Hold-Thyssen negotiates Six Leases at Pennock Business Center in Jupiter totaling over 10,200 Rentable Square Feet

JUPITER / WINTER PARK, Fla. -- Hold-Thyssen, Inc., a commercial property firm based in Winter Park, recently negotiated six leases for office/warehouse/flex space totaling 10,272 rentable square feet at Pennock Business Center, 711 Commerce Way in Jupiter.

Therese Taylor, broker associate at Hold-Thyssen, represented the Miami-based landlord GECMC 2005 and completed the following lease agreements:

Palm Beach Paw Spa renewed its lease of 4,500 square feet; Powerline of South Florida renewed its lease of 3,000 square feet; Christian Thomas Construction renewed two 693-square foot warehouses;   An individual and LJW & Associates each leased a 693 square foot warehouse

Emerson International closes New Leases for office space totaling over 8,400 rentable square feet at three of its Local Office Developments

Altamonte Springs, Fla. -- Emerson International recently closed five leases for office space totaling more than 8,400 rentable square feet at its office centers in Longwood, Altamonte Springs and Winter Park. 

Leasing Associate Zac Starkey represented Emerson in a lease agreement with The Alzheimer’s Association of Central Florida who expanded into more than 3,300 square feet in Sanlando Center II located at 2180 W. State Road 434 in Longwood. 

Starkey also negotiated three lease agreements for Class A office space that totals more than 4,000 square feet at Emerson’s CenterPointe Office Park, 370 CenterPointe Circle in Altamonte Springs.  New leases were signed with commercial contractor Wharton Smith, real estate broker / investor Mahendra Samaroo, and L’Eviel, a privately owned and operated massage and wellness firm serving Orange and Seminole counties since 2009.

In Winter Park, Starkey negotiated a lease with Tenant Attaining Balance, Ltd. a life coach and counseling firm that doubled its space now leasing 1,100 square feet in Emerson’s Louisiana Office Park located at 1177 Louisiana Ave.     

Royal Oak Homes, AV Homes Integrate Operations

Orlando, Fla. --- Royal Oak Homes, which builds single-family homes in 17 Central Florida communities, is integrating its operations with AV Homes, the Arizona-based home builder active in the Osceola County communities of Solivita, Bellalago and Waterview.

Matt and Steve Orosz have been charged with leading the new AV Central Florida team and said the move will both expand opportunities and improve operational performance.  

AV Homes is best known for their world renowned active adult community of Solivita which offers homes from the 150s.  The community includes two popular golf courses and a thriving Village Center with three restaurants. AV Homes is also active and expanding in the Jacksonville area.

Royal Oak Homes focuses on single-family neighborhoods such as Deer Creek and Mallard Pond in St. Cloud and Emerald Lake Town Homes in Kissimmee, along with Vacation Homes at Marbella, Davenport Estates and Aldea Reserve in Davenport. 

Orosz said both home builders focus on choice locations, quality living environments and affordably priced lifestyles.

“We are a good fit,” Matt Orosz said. “We have the same standards for quality and a similar approach to creating value for our home buyers,” he explained.

Orosz emphasized that the first change is aligning Realtor incentives offered by both home builders which encourage repeat business with up to 6 percent commissions.

“We don’t project many changes except that we will get even better,” Orosz said.

New DiVosta Homes floor plan at Windsor Park at Abacoa offers “Live and Work” design for home, professional offices

Jupiter, Fla. --- DiVosta Homes has unveiled a new floor plan at Windsor Park at Abacoa that’s designed for professionals who want to work where they live.

NAI Realvest Brokers Sale of Industrial Condo for New Orlando Location of Lakeside Occupational Medical Centers

ORLANDO, Fla. --- NAI Realvest recently negotiated the sale of an industrial condo with 2,907 useable square feet at Sunport Commerce Center located off of Sand Lake Road near Orlando International Airport at 8010 Sunport Drive.  

NAI Realvest broker associate Drew Saphos, CCIM, principal Christie Alexander, and chairman George Livingston brokered the transaction.   The seller was Miami-based Orlando Sunport FlexxSpace Ltd. 

A Largo Florida corporation and division of Lakeside Occupational Medical Centers, 8010 Sunport Dr #116 LLC, purchased the property for $218,025.00 to open a new Orlando location of Lakeside Occupational Medical Centers. 

Royal Oak Homes starts development of Ardmore in Minneola

ORLANDO, Fla. -- Royal Oak Homes, based in Orlando’s Baldwin Park, has started development of its newest single-family community of Ardmore Reserve, located in Minneola off Fosgate Rd.

Matt Orosz, co-president of Royal Oak Homes said there are 675 home sites at Ardmore with 146 homes sites in the first phase.

New three, four and five bedroom homes at Ardmore Reserve ranging from 1817 square feet of living area to 3,200 square feet will be priced from the low $200s.

Presales and construction of three models will get underway in September, Orosz said.

Among the amenities planned at Ardmore are a swimming pool and a community clubhouse, Orosz said.
