ORLANDO - Central Florida’s housing slump may have bottomed out and housing prices are stabilizing, says one industry expert, though it may be some time before housing values begin to climb again.
Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty in Orlando, said Central Florida’s five-year market decline has left prices down 40-60 percent from the market high and many home sellers have held off placing their homes on the market hoping for a recovery.
“Pricing stabilization has taken a long time, and price increases won’t be realized until sometime in the future,” Soderstrom said. “Home sellers who are holding off waiting for better market conditions may miss out on the greatest buying opportunity if they are looking to purchase a new residence,” he said.
While sellers may realize a lower price than they might hope for, they also have the opportunity to acquire another residence for much less than they could before.
“The market is adjusting and today we are at the point where we have a new pricing normal,” Soderstrom explained.
“Real estate remains a neighborhood business. Some neighborhoods with homes less distressed are performing better than other neighborhoods. Property owners who are selling in today’s market and repurchasing are finding themselves in a win-win situation,” he added.

ORLANDO - Data Transfer Solutions, LLC (DTS), based in Orlando’s Avalon Park, was recently awarded two contracts for work on state highways and Polk Parkway in Polk County.

Fragala said the multiyear IDIQ contract is valued at up to $5 million to the team.
DTS will also develop maintenance of traffic plans and road safety upgrades as a sub-consultant to Kimley Horn and Associates for work being done on the Polk Parkway in Polk County.

A. M. “Trey” Fragala III, AICP, PMP, chief operating officer at Data Transfer Solutions, said the firm will provide mobile asset and LiDAR data collection as part of Marlin Engineering’s Statewide Transportation Statistics contract with the Fla. Department of Transportation (FDOT) central office.
Fragala said the multiyear IDIQ contract is valued at up to $5 million to the team.
DTS will also develop maintenance of traffic plans and road safety upgrades as a sub-consultant to Kimley Horn and Associates for work being done on the Polk Parkway in Polk County.

ORLANDO - Ashton Woods Homes has appointed Pete Small vice president of finance and company controller in Orlando and Tampa.
Michael Roche, vice president of sales and marketing for Ashton Woods Homes in Orlando and Tampa, said Small has more than 17 years of experience in corporate finance in the home building industry.
Prior to joining Ashton Woods Homes, Small served as Director of Accounting for Sonny’s Franchise Company where he was responsible for the 130-unit restaurant chain. In addition, Small served as CFO of Beazer Homes USA, where he was responsible for financial management of 11 divisions along with mortgage and title service operations.
Small has a Bachelors of Science in Business Administration and Accounting from the University of Central Florida. He is a licensed CPA.

ORLANDO – NAI Realvest recently negotiated the $700,000 purchase of a 0.71-acre retail development site for a new Tire Kingdom store on Majorca Place in Orlando. The acquired property was a portion of the Majorca Place PD located on Turkey Lake Road, just north of Sand Lake Road in southwest Orlando.
NAI Realvest principals Kevin O'Connor and Matt Cichocki negotiated the transaction on behalf of the buyer Pavilion Capital, LLC of Charlotte, N.C., a developer for Tire Kingdom who plans to construct a 7,000 square foot store on the site.
Se Belle Smith Dymmek of Kissimmee is the seller.
