Overseas Bidders Play Big Role in Central Florida Real Estate Auctions
Overseas Bidders Play Big Role in Central Florida Real Estate Auctions
ORLANDO, Fla. - Overseas bidders---including residents of Dubai, Sweden, the U.K. and Puerto Rico---played a big role in two recent Central Florida real estate auctions.
Worldwide Auction Realty Services auctioned off all 27 luxury condominiums at Artisan Park in Celebration for more than $6 million.
The week before, Worldwide Auction Realty Services auctioned off all 10 available homes at JB Ranch, an active adult community in Ocala.
More than 200 bidders were present at the Artisan Park auction alone. Nearly 25 bidders from other countries and the U.S. participated via the Internet and long-distance telephone. The first online sale of the day went to a buyer from Sweden.
Substantially devalued real estate assets in the U.S. are attracting buyers worldwide, said Lori Chipps, auctioneer with Worldwide Auction Realty Services.
“For affluent residents of other countries, American real estate represents one of the strongest investments available worldwide,” Chipps said. “For American buyers, Florida’s historic position as the nation’s vacation and retirement mecca are a huge draw,” she said.
“Foreign exchange rates are favorable, interest rates are still low and for many people, Florida real estate is a premium buy,” Chipps explained.
Both the Artisan Park Condominiums and JB Ranch were represented by Stirling Sotheby’s International Realty in Orlando.

Several New Beach Street Courtyard Condominiums in Downtown Daytona Beach Now Available for Lease
Several New Beach Street Courtyard Condominiums in Downtown Daytona Beach Now Available for Lease
DAYTONA BEACH – If you toured the Beach Street Courtyard condominiums earlier this year and fell in love with the luxurious two-story loft homes but came down with a slight case of sticker shock, you now can take one of the upscale homes for a test drive before committing to buy.
Three of the 12 units atop more than 8,000 square feet of retail space at 128 S. Beach St. now are available as rentals, according to Aswin Suri, owner of EXIT Realty of Daytona. Suri is marketing the upscale mixed-use development for Richard Friedman’s Chadwick Real Estate Group.
The one- and two-bedroom lofts – which include garages, elevators, terraces and river views – range in size from 1,304 to 2,135 square feet of living space, Suri said. Rental prices range from $960 to $1,620 per month.
The Beach Street Courtyard project – which has been heralded by some city officials as the “new urbanism” in an aging downtown area – pairs the loft town homes with first-floor commercial space that will include a 5,000-square-foot restaurant with features such as al fresco dining in a cobblestone courtyard. Commercial space is available for lease as well.
Beach Street Courtyard condominiums, situated across the street from a city park, stand out from other developments for their location, amenities, as well as a multitude of pricy upgrades: granite countertops, energy-efficient stainless steel Viking appliances, polished hardwood floors, custom cabinets and doors, travertine tile, cathedral ceilings, premium hardware, Berber carpeting, ceiling fans, interior sprinkler systems and high-grade category 5 data/video/audio and telephone lines.
All of the units at Beach Street Courtyard remain for sale with prices ranging from $399,000 to $599,000. The leased units should be particularly attractive to investors who are interested in purchasing a luxury loft as income-producing property, Suri said.
For details on how you can make 128 S. Beach St. your new home address, contact Aswin Suri or Natali Levine, EXIT Realty at 386-257-3948.

Data Transfer Solutions Executive Teaches Course in Infrastructure Asset Management for Texas Government Officials
ORLANDO, Fla. - Jason Amadori, GISP, chief executive officer of Earth Eye, LLC (a subsidiary of Data Transfer Solutions, LLC) taught an eight hour URISA-certified course in Asset Management for the North Central Texas Council of Governments (NCTCOG) in Arlington, Tex.
Downtown Avalon Park-based Earth Eye takes mapping and remote sensing to the next level by developing next-generation automation and processing workflows designed with the end-user in mind.
“Our goal is to empower the user with geospatial processing tools that are designed to deliver information quickly to the end user and to promote advanced analysis of data,” Amadori said.
Earth Eye provides services to private companies, utility companies, local governments and regional and state agencies throughout the U.S.
Amadori said the URISA-certified course was offered by the NCTCOG as part of its continuing education program for GIS professionals and others working in the geospatial industry.
“The class teaches municipal representatives how to proactively manage public infrastructure assets,” Amadori explained.
The class, suitable for beginners to experts, is a service both Earth Eye and its parent company Data Transfer Solutions, LLC provides nationwide.
“We’ve taught the Asset Management course all over the U.S., to small local government agencies to large cities and counties. Every one of these agencies brings a specific user experience to the class and that makes it more informative for everyone who participates.” Amadori said.
URISA---the Urban and Regional Information Systems Association---is a non-profit professional and educational association that promotes the effective and ethical use of spatial information and information technologies for the understanding and management of urban and regional systems.

AVALON PARK, Fla. - Lead GIS software architect Brian Noyle at Data Transfer Solutions, LLC, which provides professional asset management, Geographic Information Systems (GIS) software engineering and web development services to local and state government agencies from offices in eight U.S. cities, is playing a leading role in a worldwide effort to reshape GIS technology into a more practical, user-friendly and powerful tool for consumers.
“As web mapping technologies become more ubiquitous through the efforts of vendors like Google and Microsoft,” Noyle said, “it becomes incumbent upon the software development community to satisfy the increasing expectations of users regarding how easily and how fast they get information. Our goal is to produce software systems that are as ubiquitous and easy to use as Google, Twitter, and the iPhone,” he said.
“Put simply, traditional GIS technology has long enabled the user to locate anything with a spatial context on a map, and perform analyses related to the data” Noyle explained. “At first, GIS provided benefits to government agencies, land managers, infrastructure providers and technology specialists who need to know where assets and their customers are located, where impacts to the landscape are occurring, or other specific scientific questions,” Noyle explained.
“Initially, GIS applications were developed from the engineer’s perspective, and it took a fair amount of expertise to utilize the technology.”
Now, Noyle is a leader in a worldwide movement to make GIS mapping technology accessible to a wider audience, including anyone with a cell phone. The potential, Noyle said, is enormous.
When power lines go down during a hurricane, repair crews need to know what has been impacted and how to get there quickly. Both police officers and pizza delivery vans need to know their way around unfamiliar neighborhoods without having to learn GIS technology, Noyle said.
“In the developing world, this new approach to distributed mapping technology can better the lives of millions of people in just a few years,” Noyle explained. “Right now, the Bill and Melinda Gates Foundation is funding a program in Africa that links small plot farmers using cell phones to a data base that collects information on irrigation, fertilizing, planting and harvesting decisions.
The end result will be better productivity and more food for hungry populations. But the key benefit is to achieve these ends at affordable costs, without a huge government bureaucracy, while providing information to users in a paradigm that they already understand” Noyle said.
Data Transfer Solutions engineers have developed a mapping application that tracks the spread of influenza virus. “It’s global in scope, fully internationalized, and highly specialized---it does one thing very, very fast,” Noyle said. “Rather than providing generalized GIS toolsets to our users, we simply ingest data and show disease incidence on map for the individuals around the world who need this information.”
Noyle and Dave Bouwman, chief technology officer at Data Transfer Solutions, lead the DTSAgile division, which focuses on developing cutting-edge geospatial solutions concentrated on usability and performance. (http://dtsagile.com/staff/Dave) and (http://dtsagile.com/staff/Brian).
Noyle and Bouwman made big waves recently when they presented papers during the ESRI 2009 Developer Summit in Palm Springs, Calif. ESRI, Inc., ranks as the world’s foremost developer of GIS software, and conference participants included most of the major corporate and government GIS users. “Our whole focus was on how to bring GIS mapping into the 21st century and make it accessible to everyone,” Noyle said.
They were a smash hit.
Almost immediately, ARCUser Magazine---a leading U.S. industry journal on GIS mapping technology---commissioned an article outlining Noyle and Bouwman’s design and development philosophies and two additional articles ran in the same issue addressing the summit presentations. Directions Magazine, a leading professional journal in the GIS field, then commissioned a series of articles to expand on Noyle and Bouwman’s usability ideas.
A.M. “Trey” Fragala III, ACP, chief operating officer at Data Transfer Solutions, headquartered at Orlando’s Avalon Park, said Noyle and Bouwman are rising quickly to the top ranks of GIS technologists.
“Dave Bouwman and Brian Noyle are creating a major impact on GIS mapping technology with their developments,” Fragala explained. “The technology revolution under way in the field of GIS mapping will have profound effects on the ability of public agencies to manage public assets efficiently and effectively, and on end users---average citizens---to create new ways to address age-old problems,” Fragala said.
“The solutions we are developing are playing a major role in an important technological evolution,” Fragala said.

Personal Financial Advice that’s Critical: Take Charge of Your Own Funds, Learn How to Analyze Investments, says Glen Mather
Personal Financial Advice that’s Critical: Take Charge of Your Own Funds, Learn How to Analyze Investments, says Glen Mather, head of Entrust Administrative Services
ORLANDO, Fla. - Whether you’re 35 or 60, three things are certain in today’s economic climate: things aren’t the way they once were, you can’t trust anyone to manage your savings, and you must learn how to think for yourself.
Those are strong words, and they come from someone who should know: Glen Mather, president of Entrust Administrative Services, LLC, which administers more than 2,000 self-directed retirement accounts valued at more than $200 million.
“The handwriting’s on the wall and it’s a topic on just about every evening news program,” said Mather, whose company won’t offer investment advice, even when asked. “From financial meltdowns to financial scandals to economic downturns, it’s clear that people who want to save for their future, and especially for their retirement, must take charge of their own destiny,” Mather said.
That’s not easy in a world where Wall Street speculators and high-powered fund managers have upended markets, invented bubbles and shaken some of the bluest blue-chip corporations like rag dolls, Mather sympathized.
Mather doesn’t mean to point fingers. “That’s a job for the courts and the regulatory agencies,” Mather said. “Our goal is to educate, motivate and facilitate individuals who are making their own best decisions,” he said.
“Over the past few years we have seen an incredible amount of capital erosion,” Mather explained. “What we used to think of as safe bets have proved no more predictable than a Vegas roulette wheel. Real estate has shed 40 percent of its value, impacting good neighborhoods and benchmark commercial properties as much as the rest. Blue chip corporations, the bastions of the American economy, are filing for bankruptcy protection and standing in line for government bailouts. Some of the most trusted names in financial services are victims to greed and manipulation, threatening the financial security of our nation,” Mather said.
The only antidote is for each of us to mend our ways.
“It is imperative that we take control of our own financial future,” Mather warned. “If we simply hand our savings over to financial managers, don’t get involved, and wait for the returns to roll in, we may end up broke and hungry and---like 50 percent of people over the age of 65 today---working part or full-time through our retirement,” he said.
The antidote is education---lots of it.
“We have to learn the fundamentals of the financial markets. We have to learn how to analyze the news, read between the lines, and understand the difference between market indicators and marketing propaganda,” he said.
