Hendricks-Berkadia brings buyer, seller to table in $32.4 million acquisition of Tapestry Park Apartments in Birmingham
BIRMINGHAM, Ala. --- Hendricks-Berkadia, one of the nation’s largest and most active multifamily investment banking and research companies, represented both buyer and seller recently in the $32.4 million acquisition of Tapestry Park Apartments, an upscale 196-unit apartment community located in Birmingham.
Senior associate Royce Emerson of Hendricks-Berkadia in Birmingham along with senior vice president David Oakley, negotiated the transaction representing both the seller, Birmingham-based Glenmont Arlington Montclair LLC, a Delaware limited liability company, and the buyer, SIR Tapestry Park LLC, a California-based Delaware limited liability firm whose parent company is Steadfast Companies which owns and operates over 14,000 units across the U.S.
Built in 2012 with high-end finishes throughout all of its one, two and three-bedroom units, Tapestry Park’s location and design make it one of the most desirable rental apartment communities in the Birmingham area, Emerson said.
The property was 96 percent leased at the time of closing, with average rents that rank within the top five percent for the area.
Emerson said Hendricks-Berkadia has closed 12 deals in six states valued at more than $265 Million within the past 24 months for Steadfast Companies.
ICI Homes Names Two New Associates for North Florida Divisions
JACKSONVILLE, Fla. – ICI Homes, a Daytona Beach-based luxury homebuilder and community developer that also has operations in the Jacksonville, Orlando and Tampa areas, has named two new associates in the Jacksonville area.
Don Wilford, North Florida division president for ICI Homes, said Vicki McGahee Maxwell was appointed model host/ sales ambassador at its Amelia National Golf & Country Club community. Maxwell graduated from the University of West Georgia with a Bachelor of Science degree in Health and Physical Education; and she taught school for 33 years.
In addition, Wilford said Elisabeth C. Killeen was named model host/sales ambassador at both Plantation Grove and St. Johns Forest communities. Killeen earned her degree in Business Practicum from Queensland Business School; and has 27 years of experience in the industries of hospitality, sales, marketing, advertising and digital communications.
“We are pleased to have these energetic professionals with their diverse experience and backgrounds assisting new homebuyers at our ICI models,” said Wilford.
ICI Homes, Plantation Bay Golf & Country Club to host Realtor Appreciation Day, Golf Tournament Sept. 20
ORMOND BEACH, Fla. --- ICI Homes and Plantation Bay Golf & Country Club in Ormond Beach will host Realtor Appreciation Day on Friday, Sept. 20, starting with registration at 10:30 a.m.
Rosemary Messina, vice president of sales and marketing at ICI Homes, said a complimentary golf scramble is set for shotgun start at 11:30 a.m.

Cuhaci & Peterson Architects completes design on Ada’s Natural Food Store in Fort Myers
ORLANDO, Fla. --- Cuhaci & Peterson Architects Engineers Planners based in Orlando’s Baldwin Park, recently completed design of remodeling work on an Ada’s Natural Food store in Fort Myers.
The construction is now underway and the 16,000 square foot store will be completed before the end of the year according to Lonnie Peterson, chairman at Cuhaci & Peterson Architects.
Cuhaci & Peterson Architects Completes design of “Lime Fresh” restaurant in Lake Mary, construction underway
ORLANDO, Fla. --- Cuhaci & Peterson Architects Engineers Planners, based in Baldwin Park, recently completed the design for a “Lime Fresh” Mexican Grill, a new concept from the Ruby Tuesday chain of restaurants.
The new Lime Fresh will be located at Colonial Town Center on SR 46A in Lake Mary off I-4. It will have 2,900 square feet of space and seat approximately 80 inside and 25 on the outside patio, according to Lonnie Peterson, chairman of Cuhaci & Peterson.
Cuhaci & Peterson Architects Completes Design of the Remodel Work on Publix at the Marketplace at Dr. Phillips
ORLANDO, Fla. --- Cuhaci & Peterson Architects Engineers Planners, based in Orlando’s Baldwin Park, recently completed design work on the Publix supermarket at Marketplace at Dr. Phillips off Sandlake Road in southwest Orlando.
Lonnie Peterson, chairman at Cuhaci & Peterson Architects, said the facility is 45,000 square feet and work is underway.

NAI Realvest Negotiates Office Leases totaling 3,404 Square Feet in Maitland and Altamonte Springs
MAITLAND, Fla. --- NAI Realvest recently negotiated two lease agreements for office space in Maitland and Altamonte Springs that totals 3,404 square feet.
Tom R. Kelley II, CCIM, a principal at NAI Realvest and senior broker associate Mary Frances West, CCIM, represented landlord Alliance Lucien Way, Inc. of Warrington Pa. in an expansion lease to Maitland Financial Group LLC, a tenant in 885 square feet at 2200 Lucien Way. Maitland Financial expanded and added an additional 875 square feet, and now occupies 1,760 square feet.

NAI Realvest Negotiates Four Leases at South Park Business Center totaling 7,151 Square feet
ORLANDO, Fla. – NAI Realvest recently negotiated three new leases and one renewal lease totaling 7,151 square feet South Park Business Center, a flex, office and warehouse center at 8600 Commodity Circle in Orlando.
Tom R. Kelley II, CCIM, principal at NAI Realvest, brokered all four transactions on behalf of Miami-based South Park, LLC, the landlord of the 58,000 square foot business center built in 2008.
The new tenants include Commercial Fitness Products of Sunrise, Fla. which leased Unit 108 with 1,830 square feet; Xprex, LLC, a national shipping company which leased Unit 125 with 1,830 square feet and Florida Mobility Rentals LLC with a new lease of 1,661 square feet in Unit 101.
At the same time Sunshine Limousine and Sedan Service renewed its lease of Unit 123 with 1,830 square feet at South Park Business Center.
NAI Realvest negotiates three leases at Monroe CommerCenter Totaling 35,296 square feet of Industrial Space
ORLANDO, Fla. --- NAI Realvest recently negotiated three lease agreements totaling 35,296 square feet of industrial space – one at Monroe CommerCenter North and two at Monroe CommerCenter South in Sanford.
Michael Heidrich, a principal at NAI Realvest, represented landlord Maitland-based COP-Monroe North LLC in a new lease with Marine Fasteners, Inc. for Suite 1066 with 29,056 square feet at 4150 Church St. in Monroe CommerCenter North. Bill Miller of Re/Max Central represented the tenant.
Heidrich represented COP-Monroe LLC for a new lease of 4,240 square feet at Suite 1029 in Monroe CommerCenter South, 4265 Church St. The new tenant is Gulf Industries Materials Sales LLC of Covington, La. represented in the negotiations by Trip Rabey of Metro Management Realty.
Heidrich represented the same landlord in renewal agreement with Southern Custom Creations, the tenant at 668 Progress Way in Monroe CommerCenter South. There was no additional broker for this renewal lease.
NAI Realvest Negotiates New Lease Agreement for New Dwelling Place Church Relocation on U.S. 192 in Kissimmee
ORLANDO, Fla. – NAI Realvest recently negotiated a new lease agreement for 5,600 square feet of retail space at 4730 W. Irlo Bronson Memorial Hwy. (US 192) in Kissimmee.
NAI Realvest associate Juan Jimenez and managing partner Paul P. Partyka, negotiated the transaction representing the tenant, The Dwelling Place Church, Inc.
The landlord, SpecialTee Golf of Florida Inc. based in Altamonte Springs was represented in the transaction by David Hammett of CRE Advisors.
“The Dwelling Place Church outgrew its former facility and the current location was located to fit their expanded congregation,” Jimenez said.
