Hold-Thyssen Real Estate Services increases Management / Leasing Portfolio to over 4 Million Square Feet in last 60 Days

WINTER PARK, Fla. --- Hold-Thyssen, a real estate services firm based in Winter Park with offices in Tampa and Nashville, recently added 600,000 square feet of commercial properties for leasing and management to its Florida property management portfolio over the past 60 days.

Robert Hold, principal at Hold-Thyssen, Inc., said the firm now manages more than 4,000,000 square feet of retail and office space.

Hold said the new retail assignments total 266,000 square feet.

The office assignments, which total 376,000 square feet include the Rialto office building in Melbourne, Breckenridge and Buschwood in Tampa and Axiom Center in Maitland.       

Hold attributes the solid growth to court receivership experience, attention to detail, creative management, and total company participation in the management and leasing effort.

Hold-Thyssen Inc. is a real estate firm providing commercial property and leasing and management services to institutional and private investor clients nationwide.  The 40-year old firm’s current portfolio includes more that 100 commercial properties throughout the United States.

118-Acre Reagan Center Mixed-use Development wins Approvals to Become Seminole County’s Largest Real Estate Development

Sanford, Fla. --- With full support of the Seminole County Commission, the 118-acre site on U.S. 17-92 in Sanford is about to become Seminole County’s largest real estate  development project ever. That means big positive changes in store for the 38-year old Flea World site.

Paul P. Partyka, Partner at NAI Realvest in Orlando and broker of record for Reagan Center, said the project, which fronts both U.S. Highway 17-92 and Ronald Reagan Boulevard at County Home Road, recently won approvals from Seminole County that dramatically increase allowable densities and building heights.

A change in the property’s zoning to Planned Development (PD) opened the way for increased densities for the Reagan Center that could include a 14-story office building with retail stores and apartments, Partyka explained.

Located directly opposite Seminole County Government Operations Center, the Courthouse  and Seminole State College, Partyka said Reagan Center will ignite a 20-year effort by Sanford, Lake Mary, Winter Springs, Longwood and Casselberry to create a sustainable economic development corridor along U.S. 17-92.

Partyka said he is very confident this development will be a great success.   “The Reagan Center has the right mix of factors needed to generate a phenomenal development. Within a 5-mile radius are some of Central Florida’s wealthiest communities with strong demographics and great Seminole county schools”.

Partyka, former mayor of Winter Springs, said Reagan Center will be a “generational development” that was almost a generation in the making.   Reagan Center will create employment opportunities for thousands of Central Floridians over the next decade and will be a major economic engine” Partyka said.

Partyka said he is  in close talks with several developers who are eyeing major projects at Reagan Center.

Partyka already has one Reagan Center project under contract, with 88 town homes planned, that should close by year-end.

Flea World owner Syd Levy has long known his property could spark the area’s 20-year old Community Redevelopment Agency vision of a sustainable economic development corridor, Partyka said.   Last year, Levy formed a development study team with Partyka, Randall Morris of RM Strategies, Inc. in Winter Park, Richard Wohlfarth of IBI Group in Maitland and Turgut Dervish, Traffic Planning & Design in Maitland.

By one critical measure, their efforts have exceeded all expectations.  The total construction value of the Reagan Center project is estimated at more than $300 million. 

Lennar is Winning the Space Race with New Luxury Townhomes at Summerlin Place Townhomes in Fort Myers

Fort Myers, Fla. --- Lennar’s new maintenance-free luxury town homes at Summerlin Place Townhomes in Fort Myers are winning the space race.

Lennar’s super-sized three-bedroom town homes in two large floor plans---with 1,871 and 1,879 square feet of living space---are priced from the high $100s.

That’s a lot of space for the price, said David Meyers, director of sales and marketing for Lennar Homes in the Southwest Florida region. But Lennar has expanded that with wide open design indoors that maximizes every square foot, with plenty of room for leisurely living and enough left over to entertain the whole neighborhood.

Lennar plans to build 115 townhomes at Summerlin Place located on Summerlin Road just south of Cypress Lake Drive in Fort Myers.

The Berkly, with 1,879 square feet of living space, features a split plan upstairs with a master suite separated from the family bedrooms.

The Ava, with 1,871 square feet of living space, offers almost 800 square feet of family living area downstairs that’s enough for a wedding, a retirement sendoff or Monday Night Football with half the neighborhood.  The Ava’s huge master suite upstairs makes a grand statement as well, Meyers said.

Blackton, Inc. Earns Contract from Mattamy Homes to Provide Roofing for 99 new homes at Serra Bella community in Kissimmee

Kissimmee / Orlando, Fla. --- Blackton, Inc., a major provider of roofing and flooring materials for the home building industry, recently earned a contract to provide roofing materials for 99 new homes that Canada-based Mattamy Homes will build at its new Serra Bella community in Kissimmee.

Micky Blackton, chief executive officer of Blackton, Inc., said the roofing contract for Mattamy’s upcoming exclusive community is valued at $400,000. 

Serra Bella will feature single-family detached homes ranging from 1,768 square feet of living area to 2,963 square feet.

The community is located off Hwy 530 and E. Osceola Parkway in Kissimmee.

The U.S. Division of Mattamy Homes is headquartered in Orlando.  Blackton Inc. -- a 60-year old roofing and flooring firm that supplies homebuilders from Jacksonville to Tampa is also based in Orlando.
