PROVIDENCE, Fla. --- ABD Development Company, which is developing Providence Golf and Country Club, a community in the Loughman-Davenport area of Polk County, reported it sold three luxury homes in Heritage Green at Providence in less than a week recently.
David Kohn, president of ABD Development Company, said the average sale price of the homes was $550,000 each.
The luxury home sales spurred a mini-construction boom in the Heritage Green neighborhood: Kohn said ABD will start construction of two executive homes on the golf course at Heritage Green at Providence before April 1.
Both new homes will offer four bedrooms and four baths in 2,500 square feet of living space with two-car garages.
The new homes will be priced from $350,000. Kohn said.

ABD Development Company Foresees Big Boost for Move-Up Home Buyers in $6,500 Federal Tax Credit
ORLANDO, Fla. --- The recently-enacted $6,500 U.S. federal tax credit for new home buyers includes a provision that particularly interests ABD Development Company in Orlando: though smaller than the incentive for first-time home buyers that ends Nov. 30, the new $6,500 tax credit is available to all home owners, even those who already own a home.
“The new tax credit incentive targets move-up buyers---young families who have outgrown their starter home or older adults whose children are grown and who want to down-size their lifestyle,” explained David Kohn, president of ABD Development Company.
ABD Development, which ranks as one of Central Florida’s largest custom home builders, is also the developer of Providence Golf & Country Club in Polk County.
ABD builds award-winning single-family homes priced from the $300s at Heritage Green at Providence that offer an excellent choice for move-up home buyers. Spacious, energy-efficient and designed for active family lifestyles, Heritage Green at Providence is the perfect move-up neighborhood, Kohn said.
ABD also builds distinctive luxury town homes priced from the $300s at Lakeside Villas at Providence.
“For active adults who want to spend more of their time enjoying their lifestyle, Lakeside Villas at Providence provides a unique environment,” Kohn said.
ABD also builds distinctive new three, four, five and six-bedroom family homes priced from the mid $300s at Windsor Landing at Wyndham Lakes Estates in south Orlando.
“Substantially reduced pricing, record low interest rates and now a $6,500 tax credit means the door is open for move-up home buyers to take advantage of what will likely be remembered as the best opportunity of our lifetimes,” Kohn said.

ABD Development Company Introduces Executive Pricing at Heritage Green at Providence Golf & Country Club
ORLANDO, Fla. - ABD Development Company, which is developing the master-planned 2,200 acre Providence Golf & Country Club Community off U.S. 17-92 in the Loughman-Davenport area of Polk County, is introducing executive pricing at Heritage Green at Providence.
David Kohn, president of ABD Development Company, which ranks as one of the region’s largest and most active custom home builders, said the new series of home designs will range from 2,480 square feet of living space to 3,510 square feet, with pricing in the mid-$350s.
“The trend today is toward smaller, more efficient luxury homes,” Kohn said. “The goal is greater sustainability, with energy-saving features and more affordable pricing,” Kohn said.
Kohn said the “smaller, smarter” trend apparent in the affordable housing market is growing more evident in the luxury homes market.
“The U.S. economy has changed, and the effects of this change should last for a decade or more,” Kohn said. “Across all markets, the emphasis is on smaller, smarter homes that are more efficient to own and maintain and more sustainable,” Kohn said. “We see this as a positive sea change in consumer preferences, and we want to build new luxury homes that will lead this trend,” Kohn added.

ORLANDO, Fla. - ABD Development plans to introduce new affordably-priced luxury homes at Heritage Green at Providence Golf & Country Club community south of Orlando on U.S. 17-92 in the Loughman-Davenport area of Polk County.

The new affordably-priced luxury homes include:
•The multiple award-winning Courtyard luxury home, with 2,680 square feet of living space in four bedrooms, three-and-a-half baths with its own private courtyard and two-car garage;
•The Manchester, with 3,510 square feet in five bedrooms, four baths and a bonus room, including a two-car garage;
•The Wyndham V, with four bedrooms and three baths in 2,480 square feet, plus a two-car garage, which is now being offered by ABD in a one-story version;
•The Portofino, a new one-story design available at Heritage Green at Providence, with four bedrooms, three baths and 2,870 square feet of living space, and a two-car garage.
