Christopher Cain has a new retirement strategy — Buy a second home or vacation property now

ORLANDO, Fla. — Stirling Sotheby’s International Realty Second Home and Vacation Property Specialist Christopher S. Cain turned his 16-year experience of owning a seaside villa at Kiawah Island, S.C. into two popular self-help books — Maximize Your Resort Property Investment (1984) and Road Map to Your Vacation Property Dream (1998). Now Cain presents a new retirement strategy — investing in resort and vacation homes.

“Don’t just think IRAs, investments and savings,” Cain said. “Add some real estate to your retirement plan. Buy a vacation property at today’s low prices for a lifestyle strategy that will add fun, excitement, status and enjoyment as you wind down your career,” he said.

Cain said resort properties are great for family vacations, and if you rent your property when you’re not vacationing, it will help pay the mortgage.

“When you retire in five, 10 or 15 years, your retirement home is waiting for you,” Cain advised. “Simply stop renting it out and move in full time,” he said.

Cain isn’t alone with his strategy. According to a March 2011 National Association of Realtors survey, Investment and Vacation Home Buyers Survey 2011, 34 percent of vacation homeowners acquired their resort property to use as a principal residence in the future.

“Eighty percent of owners said now is a good time to invest in real estate,” said Cain. “Prices and interest rates are at record lows and that won’t continue forever,” he said.

“Today, high net worth individuals from around the world are bringing their capital into the United States, and are looking for investments that may include commercial, office, developments, luxury residences, vacation/resort properties, golf courses, and other potential opportunities,“ said Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty.

“Mark Arnold and Marcus Faller have an extensive background in working with investors from both the Financial Services and Real Estate perspectives. Soderstrom added, “We expect Arnold and Faller to play a major role in bringing these investors to the Central Florida market.”

Stirling Sotheby’s International Realty Offers New Incentive in Investor Sale of Lake County Home Sites: Prepaid School, Transportation Impacts

ORLANDO, Fla. --- Stirling Sotheby’s International Realty is offering a new incentive on the sale of 84 investor/builder home sites in three desirable Lake County communities: prepaid transportation and school impact fees.

Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty, said in addition to the lots being sharply discounted, pre-paid impact fees are also being offered as an unusual marketing incentive that will appeal to builders and investors.

“Transportation and school impact fees can total as much as $11,513 per home site and that can add dramatically to the cost of a new home,” Soderstrom said.

Altogether, Stirling Sotheby’s is marketing six finished home sites at Addison Place, located off Wolf Branch Rd. at Wolf Ridge Lane in Mount Dora; 58 finished home sites at Grand Island Oaks, located off S.R. 44 at Chain of Lakes Rd. in Grand Island; and 20 finished home sites at Sleepy Hollow, located south of S.R. 44 on Sleepy Hollow Rd. in Leesburg.

“All three established neighborhoods are in excellent locations, and these home sites represent an excellent private investment and even more valuable inventory for an established home builder,” said Troy Fletcher, the Stirling Sotheby’s International Realty agent representing the property.

Showcase Homes of Florida is the seller.

Fletcher said Stirling Sotheby’s International Realty is offering the finished home sites in bulk or by community.

“These home sites were initially offered with pricing that was discounted by 40 percent,” Soderstrom said. “The seller is now discounting the prices even further to make them available for immediate sale,” he said.

“I don’t know of another offering in the Leesburg Chain of Lakes region that promises a better deal for a home builder or an investor,” Fletcher said.

ORLANDO, Fla. --- Stirling Sotheby’s International Realty has been named exclusive sales and marketing agents at Johns Lake Point, centrally located on Avalon Road in Winter Garden.

Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty, said associates Jennifer Gonzalez and Luis Gonzalez of Stirling Sotheby’s Heathrow Gallery are representing the Johns Lake Point developer Misty Ridge Ventures in sales of nine new home residences on the property priced from the $160s to the mid $400s.

Stirling Sotheby's International Realty Associate's Online Kudos Gaining New Clients, New Real Estate Sales

ORLANDO, Fla. --- Don’t tease Linnette Sanzalone about her online cred. Sanzalone, an International Luxury Home Specialist at Stirling Sotheby's International Realty, can count a half dozen new clients that came her way after reading 5-star reviews on the Zillow real estate web site.

Zillow solicits customer reviews of area realtors and real estate companies.

“I first started hearing the buzz about three months ago,” Sanzalone said. “A few of my friends---fellow Realtors---called to tell me they had read about me on the Internet. At first, I didn’t pay much attention,” she said.

“Then clients began reaching out to her asking for help selling their homes---buying homes,” said Roger Soderstrom, founder and owner at Stirling Sotheby's International Realty.

“Homebuyers and sellers are so much more sophisticated today than they were even 10 years ago.” Sanzalone said. “I can’t remember the last client I spoke with who wasn’t researching the Internet to buy or sell a home,” she said.

Soderstrom said, “Zillow.com ranks as one of the nation’s leading real estate portals, with listings of thousands of homes for sale. Zillow also offers online appraisals of individual homes, though such appraisals are only general estimates,” he said.

“Most of our clients visit Zillow and some of our clients use it as an absolute guide,” Sanzalone said.

Sanzalone’s past clients have been generous with their praise for her expert advice and quick response, Soderstrom said.

“So-called word-of-mouth is the best form of advertising you can have in any business, but it’s doubly important in real estate,” Sanzalone said. The Internet and web portals like Zillow have made it so much more productive, and I can say with certainty that clients take ‘customer reviews’ to heart when choosing a Realtor,” she said.

Stirling Sotheby's International Realty Market Report Shows Alaqua Lakes Homes are Holding Their Value, although Sales are Down

LAKE MARY - Alaqua Lakes, the luxury country club community located at Lake Mary Blvd. and Markham Woods Road in Seminole County, appears to be holding home values better than most neighborhoods in central Florida.

Cassandra Levine, luxury homes specialist at Stirling Sotheby’s International Realty and Alaqua Lakes community specialist, said seven luxury homes have sold during the first six months of 2010 at an average sale price of $977,942. In 2009, Alaqua Lakes saw sales at a lower average price of $868,153, Levine said.

The highest sale price for the first half of the year was $1,264,000, but it’s lower than the $1,475,000 highest sale reported in 2009.

Thirty-three luxury homes at Alaqua Lakes were listed for sale during the first six months of 2010, Levine said, compared with 45 in 2009.

Sellers are reducing their asking prices, but only slightly, Levine said.

“In 2009, the average asking price listed was $988,330. Today, the average asking price is $1,070,948,” she said. That could change, but not much.

”The difference between the average asking price and the average sale price is less than 10 percent,” Levine said.

“There’s some room for negotiation, but Alaqua Lakes was well-established before the real estate downturn and asking prices are very realistic here,” Levine added.

President Obama’s Housing Recovery Plan deserves a chance to Succeed---and it might, says leading Realtor Roger Soderstrom

President Obama’s Housing Recovery Plan deserves a chance to Succeed---and it might, says leading Realtor Roger Soderstrom

ORLANDO, Fla. - President Obama’s recently announced housing recovery plan may succeed in stabilizing the U.S. housing market and re-energizing the home building industry, says one of Central Florida’s leading real estate analysts.

Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty, one of the area’s largest real estate companies, said he thinks Americans may be surprised at how quickly the housing market returns.

“We won’t ever see a return to 2005 levels of activity,” Soderstrom cautioned. “That was a once-in-a-lifetime phenomenon and we’re paying for it now,” he said.

But, Soderstrom said, both housing values and new home construction are likely to see upswings as a result of President Obama’s recovery plan. And the whole world is waiting for it.

“Housing is the key to U.S. economic recovery and the U.S. is the lynchpin of the global economy,” Soderstrom said. “We have extensive contacts with international investors and vacation home buyers awaiting the U.S. recovery so they can get back into the market here,” he said.

President Obama announced plans to allocate $75 billion in TARP funds to help lenders modify distressed mortgage loans.

“That’s a good first step,” Soderstrom said. “If it is applied conscientiously it could prove a major shot in the arm for the housing market by encouraging home owners when they need it,” he said.

An additional $200 billion---from funding previously authorized by Congress---will spur Fannie Mae and Freddie Mac to move in the same direction.

“By any measure, $275 billion is a substantial effort,” Soderstrom said.

“Past policies---in the context of all the other financial shortfalls---have been disastrous and the sooner we can refocus on sound business policies that include both public and private sectors, the sooner we will encourage Americans to renew their faith in American real estate as a sound investment for the future,” Soderstrom said.

The key, Soderstrom said, will be to reshape the housing industry as a secure long-term investment.

“We shouldn’t look at housing as an investment commodity to earn short-term profits,” Soderstrom said. “That’s an abuse of the system and it’s the reason we’re in this mess.”

“For more than half a century, American real estate has stood as the most reliable long-term security a family could invest in,” Soderstrom said. “That’s what’s made this country such a financial powerhouse, and that’s what will lead the world economic recovery in the years ahead,” he added.
