NAI Realvest Negotiates $950,000 Sale Price of Former PNC Bank Branch in East Orlando

ORLANDO, Fla. – NAI Realvest recently negotiated the $950,000 sale price for the 5,000 square foot former PNC Bank branch facility at 3019 Lamberton Blvd. off  Curry Ford and Dean Roads in East Orlando.

Mez Birdie, CCIM, director of retail and investment services at the firm and Chris Butera, investment associate negotiated the transaction on behalf of the seller Pittsburg-based PNC Bank. 

Curry Investments, LLC of Coral Gables is the buyer and was represented by Fraga Management, Inc.

Berkadia Negotiates $96.3 million price in sale of 834 units in Tampa Portfolio of Apartment Properties

Tampa / Orlando, Fla. --- Berkadia, one of the nation’s largest and most active multifamily investment banking and research companies, recently negotiated a $96.3 million sale price for the Tampa Portfolio, comprising two apartment properties that total 834 units in Tampa and Brandon.

Jason Stanton, Senior Vice President for Berkadia in Tampa, participated in the transaction along with Partner Cole Whitaker and Senior Vice President Hal Warren in Orlando. Berkadia represented seller Covenant Capital Group of Nashville, Tennessee in both transactions.

Viera at Westchase apartments, with 390 units built in 1999, is located near the affluent Town N’ Country area in Tampa. Berkadia negotiated a $52.75 million sale price for the property. The buyer was Viera at Westchase, LLC.

Hamilton Bay apartments, located on the thriving east side of Tampa Bay in Brandon, was built in 1989-1990 with 444 units. Berkadia negotiated a sale price of $43.6 million for Hamilton Bay. Blue Rock Partners, LLC was the buyer.

The portfolio sale price averaged $115,527 per unit.

Whitaker said both communities saw capital improvements over the last four years that total more than $6.9 million and average $8,273 per unit.

“Capital enhancements focused on curb appeal, marketing, and resident experience,” Stanton explained.

Hold-Thyssen Completes $9.2 Million Sale of Office Building in Affluent Marina area of Ft. Lauderdale

Ft Lauderdale, / Winter Park Fla. --- Hold-Thyssen, Inc., a commercial real estate services firm based in Winter Park, recently completed the $9,200,000.00 sale of a 36,040 square foot office building on the affluent 17th Street marina area of Ft. Lauderdale.

Robert P. Hold, principal at Hold-Thyssen and an owner of the office building, brokered the transaction representing the seller, 1600 17th St. Causeway LLC.   The building was previously purchased by Hold and partners in 2005 for $7,300,000.00 and they targeted tenants in the maritime and related industries.

The property which was purchased by Sixteen Hundred Seventeenth, LLC was 100 percent leased at the time of the sale.  Tenants include HSBC Bank and a number of maritime industry companies.

Hold-Thyssen provides commercial property and leasing and management services to institutional and private investor clients nationwide.  The 40-year old firm’s current portfolio includes more that 100 commercial properties throughout the United States.

ROYAL OAK HOMES SELLING AT HERITAGE RUN IN KISSIMMEE-ST. CLOUD

St. Cloud, Fla.  --- Royal Oak Homes, based in Orlando’s Baldwin Park, has started selling new three and four bedroom townhomes at Heritage Run, a gated community located on Boggy Creek Rd. spanning Kissimmee and St. Cloud.
