Westlake Preserve, Plantation Bay’s Newest Neighborhood, Tops Seven Sales in March

ORMOND BEACH, Fla – ICI Homes announced that its newest neighborhood, Westlake Preserve at Plantation Bay, generated seven new home sales for the month of March, and eleven sales for the community as a whole, showing the best sales volume in several quarters.

NAI Realvest Negotiates Office Lease Agreements totaling 2,354 Square feet at 501 S. New York Avenue in Winter Park

ORLANDO, Fla. – NAI Realvest recently negotiated two lease agreements totaling 2,354 square feet at 501 S. New York Ave. in downtown Winter Park.

Jack W. Lynch, senior associate at NAI Realvest and Tom Kelley II CCIM, a principal in the firm, negotiated both transactions on behalf of the landlord, Yoda, Inc. of Winter Park

Moss, Krusnick & Associates, LLC, a full service CPA firm who was already a tenant leasing 4,491 square feet, completed an expansion lease of suite 110 with an additional 1,492 square feet for a total of 5,983 square feet leased.

At the same time Kelley and Lynch leased suite 200 with 862 square feet to the Ward Law Firm, PL of Winter Park.

The 16,000 square foot 501 S. New York Ave. building is now 75 percent leased.

Emerson International acquires Turtle Creek Community in Medical City Corridor in Osceola County

ALTAMONTE SPRINGS, Fla. --- Emerson International in Altamonte Springs recently acquired the remaining 368 developed home sites at Turtle Creek, a planned development in St. Cloud in Osceola County.

Eric Emerson, vice president and general manager of Emerson International, said the development includes finished 25, 50 and 70 foot home sites.

Emerson said he plans to sell finished home sites at Turtle Creek to production home builders.

“Turtle Creek represents an excellent investment opportunity for us in the Medical City Corridor, where significant job growth is anticipated over the next several years,” Emerson said.

Newmark Knight Frank Capital Group Retained as Exclusive Marketing Agents for Crossroads Square Retail Center in Jacksonville

ATLANTA, Ga. --- Newmark Knight Frank Capital Group of Atlanta and Miami has been retained as exclusive marketing agents for Crossroads Square, a 174,153 square foot neighborhood retail center located at 8102 Blanding Blvd. in Jacksonville, Fl.

Whitney Knoll, who heads Southeast Capital Market Group at Newmark Knight Frank, said Crossroads Square ranks as one of the most coveted retail investment properties in the northeast Florida region.

NAI Realvest Negotiates Sale of Cypress Lake V Warehouse/Distribution Center for $4.185 Million

MAITLAND, Fla. – NAI Realvest negotiated the $4,185,600 sale price for Cypress Lake V, an 83,712 square foot warehouse and distribution facility at 1611 Cypress Lake Drive in south Orlando off Orange Blossom Trail and the Florida Turnpike.

Michael Heidrich and Christie Alexander, principals at NAI Realvest and Chairman George Livingston negotiated the transaction, and the Realvest team including associates Drew Saphos, CCIM and Paul Vera represented the seller.

The Class A industrial building was awarded NAIOP’s Industrial Development of the Year Award in 2009.

Heidrich and NAI Realvest handled the leasing and management of the facility and Livingston and Alexander originally brokered the sale of the five-acre site to develop the project.

The buyer, FAAST Leasing of Florida, LLC was represented in the transaction by Nick Sands of Pizzuti.

Florida REO Managers, Inc. announces sale of Arthur Court Apartments in Lakeland by City National Bank of Los Angeles

ORLANDO, Fla. --- Florida REO Managers, Inc. (www.floridareomanagers.com), an affiliated company of Realty Marketing Associates, based in Orlando, recently announced the sale of Arthur Court Apartments in Lakeland by City National Bank of Los Angeles.

Ron Schwartz, principal at Florida REO Managers, said nine residential units were included in the sale.

Kevin Kelleher of Franklin Street Real Estate Services negotiated the sale, Schwartz said.

The undisclosed buyer paid $140,000 for the property or $15,555 per unit. Arthur Court Apartments were not occupied at the time of the sale.

Florida REO Managers provides local and statewide management and court appointed receivers of residential apartments and commercial properties that have been taken by out-of-state lenders in foreclosure.

“We work with out-of-state lenders and attorneys who have taken back Florida properties, or who need a receiver to make sure that the borrower’s property continues to be maintained properly during the sometimes lengthy foreclosure process,” Schwartz said.


ERP Consulting Exchange Launches Country Ambassador Program
