Tolaris Realty Group starts property management division

SANFORD, Fla. –Tolaris Realty Group now has a property management division.

Richard Bavec, who heads Tolaris Realty Group, based on SR 46 west of Sanford at Lake Forest said, “We’ve been asked by many investors and property owners to be the ‘eyes and ears’ of their properties in Central Florida.”

The property management division will work out of Tolaris Realty Group’s Lake Forest headquarters.

Aquarii Services, Inc. to Pilot Test Innovative Dehumidification System

WINTER SPRINGS, Fla. – Aquarii Services, Inc., a turnkey design and installation company whose systems can help building owners significantly improve energy efficiency and air quality, is launching its pilot test phase.

Cliff D’Angelo, a principal of the company, said Aquarii specializes in solar thermal desiccant dehumidification systems that utilize the sun’s energy to reduce air-conditioning loads.

Aquarii Services is currently seeking a local commercial test site to validate that the system is fully operational and ready for widespread distribution. The pilot test would allow a local business building owner to have a system designed, installed and monitored for its effectiveness at controlling the building’s humidity and reducing energy costs. “Then we act,” Wein said. “We do a test implantation to see if we can change our process to increase productivity and then respond to that action to determine how to continually improve the process,” she said.

Mattamy Homes Heads Team of Volunteers, Joins ‘Rebuilding Together’ for Rock and Roll Paint-A-Thon on ‘National Make a Difference Day’

PHOENIX, AZ --- Mattamy Homes in Phoenix organized a team of volunteers among many who devoted their time and energy recently to fix up and repair homes of elderly and disabled residents across the state of Arizona.

Rebuilding Together assembled the teams for its Rock and Roll Paint-A-Thon on National Make a Difference Day.

“Across Arizona, teams of volunteers repainted and spruced up 180 homes for people who are unable financially or physically do repair work themselves,” she said.

The effort was a labor of love for a group of Mattamy Homes colleagues, partners, suppliers and providers joined without hesitation.

Morrison said the Mattamy Homes team, along with trade partners Gothic Landscaping, B&H Drywall and Stucco, Studio Dwell, Contrado Group, ProTex, Southwest CLG, Ferguson Appliances, Motivational Systems, Inc., Walton Development, TDR Group, Iwired and Arizona Wholesale painted, repaired and did stucco work at a Phoenix residence.

“Our trade partners volunteered their personal time and labor for this work and they all responded immediately to the request,” Morrison said.

Altogether, the Mattamy Homes team included more than 20 volunteers, Morrison said.

“We are looking forward to future volunteer projects with Rebuilding Together,” she added.

Yard Sale to Benefit Rescued Hearts Animal Shelter

HOLLY HILL – The proceeds from a Nov. 5 yard and book sale will benefit the Rescued Hearts Animal Shelter and help the group assist unwanted animals.

Pulte Homes Starts Construction of 12 Luxury Townhomes at its Flagler Station Community in the Mandarin Area

JACKSONVILLE, FLA. -- Pulte Homes recently started construction of one townhome building and will break ground on another in November at Flagler Station located on Woody Vine Drive in the Mandarin area of Jacksonville.

Sean Strickler, vice president of sales for Pulte’s North Florida Division, said both new buildings offer six two-story townhomes with two-car garages.

The first new building already underway at Flagler Station will be completed in February and the second building that gets underway next month will be ready sometime in April, Strickler said.

Pulte Homes Starts Townhome Construction Boom in Five Jacksonville Communities, Vizcaya near Jacksonville Beach is First

JACKSONVILLE, Fla. --- Pulte Homes is starting a townhome construction boom in five Jacksonville area communities, and Vizcaya, located off Hodges Blvd. and J. Turner Butler Blvd. four miles from Jacksonville Beach, is the first to start.

Angel Investors Pave the Way to Local Economic Growth, Central Florida Could Benefit too, says Maximize Angel Investments Chief Executive Officer

ORLANDO, Fla. --- All across America, Angel Investors are betting millions of dollars that local start up companies can lead the U.S. economy out of recession to growth, jobs and profits.

Ohio Tech Angels in Columbus has 282 investor members who are scouring the region for promising start up enterprises requiring $1 million to $2 million to get off the ground. In Southern California, the Tech Coast Angels invested more than $20 million over the past two years. The Band of Angels in California’s Silicon Valley has invested more than $200 million to date. De Temple said angel investors look for opportunities that will generate returns of at least 10 times their investment.

“Angel investing is fun, but we aren’t in it to have fun,” De Temple said. “This is how you rebuild a nation’s economy,” he added.

New SBA Rules that Allow SBA 504 Financing for Business Expenses Could Double Loan Volume at Mercantile Capital Corporation

ALTAMONTE SPRINGS, Fla. --- Mercantile Capital Corporation, which already ranks as one of the largest providers of U.S. Small Business Administration (SBA) 504 financing for small business owners who want to acquire or develop their own facilities, could see its loan volume double thanks to new SBA rules that allow SBA 504 financing to refinance current conventionally-financed loans and provide working capital.

“I don’t have to tell you how big a deal this is for a vast number of small business owners,” said Christopher G. Hurn, co-founder and chief executive officer of Mercantile Capital Corporation. “This is what some people might call a ‘game changer.’”

Hurn, who has actively advocated for these SBA changes for nearly eight years, said the new lending rules should have a major impact on small business growth and development.

“When thousands of small business owners across this nation are struggling with high interest rates on loans for commercial buildings and an inability to finance additional working capital, this is phenomenal,” Hurn said.

SBA 504 loans offer qualified small business owners below-market interest rates and up to 90 percent financing, considerably better terms than offered by commercial banks. Additionally, the SBA 504 loan program is considered a “zero-subsidy” government program whereby borrower fees “insure” the government guarantee on a portion of the loans.

Legislation enabling the new rules was part of the Obama Administration’s Small Business Jobs and Credit Act passed in late 2010, but the SBA only promulgated rules allowing financing of legitimate business expenses this week, Hurn said.

Ocoee Goes Green with Self-Service Electronic Permitting in Partnership with Clear Village

ORLANDO, Fla., --- The City of Ocoee recently launched their web based self-service permitting portal in partnership with Clear Village Inc.

“The best practice for permitting is to allow citizens and contractors to apply for permits whenever they wish from our office or anywhere with internet access,” said Craig Shadrix, assistant city manager of Ocoee.

“When it is not convenient for a citizen or contractor to come to City Hall during business hours, we want to offer great service over the City’s website,” said Ocoee city manager Rob Frank. “We selected Clear Village to deliver Ocoee’s web self-service platform because Clear Village provides a friendly, intuitive, collaborative citizen portal and powerful workflow applications for the staff.”

Jim Washington, Ocoee’s building official, describes how supporting electronic documents is a win-win for staff, citizens, contractors and the environment. “We used to require multiple copies of plans as part of a permit application package. Now with Clear Village’s support, citizens and contractors can submit their plans electronically, eliminating printing costs and trips to the office to deliver plans. Supporting electronic documents is efficient for staff and the applicant, and it is better for the environment,” Washington explained.

Mercantile Capital Corporation reports five commercial loan closings in September to finance projects worth nearly $14 million
