Downtown Orlando Condominium Sales Show Sharp Rise in 2010

ORLANDO, Fla. --- Downtown Orlando condominium sales showed a sharp rise in 2010 according to a market study conducted by Stirling Sotheby’s International Realty.

Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty, said 313 condominiums sold in the 32801 zip code from January of 2010 through Dec. 31, up from 172 condominiums in 2009.

Condominiums priced under $200,000 showed the sharpest increase, from 131 condominiums in 2009 to 262 in 2010, Soderstrom said.

International Luxury Home Specialist Erin Wanner of Stirling Sotheby’s World Marketing Center in Downtown Orlando compiled the report.

Wanner documented 294 condominiums listed for sale priced under $200,000 in 2009 and 324 in 2010.

Listings for condominiums priced at more than $200,000 declined, Wanner said, from 170 in 2009 to 136 in 2010.

“The number of condominiums listed for sale during the same period showed a smaller increase – a sign that the downtown market is stabilizing,” Wanner said.

“Average sale prices declined about eight percent, however with signs of stabilization in the market and the possibility of gas reaching $4 per gallon, we may see prices increasing as more downtown workers relocate closer to their jobs,” Wanner said.

Condominiums priced under $200,000 sold for about $100 per square foot on average and condominiums priced over $200,000 sold for an average of about $200 per square foot.

Emerson International Negotiates Six New Leases That Total 6,322 Square Feet of Office Space in Winter Park, Altamonte Springs and Longwood

ALTAMONTE SPRINGS, Fla. --- Emerson International recently negotiated six new lease agreements that total 6,322 square feet of office space at three of its developments--Sanlando Center in Longwood, CenterPointe in Altamonte Springs and Louisiana Office Park in Winter Park.

Sean Westcott, director of leasing and property management for Emerson International, negotiated all six leases on behalf of the landlord, Emerson International.

At CenterPointe Office Park on CenterPointe Circle in Altamonte Springs, A Fresh New Start leased Suite 1565 with 432 square feet at 401 CenterPoint Circle, and Sacred Heart Clinic leased Suite 1116 with 415 square feet at 370 CenterPointe Circle.

PHXX-E, LLC leased 2,649 square feet at Suite 6116, 2180 West S.R. 434 at the Sanlando Center in Longwood, and at 2170 West S.R. 434 suite 214 with 747 square feet at Sanlando was leased to Luis C.G. Ortega.

New lease agreements were also completed by Westcott at Emerson International’s Louisiana Office Park in Winter Park where Norman L. SeaGate Homes Ranks as Top Builder in New Construction Permits for Single-Family Homes Issued in Palm Coast in 2010

PALM COAST – SeaGate Homes, Flagler County’s largest homebuilder, remained a strong leader throughout 2010 by pulling a total of 31 percent of all the single-family home permits issued in Palm Coast.

The nationally recognized, 17-year-old family-owned company received a total of 34 out of 110 permits issued to 19 other professional builders, one non-profit agency and four private owners, according to city records. Records show that the second-ranking builder for 2010 barely made it into double digits with 12 permits and all others pulled permits in the single digits.

Michael Sawdai, SeaGate’s vice president of operations, said he’s not surprised that his company – which builds home from the $90s to more than $400,000 – has gained the confidence of so many homebuyers.

“I believe they [the homebuyers] recognize the quality we put into all of our homes and that they realize the value they receive in a SeaGate home,” he said. “When they compare pricing and features of a used home to our new home pricing and selection which includes everything they select plus our 15 year warranty, the decision to buy new is often easy”.
