Hold-Thyssen Negotiates $1.12 Million+ Cash Sale of Fully-Occupied Building at Trinity Professional Center



Trinity, Fla.  --- Hold-Thyssen, LLC, a full service commercial real estate firm based in Winter Park, with offices in Clearwater, recently negotiated the $1,125,000.00 all cash sale of Trinity Professional Center Building 7 located at 8827-8833 Hawbuck St. in Trinity.

Carol L. Kinnard, Transaction Specialist for Hold-Thyssen, negotiated the sale representing the seller, KD Trinity, LLC.   The 7,240 square foot building composed of four units was fully occupied by three tenants with long term leases at the time of the sale.  The investment property was offered at CAP rate of 8.9 percent.

Private investor Carl Musial of North Reddington Beach, Fla. purchased the property to complete a section 1031 tax deferred exchange.    Buyer was represented in the transaction by La Rosa Realty.

Rhodes+Brito Architects Hires Three New Members

Waterstone Mortgage Corp. Opens Lake Mary Office - Hold-Thyssen Negotiates Class A Office Lease to Nationwide Lender


LAKE MARY, Fla. --- Hold-Thyssen, Inc., a full service real estate services firm based in Winter Park, completed a lease agreement for 2,553 square feet of class A office space at 1485 International Parkway, Lake Mary where a leading mortgage lender opened July 1.

Hold-Thyssen Closes on New Office Leases for Two New Businesses Opening in Tampa Bay Area


Tampa, Fla. --- Hold-Thyssen, Inc., a full service commercial real estate firm, recently negotiated two new multi-year leases for professional office space in the Tampa Bay area communities of Lutz and Westchase.    
Leasing Associate Theresa Margaris at Hold-Thyssen’s Clearwater office negotiated both transactions representing the landlords.

OCPS Sees Rhodes+Brito Architects’ Transformation, New Construction at Dover Shores Elementary Completed by mid-June


ORLANDO, Fla. – The Orange County Public Schools comprehensive Dover Shores Elementary construction and renovation project designed by Rhodes+Brito will be finished by mid-June in time for faculty to get ready for students in August.

Ruffin Rhodes, co-founder and partner at Rhodes+Brito Architects, said The Dover Shores project, at a cost of approximately $14.8 Million, includes one new building with new classrooms, administration offices, kitchen, multi-purpose lunchroom/stage, play fields and playground equipment and renovation of one existing building that houses Pre-K, Kindergarten, and ESE classrooms.

The elementary school, located at 1200 Gaston Foster Rd., off of S. Conway and Curry Ford Rds., will be ready to accommodate more than 600 students for the fall 2018 school year. 

Dover Shores students have been attending a “swing school” at the former Engelwood Elementary School adjacent to the brand new Engelwood Elementary also designed by Rhodes+Brito and occupied by its students this 2017-2018 school year.

NAI Realvest Negotiates $7.9 Million Purchase of Downtown Office Building for Medical Equipment Company’s New HQ


ORLANDO, Fla. -- NAI Realvest recently completed an acquisition on behalf of the buyer of  the six-story,  36,426 square foot class A office building at 622 E. Washington St. for $7,900,000.00 or $200.00 per square foot.

Jeff Bloom, CCIM, vice president at NAI Realvest negotiated the transaction representing OM Star Properties, LLC, d/b/a Orchid Medical Equipment Company, who plans to occupy 50 percent of the building for its headquarters that will be relocating.  The sale also included 14,000 square feet of parking garage, Bloom said.

John Worrell of Cite Partners represented Thornton Park Central, LLC, seller of the building that was constructed in 2001 as part of the Thornton Park Central mixed-use development one block east of Lake Eola.

NAI Realvest Negotiates $1.2 Million User Sale of Industrial Building at 33rd Street Industrial Park in Orlando



ORLANDO, Fla. NAI Realvest recently negotiated a $1,200,000 sale price for the freestanding industrial building at 4493 6th St. in the 33rd Street Industrial Park off L.B. McLeod Rd. in south Orlando.

Jason G. Toll MiCP, director of industrial services at NAI Realvest, negotiated the transaction on behalf of the local seller Thomas Properties, LLC.

Orlando-based Muto Enterprises purchased the building which was built in 1985 and formerly housed an aerospace company.  Muto will operate its expanding wholesale paint and paint supplies business at the facility with 13,300 useable square feet situated on 0.72 acres.  Michael Cliggitt of Cliggitt Realty represented the buyer.

Lincoln Property Company Completes Multi-Year Office and Flex Leases for Expanding Enterprises at SunTech Commerce Park
