Hold-Thyssen Negotiates $7 Million Sale of High-Profile Winter Springs Office Building

WINTER SPRINGS --- Hold-Thyssen, Inc., a full service commercial property firm based in Winter Park, recently closed on the sale of Vistawilla Office Center at 1511 E. SR 434 at the intersection of State Road 417.

Hold-Thyssen’s Transaction Specialist Nicholas B. O’Shea negotiated the sale representing the seller Vistawilla Office Center, LLC.

The buyer, an Orlando-based investor, paid $7,000,000 for the 39,877 square foot, fully-leased building on a five-acre site. Noteworthy long-term tenants include The Seminole County-University of Central Florida Business Incubator, leasing 10,000 square feet, Alpha EMC, leasing 9,428 square feet and Snap-On Tools Company, with 3,140 square feet.

M/I Homes to Build 55 Homes in Winter Garden’s Tilden Place

WINTER GARDEN – M/I Homes started developing 55 homesites in Tilden Place at Winter Garden, a gated community situated between Winter Garden Vineland Road and County Road 429.

As one of the last home-buying opportunities on Tilden Road, sales of new construction homes on sites with pond views and those backing to private conservation area will begin in June, according to David Byrnes, M/I Homes’ Area President. 

“We’re building two distinct product lines in Tilden Place at Winter Garden, with prices from the mid $400,000s to high $700,000s,” Byrnes said. “We offer spacious, flexible floorplans, as well as numerous decor options and exterior features. And, we provide peace of mind in the form of a 15-year transferable structural warranty.”

M/I Homes’ Grand Series – built on 80-foot wide homesites – will allow homebuyers to choose from seven floor plans that range from 2,818 to more 4,500 square feet and boast from three to six bedrooms, three to five baths and either three- or four-car garages. The Eco Series will feature six different floor plans – which start at 1,857 square feet – that are comprised of three to five bedrooms, two to four baths and both two- and three-car tandem garages constructed on 50-foot-wide lots.

Many of M/I Homes’ single-level floor plans offer optional bonus rooms, and homebuyers can choose to have the owner’s suite either up or downstairs in some two-story plans, Byrnes said. “Or, you can build your dream home with two full owners’ suites.”

“The architectural style here is a combination of craftsman and traditional Florida design,” Byrnes said, adding that multiple elevations offer front porches, and spacious lanais and balconies.

Dream Finders Homes Offers New Floorplans for Exclusive Bella Collina Community

MONTVERDE – After entering the Tuscan-inspired, master-planned community of Bella Collina less than six months ago, Dream Finders Homes is readying the Anna Maria with Bonus, its first model for debut, and has added three new floorplans to its design menu.

Birmingham-based OG Capital Acquires Multifamily Real Estate Community in Gulf Shores, AL

BIRMINGHAM, AL – OG Capital, a Birmingham-based multifamily real estate investment firm, has acquired Marbella Luxury Apartments, a 96-unit luxury apartment community situated on 4.77 acres at 1910 E. First St. in Gulf Shores.

OG Marbella, LLC, an affiliate of OG Capital purchased the property from Marbella Gulf Shores, LLC for $15 Million. Troy Wilson and Frank Malone of Bellator Real Estate & Development brokered the transaction, which was financed by ServisFirst Bank.

Marbella features 99,600 square feet of rentable space comprised of 96 one- and two-bedroom residences. OG Capital will enhance the community’s clubhouse and pool areas and install washers and dryers in each unit. Additional changes aimed at increasing lifestyle value to the community, including grill stations and outdoor gathering spaces, are also planned. OG Capital hired The Mitchell Company of Mobile led by Chris Sylvester to manage the community.

“We are thrilled to acquire Marbella Luxury Apartments, the only multifamily property constructed in Gulf Shores south of the Intra-Coastal Waterway in over 20 years,” said Jordan Weaver of OG Capital. The acquisition marks the firm’s fourth property purchase in 2021.

The community is walkable to Gulf Shores Elementary School, a Rouse’s Market and is less than two miles to the beach.
