NAI Realvest Forms Central Florida Commercial Property Investment Services Group

MAITLAND - NAI Realvest, which ranks as one of Central Florida’s largest commercial property companies, has formed a Commercial Property Investment Services Group to serve investors and property owners throughout the Central Florida region.

George Livingston, chairman of NAI Realvest, said the NAI Realvest Investment Services Group will cover all property types from retail and office to hospitality, industrial and multi-family apartments.

Livingston and NAI Realvest principal Christie Alexander specialize in industrial properties, Livingston said.

Mez R. Birdie, CCIM, CPM, SCSM, director of retail and investment services at NAI Realvest, will head the Investment Services Group’s retail division, Livingston said.

Thomas E. Hankins, CCIM, SIOR, will head the Investment Services Group’s office division.
Paul Vera, AIA, a development and investment analyst at NAI Realvest, will head the Investment Services Group’s apartment division.

Livingston explained that the market for commercial investment properties is growing as a result of the real estate downturn.

“Property values have declined and some property owners have already put distressed commercial properties on the market,” Livingston said. “Those dynamics are bringing investors back into the market in bigger numbers,” he said.

Scheduled Auction of the Plaza's entire 10th Floor Cancelled by Legal Counsel in Bankruptcy Proceedings

ORLANDO, Fla., Nov. 18, 2009.... Worldwide Auction Realty Services’ auction of the entire 61,545 square foot 10th Floor of the Plaza on Orange Ave. and Church St. in downtown Orlando scheduled for 5 p.m. Thursday, Nov. 19 has been cancelled.

In a prepared statement, Jon Chipps, managing director for Worldwide Auction Realty Services said his firm was informed by the legal counsel for Plaza LLC, Elizabeth Green, that the United States Bankruptcy Court, Middle District of Florida granted a continuance to parties involved in the Plaza LLC bankruptcy. Green confirmed that the Plaza creditors did not approve the debtor’s reorganization plan and as such, a new hearing date was scheduled for Jan. 18, 2010.

Chipps said Green’s announcement was unforeseen and that the auction had been approved by Plaza LLC managing member, Cameron Kuhn.

Chipps added that the Worldwide Auction Realty Services team had made a considerable investment in facilitating the auction and that he was very disappointed that the parties were unable to reach an agreement.

Chipps also expressed his apologies to any potential auction buyers that had invested their time in preparing to purchase at the auction.

Bankruptcy Auction of 61,545 Square Feet of Office Condominium Suites in The Plaza in Downtown Orlando to be held Nov. 19

ORLANDO, Fla. – Worldwide Auction Realty Services will conduct an absolute auction of 12 office condominium suites that total 61,545 saleable square feet of space on the 10th floor of The Plaza towers on Church St. and Orange Ave. in downtown Orlando on Thursday, Nov. 19 starting at 5 p.m.

Lori Chipps, auctioneer for Worldwide Auction Realty Services, said the auction is already attracting worldwide interest from investors as well as office-users.

Office condominiums to be auctioned range in size from 2,585 square feet to 7,285 square feet including four private balconies, Chipps said, and feature floor-to-ceiling window views of the downtown Orlando skyline.

“The space to be auctioned spans both the north and south towers including the connecting area between the two towers,” Chipps said.

The bankruptcy auction will accept bids on individual office suites, multiple suites or bulk purchase of all 12 suites, she said.

“The 10th floor of The Plaza is the single largest floor plate in the downtown Orlando district,” said Roger Soderstrom, owner and founder of Stirling Sotheby’s International Realty, the firm representing the property.

“The space to be auctioned has never been offered for sale before as individual office suites, so we anticipate substantial interest from investors, end-users as well as industry observers,” said Soderstrom.

Stirling Sotheby’s International Realty Auction Services conducted an auction of 55,000 square feet of office condominium space in the Plaza towers in May of 2008 that brought an average sale price of $162 per saleable square foot.

The Plaza’s two towers total 394,000 square feet of office space, 105,000 square feet of retail/restaurant space, the 12-screen Plaza Cinema and café on the ground floor and 306 residential condominiums in the Solair tower.

Chipps said the auction will be conducted live on site and the bids will be accepted by telephone and on the Internet. For more information about the auction or to register to bid live or online, telephone 800-327-1048 or visit www.WWAuctionServices.com.

Auction of Luxury Condominiums, Townhomes at Venetian Bay in New Smyrna Beach Shaping up to be a Blockbuster

ORLANDO, Fla. - An auction of 29 luxury condominiums and 13 townhomes at Venetian Bay in New Smyrna Beach on Oct. 24 could be one of the biggest auction events in Central Florida this year.

Lori Chipps, auctioneer for the scheduled event at 10 a.m. Oct. 24, said more than 250 groups and individuals have toured the property in recent weeks and more than 600 potential bidders have taken virtual tours of the luxury condominium property online.

“We have seen substantial interest from potential bidders locally as well as outside of Florida, including the U.K.,” said Chipps of Worldwide Auction Realty Services.

Chipps said interest in the condominiums has produced another surprise---several buyers have selected units they like and have written offers to buy units before the bidding starts.

“The developer has already accepted several offers,” said Roger Soderstrom owner and founder of Stirling Sotheby's International Realty, the company representing the property.

Soderstrom emphasized Venetian Bay’s location---off S.R. 44 in New Smyrna Beach---is a major draw for bidders from Orange, Seminole and Volusia counties.

Luxury amenities, including shops and restaurants at the Town Center, the Beach and Swim Club, a championship golf course, miles of nature trails with parks and playgrounds---have lured potential bidders from the Midwest and northeast, Chipps said.

Tuscany Square Condominiums at Venetian Bay, which offer 78 luxury units, are directly adjacent and easily accessible to the pool, Tiki Bar and restaurants and surrounded by a beautiful lake. The condominiums, which range in size from 1,684 square feet of living space to 2,660 square feet, previously sold from $280,000 to $550.000.

Included in the auction are 13 luxury townhomes at Parkside Townhomes at Venetian Bay.
Chipps said suggested opening bids for condominiums and townhome units at Venetian Bay will start from $115,000.

Ten of the 42 units will be sold absolute.

Overseas Bidders Play Big Role in Central Florida Real Estate Auctions

Overseas Bidders Play Big Role in Central Florida Real Estate Auctions

ORLANDO, Fla. - Overseas bidders---including residents of Dubai, Sweden, the U.K. and Puerto Rico---played a big role in two recent Central Florida real estate auctions.

Worldwide Auction Realty Services auctioned off all 27 luxury condominiums at Artisan Park in Celebration for more than $6 million.

The week before, Worldwide Auction Realty Services auctioned off all 10 available homes at JB Ranch, an active adult community in Ocala.

More than 200 bidders were present at the Artisan Park auction alone. Nearly 25 bidders from other countries and the U.S. participated via the Internet and long-distance telephone. The first online sale of the day went to a buyer from Sweden.

Substantially devalued real estate assets in the U.S. are attracting buyers worldwide, said Lori Chipps, auctioneer with Worldwide Auction Realty Services.

“For affluent residents of other countries, American real estate represents one of the strongest investments available worldwide,” Chipps said. “For American buyers, Florida’s historic position as the nation’s vacation and retirement mecca are a huge draw,” she said.

“Foreign exchange rates are favorable, interest rates are still low and for many people, Florida real estate is a premium buy,” Chipps explained.

Both the Artisan Park Condominiums and JB Ranch were represented by Stirling Sotheby’s International Realty in Orlando.

Personal Financial Advice that’s Critical: Take Charge of Your Own Funds, Learn How to Analyze Investments, says Glen Mather

Personal Financial Advice that’s Critical: Take Charge of Your Own Funds, Learn How to Analyze Investments, says Glen Mather, head of Entrust Administrative Services

ORLANDO, Fla. - Whether you’re 35 or 60, three things are certain in today’s economic climate: things aren’t the way they once were, you can’t trust anyone to manage your savings, and you must learn how to think for yourself.

Those are strong words, and they come from someone who should know: Glen Mather, president of Entrust Administrative Services, LLC, which administers more than 2,000 self-directed retirement accounts valued at more than $200 million.

“The handwriting’s on the wall and it’s a topic on just about every evening news program,” said Mather, whose company won’t offer investment advice, even when asked. “From financial meltdowns to financial scandals to economic downturns, it’s clear that people who want to save for their future, and especially for their retirement, must take charge of their own destiny,” Mather said.

That’s not easy in a world where Wall Street speculators and high-powered fund managers have upended markets, invented bubbles and shaken some of the bluest blue-chip corporations like rag dolls, Mather sympathized.

Mather doesn’t mean to point fingers. “That’s a job for the courts and the regulatory agencies,” Mather said. “Our goal is to educate, motivate and facilitate individuals who are making their own best decisions,” he said.

“Over the past few years we have seen an incredible amount of capital erosion,” Mather explained. “What we used to think of as safe bets have proved no more predictable than a Vegas roulette wheel. Real estate has shed 40 percent of its value, impacting good neighborhoods and benchmark commercial properties as much as the rest. Blue chip corporations, the bastions of the American economy, are filing for bankruptcy protection and standing in line for government bailouts. Some of the most trusted names in financial services are victims to greed and manipulation, threatening the financial security of our nation,” Mather said.

The only antidote is for each of us to mend our ways.

“It is imperative that we take control of our own financial future,” Mather warned. “If we simply hand our savings over to financial managers, don’t get involved, and wait for the returns to roll in, we may end up broke and hungry and---like 50 percent of people over the age of 65 today---working part or full-time through our retirement,” he said.

The antidote is education---lots of it.

“We have to learn the fundamentals of the financial markets. We have to learn how to analyze the news, read between the lines, and understand the difference between market indicators and marketing propaganda,” he said.
