Cloudy Commercial Real Estate Market Starting to Show Silver Lining, More Investors Seeking Deals, Says Real Estate Expert Rachel Wein of WeinPlus

ST. PETERSBURG, Fla. --- Commercial real estate — typically a lagging indicator of economic vitality — is starting to show signs of recovery, says one expert.

Rachel Elias Wein, AIA, founder and principal of WeinPlus Real Estate Advisory Services in St. Petersburg, recently returned from the International Council of Shopping Centers’ annual Re-Con Convention, which drew an estimated 30,000 real estate brokers, developers and retailers to Las Vegas.

Billed as the nation’s annual gathering of commercial real estate dealmakers, Re-Con was just that, Wein said.

“I’ve never seen so many principals and top executives looking for deals,” Wein said.

“Development deals, anchor tenant deals, power broker deals, retailers shopping market demographics, and the bread and butter of retailers, it was very encouraging,” Wein said.

Wein said commercial real estate developers and retailers are showing signs of improved confidence that improved economic conditions are eminent.

“I think the industry is seeing pent up demand from all sides,” Wein said. “The convention was an energetic, exhausting and entirely optimistic experience,” she said.

NAI Realvest Negotiates New Office Leases in South Orlando

ORLANDO, Fla. – NAI Realvest recently negotiated a new office lease for 1,830 square feet in the South Park Business Center, an office/warehouse development located at 8600 Commodity Circle in south Orlando.

Tom R. Kelley II, CCIM, principal at NAI Realvest, negotiated the transaction on behalf of landlord, South Park, LLC of Miami. The tenant, Orlando-based Sunshine Limousine and Sedan Service was represented by Charles Hwang of Global Properties.

Kelley also negotiated a new office lease in Orlando Central Park, 6900 South Orange Blossom Trail, representing the landlord Rene Mestdagh Revocable Trust of Orlando. The new tenant, Roman Realty, LLC leased 380 square feet.

NAI Realvest Negotiates $6 Million Purchase of 5.44 Acre Beachfront Development Site in Daytona Beach by Toronto Investment Firm

DAYTONA BEACH, Fla. --- NAI Realvest recently negotiated the purchase of a 5.44 acre beachfront development site at 801-905 S. Atlantic Avenue in Daytona Beach for $6,000,000.

Chris Butera associate at NAI Realvest in Maitland, negotiated the sale representing the buyer Toronto-based Bayshore Capital. The seller is Regions Bank of Birmingham, Ala.

The site is comprised of four separate lots and three former beachfront motels that AJ Daytona Developers acquired for $26 million in 2004 and combined into a single parcel for development of a luxury hotel before Regions foreclosed in 2009

Located in the core Daytona Beach tourist area, the site ranks as the largest and highest-priced oceanfront parcel to sell in all of Daytona Beach in recent years.

“Bayshore Group has been acquiring strategic development sites in the Daytona Beach area for several months,” Butera said. “They were a perfect match for this site.”

Since last August, Bayshore Group has spent more than $14 million to acquire beachfront sites in Daytona Beach that total more than 12 acres in four separate transactions.

Maitland - NAI Realvest recently negotiated a new long-term retail lease agreement with Habaneros Mexican Restaurant for the 4,665 square foot former Village Inn restaurant facility at 13524 South John Young Parkway in Orlando.

Matt Cichocki and Kevin O’Connor, principals at NAI Realvest negotiated the transaction representing the landlord, Realty Income Corporation based in Escondido, Calif. Jeff Tanner of Coldwell Banker commercial NRT represented the tenant.

Habaneros plans a June opening of the restaurant with an unspecified number of seats, Cichocki said.

NAI Realvest Extends Hudson Restaurant Property Online Auction to June 8

ORLANDO, Fla. --- Paul P. Partyka, managing partner at NAI Realvest in Maitland, is going online to sell a 9,367 square foot restaurant building on a 2.8 acre site in Hudson to the highest bidder on June 8.

Partyka said the facility, located on S.R. 52 in Hudson between U.S. 19 and County Road 1, is well located on a busy thoroughfare, posts daily traffic counts that range between 30,000 and 63,000, surrounded by residential neighborhoods.

“It’s an excellent opportunity for development as a restaurant or for redevelopment with another use,” Partyka said.

Buyers of mid-range commercial facilities don’t often tour Hudson looking for opportunities.

“The online auction format offers us an excellent opportunity,” Partyka said. “We can present to a worldwide audience of potential bidders who are more interested in the facts---demographics, location, facility size, parking---than the general area,” he explained.

Marketplace Advisors, Inc. celebrates 10th Anniversary, Sees Opportunity as development has emerged in select market areas

ORLANDO, Fla. --- Marketplace Advisors, Inc., a real estate consulting company that focuses on retail districts, town centers, sustainable community development, celebrated its 10th anniversary in May, and founder and president David Marks said he is becoming more optimistic about the future of commercial real estate markets in Central Florida.

Marketplace Advisors Negotiates Two New Retail Lease Agreements for 3,540 Square Feet of Space in Lake Buena Vista

ORLANDO, Fla. --- Marketplace Advisors, Inc. recently negotiated two new long-term lease agreements that total 3,540 square feet of retail space at Blue Heron Beach Resort Shopping Center on Blue Heron Beach Drive off S.R. 535 in Lake Buena Vista.

Hal Warren elected Vice-Chairman of Orlando Historic Preservation Board


ORLANDO, Fla. - Hal Warren, a veteran commercial broker in Central Florida and associate partner at Hendricks & Partners in Orlando, was recently elected vice-chairman of the Orlando Historic Preservation Board.


Warren was appointed to the Orlando Historic Preservation Board in December, 2007 by Orlando Mayor Buddy Dyer.


A graduate of Florida State University in Tallahassee, Warren earned his MBA Degree from the University of Central Florida. He has more than 20 years of experience in commercial real estate, including positions as southeast acquisitions director for United Dominion Realty Trust, Inc. and senior director with Cushman & Wakefield's Apartment Brokerage Services.


Last year he joined Hendricks & Partners, the nation's largest private capital network of advisors and systems, as associate partner in the firm's southeast regional division headquartered in downtown Orlando.
