NAI Realvest Negotiates New Retail Lease for a South Philly Steaks by UCF

MAITLAND, Fla. – NAI Realvest recently negotiated a new retail lease for 1,260 square feet at 12094 Collegiate Way off Alafaya Trail across from UCF in east Orlando.

NAI Realvest Associate Mitch Heidrich negotiated the transaction representing the tenant, Philadelphia-based South Philly Steaks 123, LLC.

The landlord Collegiate Square LLC of Winter Park, was represented in the negotiations by Rusty Stoekel of Demetree Real Estate.

Heidrich said the tenant, a Philly cheese steak restaurant, is beginning its entry into Florida by serving the UCF area and is seeking sites to open several more locations within the next couple of years.

Celebration Golf Club to host The Fat Guy’s Golf for Kids Tournament Oct. 5

ORLANDO, Fla. – Celebration Golf Club in Osceola County will host The Fat Guy’s Golf for Kids Tournament Friday Oct. 5 to benefit the Threshold Center for Autism in Winter Park.

Kenny Nairn, club general manager and executive vice president of Celebration Golf Management, said the tournament will feature local celebrity “The Fat Guy” Dennis Salvagio, whose garrulous nature and raucous support of the NBA Orlando Magic basketball team made him a fixture at the O-rena for more than a decade.

Modern Plumbing Industries, Inc. is sponsoring the tournament which will include 18 holes of championship golf, a continental breakfast, free golf shirt, sleeve of golf balls, lunch in the Celebration Clubhouse, complimentary beverages and a silent auction following the tourney.

Tournament director Michael Gibbons said Fields BMW in Winter Park will give away a BMW to the first golfer to score a hole-in-one during tournament play and Orlando Yahama Kawasaki will give away a motorcycle.

Other prizes include closest to the pin, longest drive and numerous raffle prizes, Gibbons said.

“Dennis Salvagio and Modern Plumbing have really come forward to make this tournament one of the biggest and best of the entire fall season,” Nairn said.

University Club of Orlando Hosts Cocktails for a Cause, Benefits REBUILD Globally

ORLANDO, Fla. --- The University Club of Orlando recently hosted a Cocktails for a Cause event that raised more than $2,000 for REBUILD Globally (RG), an Orlando based 501 c (3) nonprofit organization, that supports small entrepreneur shoemakers in Haiti as a way to provide job opportunities that help rebuild the Haitian economy.

Justin Wright, general manager of the University Club of Orlando, said REBUILD globally is a small group with big ambitions.

Over the last 12 months, the University Club of Orlando has raised more than $102,000 for civic social and charitable groups through its Cocktails for a Cause fundraising events.

ICI Homes will play key role in helping to save St. Johns River Ferry Service with Event Aug. 25

The Jacksonville Port Authority recently announced it would stop supporting the ferry operations.

“We need to let legislators and the Port Authority officials know that the community supports continuation of the ferry service and this Aug. 25 event at Mayport will be a major step in that direction.”

“A special petition is being organized to show the authority how much the community cares, Messina said.

“Discontinuing the ferry service will also have a profound impact on the First Coast’s economic, transportation, and environmental interests,” Messina added.

Fortress Construction Groups Earns Contract to Provide Tenant Improvements for Doctors, Pharmacy at Southport Plaza in Kissimmee

KISSIMMEE, Fla. --- Fortress Construction Group of Longwood was recently awarded the contract to provide tenant improvements for a doctors group and pharmacy at Southport Plaza, located at the intersection of Poinciana Blvd. and Pleasant Hill Road in Kissimmee.

Charles Ayers, president of Fortress Construction Group, Inc. said the work is underway.

The project totals 3,300 square feet of medical space and a 2,200 square foot pharmacy. Together, the contracts are valued at more than $200,000.

Southport Plaza II LLC., based in Boca Raton is the developer.

The new tenants are Central Florida Primary Physicians and Tirumala Pharmacy.

Ayers said James Garritani of DDP Architects P.A. in Longwood designed the tenant improvements for Central Florida Primary Physicians Rabits & Associates of Mount Dora served as architects for Tirumala Pharmacy.

Ayers said work should be completed by the end of September.

Integrity Home Loan of Central Florida Eyes Big Growth in Mortgage Refinancing in Central Florida

LAKE MARY, Fla. --- As many as half of all home owners in Central Florida could benefit from refinancing their current residential mortgage, according to market data from Integrity Home Loan of Central Florida, Inc.

Matt Malloy, president of Integrity Home Loan of Central Florida, said his company projected that the huge number of candidates who qualify for lower interest mortgage refinancing will fuel its growth over the next five years.

In the past 17 months Integrity Home Loan has opened two new offices in Central Florida and two more out of state. At least three more Florida offices are planned over the next 12 months.

“Home owners who can reduce their current mortgage interest rate by at least one percent are the best candidates for mortgage refinancing,” Malloy said.

Typically, refinancing residential mortgages will reduce mortgage rates by one to two and one-half percent, which in turn could reduce monthly payments for principal and interest by $150 to $300, depending on size of the mortgage.

Malloy said most home owners whose mortgage is current will likely qualify to refinance their current mortgage.

Residential mortgages that are less than 10 years old will likely benefit most from refinancing, Malloy said.

Homeowners whose mortgages were written before June 1 qualify for a special program underwritten by the U.S. government — HARP, The Home Affordability Reduction Program.

“The availability of residential mortgage capital for qualified home owners, along with programs such as HARP, have a huge market of potential home owner candidates who could benefit,” Malloy said.

“We mean to be their best resource for refinancing,” Malloy said.
