Crossman & Company Releases ICSC 2010 Florida Retail Report

ORLANDO, Fla. --- Crossman & Company, one of the largest third-party retail leasing and management firms in the Southeast, presented the bi-annual ICSC Spring Florida Retail Report at the ICSC West Florida Idea Exchange in Tampa recently. Crossman & Company has produced the report on behalf of ICSC for the past 15 years. The report includes contributions from over 45 separate companies throughout the state.

“We have seen a return to stability in the market in the first half of 2010,” said Justin Greider, the primary author of the report. “In nearly every market of the state we have seen the freefall of rents and occupancy leveling off, indicating we may have found the bottom of the market, though significant challenges still remain for owners and retailers alike.”

The report notes that rental rates for the entire state average $14.27 for year-end 2010, down nearly 15 percent from the peak in the first quarter of 2008. Occupancy has leveled off at 89 percent, a decrease of about 6 percent from its peak in 2006.

“The outlook for the next 6-12 months is one of cautious optimism,” Greider said, “People throughout the state are very positive, but the recovery is going to be long and slow, and there is still a lot of over-valued product that has to work its way through the system.”

Crossman & Company to Moderate Panel Discussion on Real Estate Opportunities at Lake Nona

ORLANDO - John Crossman, president of Crossman & Company, the Orlando-based commercial property company that ranks as one of the largest third-party retail leasing and management firms in the Southeast, will moderate a panel discussion on Real Estate Development Opportunities at Lake Nona on Thursday, April 29, at the Eagle Creek Golf Club, 10359 Emerson Lake Blvd. in Orlando.

The program, sponsored by the International Council of Shopping Centers (ICSC), will feature Ray Gilley, president and CEO of the Economic Development Commission of Mid-Florida, Dean Grandin, City of Orlando Planning Director, and Ryan Stahl, president of Equinox Development.

“Over the last decade, the Lake Nona area east of Orlando International Airport has seen significant growth,” Crossman said. “Lake Nona Country Club and several high end residential neighborhoods have anchored the area, and significant new commercial development such as Orlando’s Medical City, the University of Central Florida’s new Medical School, Nemours Children’s Hospital, a new Veterans Hospital and the Sanford Burnham Institute for Medical Research have changed the nature of the region,” Crossman said.

A new S.R. 417 interchange nearing completion at Moss Park Road will substantially improve access to the area, Crossman added.
The program is open to the public.

Earlier in the month Crossman participated in a panel on real estate careers at the University of Central Florida. Crossman emphasized the increased importance of specialization in commercial real estate and ongoing education and training.

“Commercial real estate is a complex industry and specialization is becoming an increasingly prevalent component,” Crossman said.

He advised students to focus early on leasing, development, institutional real estate, accounting, analysis or property management.

“Find out what you like and pursue it with passion,” Crossman told the students.

ORLANDO - John Crossman, president of Crossman & Company in Orlando and Davon Barbour, assistant director of Orlando’s Downtown Development Board and Community Redevelopment Agency, recently made a presentation at the Wharton School of Business at the University of Pennsylvania on how to incorporate retail participants in successful downtown redevelopment strategies. The presentation was part of the University of Shopping Centers, a three-day professional continuing education event held by the International Council of Shopping Centers.

Crossman, whose company ranks as one of the largest third-party retail leasing and management firms in the Southeast, said Orlando makes an exceptional model for successful downtown redevelopment.

“Orlando boasts all the most important elements of a successful redevelopment strategy,” Crossman said.

“You need leaders who have a vision of the future, and Orlando Mayor Buddy Dyer and Orange County Mayor Rich Crotty ably fulfill that role. Leaders need to work cooperatively, they need to do their research and they need to focus on residential development that will attract retail developers,” Crossman said.
