ORLANDO, Fla. --- Downtown Orlando condominium sales showed a sharp rise in 2010 according to a market study conducted by Stirling Sotheby’s International Realty.
Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty, said 313 condominiums sold in the 32801 zip code from January of 2010 through Dec. 31, up from 172 condominiums in 2009.
Condominiums priced under $200,000 showed the sharpest increase, from 131 condominiums in 2009 to 262 in 2010, Soderstrom said.
International Luxury Home Specialist Erin Wanner of Stirling Sotheby’s World Marketing Center in Downtown Orlando compiled the report.
Wanner documented 294 condominiums listed for sale priced under $200,000 in 2009 and 324 in 2010.
Listings for condominiums priced at more than $200,000 declined, Wanner said, from 170 in 2009 to 136 in 2010.
“The number of condominiums listed for sale during the same period showed a smaller increase – a sign that the downtown market is stabilizing,” Wanner said.
“Average sale prices declined about eight percent, however with signs of stabilization in the market and the possibility of gas reaching $4 per gallon, we may see prices increasing as more downtown workers relocate closer to their jobs,” Wanner said.
Condominiums priced under $200,000 sold for about $100 per square foot on average and condominiums priced over $200,000 sold for an average of about $200 per square foot.

Stirling Sotheby’s International Realty Sees Increase in Luxury Home Sales at Lake Forest in North Seminole
ORLANDO - Stirling Sotheby’s International Realty reports that sales of luxury homes in Lake Forest in north Seminole County have been increasing at a steady clip.
Stirling Sotheby’s International Realty Associates Sally Andy and David Warren, who focus on the luxury community located off SR 46, said 17 luxury homes have sold at Lake Forest during the first six months of 2010 at an average sale price of $397,000. (View market stats at http://www.stirlingsir.com/video/uneek/Postcards/Lake%20Forest/Lake%20Forest%20Powerkard.pdf).
Only 10 homes sold at Lake Forest in the same period of 2009.
Since January of this year, 33 homes at Lake Forest have been listed for sale and almost a third of them — nine sales — are currently pending, Andy said.
Warren said the highest sale price for the first half of this year was $683,616 compared to the $1,040,000 highest sale reported at Lake Forest in 2009.
“In 2009 the average Lake Forest asking price listed was $499,145. Today, the average asking price is $480,170, only a small variation,” he said.
The difference between the average asking price and the average sale price is approximately 4 percent, Warren said.
“There’s been a big increase in the number of visitors touring the community and the sales speak for themselves,” said Andy and Warren. “There may be a little room for negotiation, but Lake Forest pricing is pretty stable, and asking prices are pretty realistic,” they added.

Stirling Sotheby’s International Realty Associate Turns Focus to Residential Design Trends
ORLANDO - Florida’s real estate downturn has generated innovative sales strategies that range from steeply discounted asking prices and auctions to landscaping packages that improve the home’s “curb appeal,” but associates at Stirling Sotheby’s International Realty in Orlando are focusing on a practical new approach that is winning praise from sellers and buyers alike: Home Design Trends.
“Home Design Trends is focused squarely on value,” said Roger Soderstrom, owner and founder of Stirling Sotheby’s International Realty.
“Beyond price discounts, beyond curb appeal, what sorts of improvements can a seller undertake that will substantially increase the value of a luxury home? Home Design Trends offers some answers,” he said.
Stirling Sotheby’s teamed up with Canin Associates, the award-winning Orlando-based architectural and planning firm, to offer professional design services for today’s consumers. The partnership produces the Home Design Trends, in a twice monthly newsletter that Stirling Sotheby’s International Realty sends to all of its customers.
Canin Associates Principal Tony Weremeichik said Home Design Trends takes an innovative approach to interior, exterior and pool/patio improvements.
“We aren’t fashionistas,” Weremeichik explained. “We’re looking for practical solutions that today’s consumer centric lifestyle and will substantially increase the core value of a home, improve the lifestyle of the home owner, and offer significant returns when the home is sold,” he said.
Soderstrom said the Home Design Trends newsletter has been very popular with Stirling
Sotheby’s clients who are sharing it with their families and friends.
“Most home owners understand the market has evolved. Buyers today can spot superficial design elements and they aren’t as interested in glitz and glamour as they are in value, lifestyle and function,” Soderstrom explained.
“Most luxury home buyers today are looking for classic, long-term value that will hold up over the next 10 years,” Soderstrom said. “Five years ago the hot buttons were visually powerful.
Today it’s more subtle, and buyers are more discriminating. That’s why Home Design Trends is so important,” he said.

Stirling Sotheby's International Realty is Leading Revival of Luxury Home Sales at Bella Collina in Monteverde
ORLANDO – Bella Collina, the exclusive ultra-luxury community that started development overlooking Lake Apopka in Monteverde just before the housing market collapsed, is experiencing a revival.
Part of the reason is bargain pricing—golf course home sites that were priced from $490,000 to $935,000 at the height of the real estate boom are now selling for under $50,000.
Just two months ago, the LR team at Stirling Sotheby’s International Realty announced an international marketing campaign to spur sales in the luxury neighborhood.
Roger Soderstrom, founder and owner at Stirling Sotheby’s International Realty in Orlando, said through May of this year two luxury homes have sold at Bella Collina and six luxury home sales are currently pending. Twelve luxury homes are currently listed for sale at Bella Collina with the average list price of $3.3 million.
“Home sites at Bella Collina are a bargain right now,” said Dan Natoli, a partner with the LR Team. “Golfside home sites on the market right now are priced from $2,900 to $80,000 and they were originally priced from $490,000 to $935,000,” he said.
Luxury homes for sale at Bella Collina today range in price from $900,000 to $7.9 million.
However, Natoli foresees new homes priced in the $400-500,000 range in some neighborhoods in the coming year. Those prices will be driven by very affordable lot pries and new consumer buying trends.
Stirling Sotheby’s LR Team—Natoli, Carolyn Burgiel, and Darren Iozia of the firm’s Windermere/Dr. Phillips office—said that buyer interest is growing everyday.
“Buyer interest at Bella Collina has been extremely strong in 2010, the strongest we have seen in three years,” Burgiel said.
“We’re talking with traveling professionals, couples downsizing, pre-retireds and professionals from the Orlando area looking for a high-quality lifestyle and attractive pricing,” Burgiel added. * * *
