Introducing David Toro, Luxury Homes Specialist at Stirling Sotheby’s International Realty

Orlando, Fla. --- David Toro, International Luxury Homes Specialist at Stirling Sotheby’s International Realty, has a different take on the real estate market from many market observers.

“In my role as an International Luxury Homes Specialist at Stirling Sotheby’s International Realty I have met countless celebrities, engineers, lawyers, doctors, business owners, and executives,” Toro said.

“While many educated individuals look down upon today's real estate market, I see a breadth of opportunity,” he said.

“We are emerging from an unprecedented housing market, but positive trends are already beginning to emerge. Buyers are leaving the sidelines and sellers are adjusting to the realities of the market. That’s a win/win situation, because as the supply curve dwindles, and as the demand curve increases, we will begin seeing a steady upbeat of market valuation,” he added.

For Toro, Stirling Sotheby’s International Realty has the best grasp of market conditions and the infrastructure to shape the market.

“Our marketing department constantly innovates new avenues for our listings. We are at the forefront of the industry. Luxury QR CODE marketing is a good example of our industry-leading efforts---we are among the first real estate firms in the U.S. to implement barcodes that can be scanned from your smart phone. The codes direct users to templates on the web that depict the properties features, and in some instances, we redirect our customers to video presentations of our homes,” Toro said.

“The National association of Realtors and Stirling Sotheby’s International Realty have acknowledged that video marketing is one of the most effective avenues of distribution to social media circles, so we have made it an important part of our business to develop media. Our company has an unlimited variety of proprietary marketing avenues that distinguish us from the competition,” he said.

Stirling Sotheby’s International Realty produces results that would be inaccessible elsewhere, Toro asserts.

“I have worked with many high net worth individuals,” Toro said. “In one case, I negotiated a million dollars off the asking price for a luxury property. While this is a career benchmark, benchmarks result when determination, the skills of a professional real estate advisor, and a brokering agency with a powerful infrastructure all come together,” he said.

That infrastructure extends outside the traditional “Realtor” scope, Toro added.

“Most people don’t realize that Stirling has a worldwide auction group that can auction off real estate in any part of the globe. If you have a multi million dollar property that your’re interested in selling, we can, and will sell it at market value or better,” he said.

Stirling Sotheby's International Realty Associate is Qualified Short Sale and Foreclosure Certified by National Assn. of Realtors

ORLANDO - Stirling Sotheby’s International Realty associate Lauren Merrell recently completed a required curriculum and received the SFR, (Short Sales and Foreclosure Resource) certification by the National Association of Realtors (NAR).

Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty, said the technical training curriculum developed by NAR qualifies Merrell – one of his firm’s agents in the Brevard area – as an expert in short sale real estate transactions and foreclosures.

The recent increase in distressed home sales indicates a significant need for short sale and foreclosure expertise, Merrell said.

“In April of 2010 almost 40 percent of sales completed in Brevard County were either short sales or foreclosures,” said Merrell.

Short sales – selling properties with approval of the lender for an amount less than the principal owed on the mortgage – often represents a viable alternative to foreclosure proceedings for both sellers and lenders.

“I am now combining my knowledge of the luxury market and my training as an SFR expert to assist both owners of luxury homes experiencing difficulties and investors or buyers with their purchases of REOs or bank owned homes and short sales,” Merrell said.

Expertise in negotiating the best possible terms for the seller or buyer can offer substantial tax advantages too, she added.

“Stirling Sotheby’s International Realty began developing specialized skills in short sale transactions almost two years ago,” Soderstrom explained, adding, “and it has been very advantageous.”

The LR Team at Stirling Sotheby's International Realty Foresees Bright Future for Windermere/Dr. Phillips area

ORLANDO – The LR Team at Stirling Sotheby’s International Realty’s Windermere/Dr. Phillips office – Dan Natoli, Carolyn Burgiel and Darren Iozia – foresee a bright future for the Windermere/Dr. Phillips area.

“This may be the first luxury market area of homes over $1 million in the Orlando area to recover from the housing market collapse, said Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty.

Three zip codes – 34786, 32819 and 32836 – are seeing the largest increase in sales of million dollar homes, Soderstrom said. That conclusion is based on the statistics provided by the Central Florida Multiple Listing Service (MLS).

Through May of this year, 41 homes priced at more than $1 million have sold in the area, and in 2009, only 21 million dollar plus homes sold, according to the MLS. This is a 100 percent increase in this upper tier market range.

The LR Team at Stirling Sotheby’s International Realty has identified 238 homes in the area currently offered for sale that are priced at $1 million or more.

“That’s less than a 30-month inventory compared to over a 60-month supply in 2009,” Soderstrom added.

Carolyn Burgiel, a partner with the LR Team stated “The MLS data supports that the average sale price of million dollar plus homes in 2010 was $1,758,763, up from $1,693,716 in 2009. However, per-square-foot prices were down in 2010 at $278 per square foot compared to $322 per square foot in 2009.”

Burgiel said Stirling Sotheby’s is entertaining buyer inquiries from Europe, China, the UK, and Ireland as well as U.S. buyers relocating, downsizing and moving up.

We think the Windermere/Dr. Phillips area is positioned for a very strong recovery,” Burgiel said. “We won’t see 2005 prices again, and that’s part of the reason for the interest in the area,” she said.

Carolyn Wilson recognized as an Accredited Home-Staging Specialist and is awarded the AHS Designation

Lake Mary, FL - Carolyn Wilson, a sales executive with Stirling Sotheby’s International Realty and member of Orlando Regional Realtor® Association, was recently awarded the Accredited Home-Staging Specialist (AHS) designation.

Wilson joins a select and growing group of real estate agents who have recognized the importance of providing this value-added service to their clients. In today’s increasingly competitive real estate market, these trained agents set themselves apart by helping homeowners market and showcase their homes for maximum impact to potential buyers.

Wilson earned the AHS designation by completing the prescribed coursework and completing an end-of-course competency-based test. The Accredited Home-Staging Course is designed to provide agents with the tools and knowledge they need to effectively stage a home for a faster sale and higher sales price. In fact, research has shown that properly staged homes sell for 5% more on average than non-staged homes and sell approximately 2-3 weeks faster.

Armed with the AHS designation and an increased awareness of the principles of staging, real estate professionals such as Carolyn Wilson are immediately able to better serve their current and prospective home sellers. This knowledge sets the individuals who have attained the AHS apart from their peers, because it gives them the tools to be able to assess a homeowner’s property and then stage that property to maximize appeal and speed the sales process, often with little or no expenditures or financial investment of their own.

For general information visit http://www.stagingspecialist.com/, and for specific help on how the benefits of staging might help sell your home, contact Carolyn Wilson, your local Accredited Home-Staging Specialist at 407-452-4521.

The 4,340 square foot luxury home, recently listed for sale at $1.98 million, offers four bedrooms, four-and-one-half baths, a three-car garage and gourmet kitchen, along with a huge outdoor entertainment area with a swimming pool, two fountains and two-level terraced deck.

“There are several remarkable properties scheduled for auction and we anticipate the winning bids will represent both substantial bargains and high prices,” Soderstrom said.

“I can’t remember when we have had so many fabulous custom and estate homes for sale in a single auction,” he said.

Stirling Sotheby’s International Realty’s Worldwide Auction Group will accept bids online at http://www.auctionsbystirling.com/ or bidders can register to bid in person via telephone at 407-588-1260, Soderstrom said.

Stirling Sotheby’s International Realty sees big opportunities for “Green” homes, properties

ORLANDO, Fla. - Stirling Sotheby’s International Realty, ranks as one of the most innovative real estate firms in Florida, and is mounting a major campaign to convince home owners to “green up” their homes for resale.

Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty http://www.stirlingsir.com/, said efforts to increase a home’s energy efficiency ranks as one of the most cost-effective improvements an owner can consider.

“The real estate market is changing, and especially among younger buyers, energy efficiency is a critical feature in a home,” said Soderstrom. “Cost savings is an important factor, but there’s also a moral factor---people want to live responsibly, and that means better sustainability and a smaller carbon footprint,” Soderstrom said.

Stirling Sotheby’s International Realty is partnering with several “green” firms to offer home owners advice on how to green up their homes, Soderstrom said.

“Major improvements such as solar panels or even solar hot water heaters make a big difference to many home buyers, especially younger families and European and Asian buyers,” Soderstrom said.

But even minor improvements can make for a faster sale. Energy-efficient appliances, recycling facilities, double-paned windows and solar screens can translate into more dollars at the time of sale.

And Stirling isn’t confining its new “green” advice to existing home owners.
“We are constantly advising new home builders and developers to go green,” Soderstrom said. “With the new U.S. Green Building Council’s (USGBC) architectural protocols and LEED (Leadership in Energy Efficient Design) credentials, there is no shortage of expertise in how to make homes safer, more economical and more sustainable,” Soderstrom said.

Even small measures---using durable materials manufactured efficiently with little waste product---help the environment, Soderstrom said.
