club recently hosted a nine-hole scramble tournament for 31 participants in the Fairways for Wounded Warriors golf program, which links wounded veterans with sponsoring clubs and volunteers to help rehabilitate and rejuvenate the returning veterans.

The tournament included prizes and a luncheon when play concluded.

Stonegate Golf Club's Kurt Frizzell earns qualifying marks in PGA Players Ability Test, eyes PGA Class A pro status

KISSIMMEE, Fla. --- Kurt Frizzell, an assistant golf professional at Stonegate Golf Club at Solivita in Kissimmee, recently passed the PGA Players Ability Test with flying colors, earning him the opportunity to become a PGA Class A Professional Golfer.

Frizzell became a PGA Apprentice after recently passing his playing test at Lake Buena Vista golf course with a target score of 155.

Christopher Russell, PGA, Head Golf Professional at Stonegate Golf Club at Solivita, said Frizzell joined the Stonegate Golf Club team six months ago.

“Kurt is a great asset to the team,” Russell said. “His easy going professional attitude makes him a favorite among the members.” he added.

Russell said Frizzell plans to seek PGA Class A Professional status in the near future.
