Lincoln Property Broker Closes On $3,000,000 Sale of Majority of Professional Office Condos North of Orlando

ORLANDO, Fla. Lincoln Property Company recently closed on the $3,000,000 sale of the majority of a 75,720 square foot, three-story building comprised of professional office condos at 587 E. SR 434 in Longwood.   Broker Sean DuPree, CCIM listed the property totaling 62,600 square feet or over 80 percent of the building and negotiated the transaction representing the
 seller, Fort Lauderdale-based Longwood Office Park, LLC.    Orlando investors 434 Longwood Medical LLC purchased five vacant units on the first floor and the entire second and third vacant floors each measuring 25,000 square feet.  The building was constructed in 1984 just east of Ronald Reagan Blvd. (CR 427) and less than half a mile from South Seminole Hospital, north of Orlando.   Two other owners that occupy offices on the first floor are West Orange Neprology in 2,476 square feet and Orlando Health Family Medicine in 4,880 square feet.

Blackton Earns $900,000 Contract to Provide Flooring for AV Homes’ Bella Parc Townhomes

Orlando/Kissimmee, Fla. --- Blackton, Inc., an Orlando-based supplier for the home building industry, was recently awarded a contract from AV Homes worth $900,000 to provide flooring for Bella Parc Townhomes being developed in Kissimmee. 
Micky Blackton, chief executive officer of the family-owned firm, said the contract with the Arizona-based homebuilder includes all flooring materials for the homebuilder’s 102 three and four-bedroom, townhomes planned for Bella Parc located at 3283 Pleasant Hill Rd. in the Poinciana area.

Hold-Thyssen Closes Five-Year Lease for Sherwin-Williams Expansion at Enterprise Plaza in Orange City


ORANGE CITY, Fla. --- Hold-Thyssen, Inc., a full service commercial property firm based in Winter Park, recently negotiated a five-year lease expansion and renewal agreement with Sherwin-Williams Company, a tenant for more than 30 years at Enterprise Plaza, located at 2499 Enterprise Rd. in Orange City.

Darby Hold, transaction specialist at Hold-Thyssen, who represented the Michigan-based Landlord Florida Premier-Enterprise LLC, said Sherwin-Williams extended the lease of its 4,020 square foot unit and expanded into an additional 1,284 square feet totaling 5,304 square feet for another five year term.

At the same time Hold represented the landlord in a three year lease renewal agreement with SalonCentric, Inc.   The tenant, a professional salon products distributor with more than 565 locations nationwide occupies 2,720 square feet at Enterprise Plaza and has been serving the area for 13 years.  

The two tenants, Sherwin-Williams and SalonCentric combined, occupy a total of 8,024 square feet at Enterprise Plaza.

Rhodes+Brito Architects’ Transformation, New Construction at Dover Shores Elementary is Ready for 2018-2019 School Year

ORLANDO, Fla. – The Dover Shores Elementary construction and renovation project designed by Rhodes+Brito was completed in time for faculty to get ready for students entering the 2018-2019 school year.


Ruffin Rhodes, co-founder and partner at Rhodes+Brito Architects, said the project awarded by Orange County Public Schools at a cost of approximately $14.8 Million, includes one new building with new classrooms, administration offices, kitchen, multi-purpose lunchroom/stage, play fields and playground equipment and renovation of one existing building that houses Pre-K, Kindergarten, and ESE classrooms.
 
The elementary school, located at 1200 Gaston Foster Rd., off of S. Conway and Curry Ford Rds., is ready to accommodate more than 600 students for the fall 2018 school year. 
 
Dover Shores students were attending a “swing school” at the former Engelwood Elementary School adjacent to the brand new Engelwood Elementary also designed by Rhodes+Brito and it was occupied by students this past 2017-2018 school year.

Hold-Thyssen closes on Multi-Year Leases Totaling 7,240 Sq. Ft.  Two Tenants provide 14 jobs at Edgewater Commerce Center and occupancy is up to 100 percent

ORLANDO / WINTER PARK --- Hold-Thyssen, Inc., a full-service commercial property firm based in Winter Park, recently negotiated two multi-year leases for a total of 7,240 rentable square feet of flex space at Edgewater Commerce Center in the College Park area of Orlando at 6250 Edgewater Drive. 

The Hold-Thyssen leasing team of Alex Rowlinson and Troy Stevens represented the south Florida based landlord/owner of the commerce center in the lease agreements with:
