Nursery Owners Targeted as potential Buyers of 32-acre Groveland Estate with Large Peat Deposit

ORLANDO, Fla. --- Stirling Sotheby’s International Realty hopes nursery owners could prove an ideal target market for a unique 32-acre estate on Tuscanooga Road in Groveland. http://32acreranch.com/eflyer/ls.html

Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty, said the property could make the perfect nursery, and natural resources---a potential peat farm---could generate substantial additional income.

Stirling Sotheby’s International Realty will accept “Highest and Best Offer” bids through July 20 on the 32 acre Lake County ranch owned by blues performer Rozzy Osborne. The listed reserve price is $400,000.

Part of the property is already plumbed for underground irrigation, Soderstrom said. And special features include a security entrance, three separate wells, a private gun range, a whole house generator, 500 gallon propane tank, stables, a half-acre garden, tree house, fish pond with a private dock and a covered picnic area with electricity that would easily seat 40 people.

Luxury Home Specialist Linnette Sanzalone said the property is a ready-made commercial nursery site.

“The Osborne estate is self-contained, secure and offers almost total privacy,” Sanzalone said. “It would be perfect for a commercial nursery,” she added.

A five-acre wetlands area at the back of the property could generate income from peat sales. More than 18 acres currently used as horse pasture could be converted into farmland.

The four bedroom, four bath luxury home at the center of the property offers 3,847 square feet of living space with tray ceilings, crown molding, oversized rooms, solid custom wood floors, built-in shelving units, two pantries, double built-in ovens, commercial grade ice machine and upscale appliances.

Two additional oversized storage rooms could be converted into guest rooms or an exercise room.

A well-built, 2,400 square foot barn near the main house could easily be converted to a guest house, workroom or man cave.
