Lennar’s Central Florida Division Promotes Randall Smith to Director of Construction

TAMPA, Fla. --- Lennar’s Central Florida Division has promoted Randall Smith to director of construction in the Tampa region. Mark Metheny, president of Lennar’s Central Florida Division, said Smith is a highly talented home building executive with more than 30 years of experience who joined Lennar last year as construction manager. Formerly Smith was vice president for another national builder. “Randy is one of the most knowledgeable home building executives in Florida with proven experience and he is more than up to the task of directing our construction efforts in the Tampa Bay area including Hillsborough, Pinellas and Pasco counties,” Metheny said. In his new role as director of construction, Smith will work closely with the construction team on schedules, prioritizing work activities, maintaining customer and trade partner relations, inspection of home for quality compliance, construction documents, recruiting hiring and supervising the construction staff.

Lennar eyes Orlando, Brevard markets for bigger share of growth as housing market recovers

ORLANDO, Fla., --- Central Florida, particularly the Orlando area and Brevard County, will play a big role in Lennar’s growth as the housing market recovers. Mark Metheny, president of Lennar’s Central Florida division, said the home builder already ranks as the most active home builder in the Orlando region and Tampa Bay, and more is in store for the Orlando region, including the Clermont and Melbourne areas. “We are actively seeking sites for new communities, and we are aggressively recruiting new home consultants throughout Central Florida and the Space Coast,” Metheny said. Currently, Lennar is building single family villa and town homes in 23 communities in the Orlando region along with award-winning active adult communities in Melbourne and Clermont, resort vacation homes in the Kissimmee area and luxury homes priced from the mid-$300s at RedTail Golf Course community in Sorrento in Lake County. Recently, Metheny promoted veteran home builder executive Don Lunko to land development manager in the Orlando region with a red hot to-do list that includes new phases at Emerson Park in Apopka and Heritage Hills in Clermont. “Florida economic recovery is proceeding at a healthy rate and several factors, including pent-up demand, increased employment, and the steadily increasing wave of new retiring baby boomers will bolster new home sales throughout the region for the next decade,” Metheny said.

NAI Heritage and NAI Realvest Complete $1.175 Million sale of Vacant Land in Sumter County

ORLANDO, Fla. -- A 4.27 acre parcel located at 4477 East County Road 466 in Oxford, Fla. – west of The Villages in Sumter County – recently sold for $1,175,000. Randy Buss of NAI Heritage in Ocala, negotiated the transaction representing Branch Banking and Trust Company, the Winston-Salem, N.C.-based seller referred by Robert Blackwell, SIOR of NAI Realvest in Orlando. The buyer, Self Storage Associates, Inc. of Windermere, was represented in the transaction by Austin Anderson of Realty Executives-Lake County in Clermont.

NAI Realvest Negotiates Sale of Half Acre Multifamily Development Site on A1A in New Smyrna Beach

NEW SMYRNA BEACH, Fla. -- NAI Realvest, based in Orlando, recently negotiated the sale of 0.52 acres of multifamily residential development land located at 2202/2204 South Atlantic Ave. in New Smyrna Beach. Chris Butera, investment associate at NAI Realvest, brokered the transaction representing the seller, TD Bank of Portland, Maine. The buyer, Scarpello Development, based in Hawthorne, Fla. outside of Gainesville, paid $202,500 for the property which is located one block from the beach.

NAI Realvest negotiates $1 million sale price for 13,500 square foot Assisted Living Facility on 12.7 acres in Apopka

ORLANDO, Fla. – NAI Realvest recently negotiated the $1 million sale of a 13,500 square foot assisted living facility and its 12.7-acre site at 700 East Welch Rd. in Apopka. Paul P. Partyka, principal and managing partner at NAI Realvest, negotiated the transaction. Business Support Services Group acquired the site from the Central Florida Association for Christian Scientists and plans to continue operating the facility to provide assisted living care. Renovations are planned prior to a grand opening, Partyka added.

NAI Realvest negotiates $73,000 sale price for Longwood office condominium

ORLANDO, Fla. — NAI Realvest recently negotiated the $73,000 sale of an office condominium at Crown Oak Center off I-4 and SR 434 in Longwood. NAI Realvest associate Juan Jimenez and managing partner Paul P. Partyka negotiated the sale of the 1,190 square foot office suite representing Zions First National Bank the Salt Lake City-based seller. The local buyer, Yashcon Investments, LLC was represented in the transaction by Raj Dasaee of DE-SAI Realty.

NAI Realvest Negotiates Two Industrial Leases at Poinciana CommerCenter East in Kissimmee and Hanging Moss CommerCenter in Orlando

ORLANDO, Fla. – NAI Realvest recently negotiated two lease agreements totaling 5,550 square feet of industrial space at Poinciana CommerCenter East in Kissimmee and at Hanging Moss CommerCenter in Orlando Michael Heidrich, principal at NAI Realvest, represented landlord COP-Hanging Moss, LLC in a renewal lease agreement with Sunshine Hydroponics for 4,200 square feet at 6100 Hanging Moss Rd. The tenant garden shop was not represented by an additional broker. At the same time, Heidrich brokered a new lease representing the landlord Small Bay Partners LLC and the tenant JBO Fitness, LLC for 1,350 square feet in Poinciana CommerCenter East at 1741 Business Center Lane. The tenant who relocated from another Kissimmee industrial center was not represented in the agreement by a separate broker.

NAI Realvest negotiates $1.08 Million Sale of professional office condominium for HQ of national marketing firm

ORLANDO, Fla. -- NAI Realvest recently negotiated the $1,080,000 sale of the entire second floor condo at 5739 Byron Anthony Place in Savannah Park at Heathrow off International Parkway and SR 46 in Sanford. Paul P. Partyka, principal and managing partner at NAI Realvest, who represented the local seller Home Office Holdings, LLC, said the property was purchased by 5739 BAP LLC d/b/a Xcel Media a provider of innovative direct mail campaigns for auto dealers nationwide. Xcel Media will be locating their headquarters in the new class A office building which is part of the Savannah Park at Heathrow mixed use project.

Hendricks-Berkadia Negotiates Sale of Madison at Shoal Run Apartments in Birmingham for $18,325,000

BIRMINGHAM, Ala. --- Hendricks-Berkadia, one of the nation’s largest and most active multifamily investment banking and research companies, recently negotiated the sale of Madison at Shoal Run, a 276-unit apartment community located in Birmingham for $18.325 million or $66,394 / per unit. The purchase involved the assumption of an existing Freddie Mac loan with an approximate balance of $13 million and fixed rate of 6.12 percent. David Oakley, senior vice president in Hendricks-Berkadia’s Alabama office, negotiated the sale representing the seller and the buyer. The seller was Madison at Shoal Run, LLC, an Alabama limited liability company By: Madison at Shoal Run Manager, LLC an Alabama limited liability company, its manager, based in Birmingham. The buyer was TEG Madison at Shoal Run LLC, based in New York. Madison at Shoal Run, a garden-style apartment community built in 1986, has a total of 249,300 square feet of rentable living space with one- and two-bedroom apartments. The buyer intends to spend a material amount of capital repositioning the property through interior and exterior upgrades. “This was a successful transaction on many fronts,” Oakley said. “Located just a few miles from the new Trinity Hospital campus, the buyer has a great strategy to capture the robust activity occurring in the surrounding 280 submarket.”
