The tenant, Pizza Napolitana is now open and operating as Genova Pizza.

NAI Realvest Extends Hudson Restaurant Property Online Auction to June 8
ORLANDO, Fla. --- Paul P. Partyka, managing partner at NAI Realvest in Maitland, is going online to sell a 9,367 square foot restaurant building on a 2.8 acre site in Hudson to the highest bidder on June 8.
Partyka said the facility, located on S.R. 52 in Hudson between U.S. 19 and County Road 1, is well located on a busy thoroughfare, posts daily traffic counts that range between 30,000 and 63,000, surrounded by residential neighborhoods.
“It’s an excellent opportunity for development as a restaurant or for redevelopment with another use,” Partyka said.
Buyers of mid-range commercial facilities don’t often tour Hudson looking for opportunities.
“The online auction format offers us an excellent opportunity,” Partyka said. “We can present to a worldwide audience of potential bidders who are more interested in the facts---demographics, location, facility size, parking---than the general area,” he explained.
NAI Realvest designed a special web site for the auction at NAIauction.com/Hudson, and bids will be accepted online from 11 a.m. to 3 p.m. on Wednesday, June 8.

NAI Realvest Negotiates 10 Year Lease where a new Ocean Buffet will open at former Whistle Junction on U.S. 1 in South Daytona
MAITLAND, Fla. - NAI Realvest recently negotiated a ten-year lease of the 11,414 square foot former Whistle Junction facility at 1854 South Ridgewood Ave. in South Daytona.
Paul P. Partyka, principal and managing partner at NAI Realvest, along with principals Matt Cichocki and Kevin O’Connor, negotiated the transaction representing the landlord, SBI Leasing of Titusville.
The new tenant is Fort Myers-based Ocean Buffet, Inc., who was represented by Josephine Wang of Carlino Commercial Group. It will be the third location for Ocean Buffet when it is anticipated to open in July. The firm also operates Ocean Buffet restaurants in Fort Myers and St. Augustine, Cichocki said.
This is also the eighth transaction involving a buffet style restaurant that the NAI Realvest team has completed in the last 18 months.

Downtown Avalon Park to Welcome Bayridge Sushi
ORLANDO, Fla. --- Avalon Park Group’s Vice President Rich Browning recently negotiated a long-term lease agreement with Bayridge Sushi for 5,427 square feet of retail space at 3680 Avalon Park Blvd. East in downtown Avalon Park.
Stephanie Hodson, marketing director at Avalon Park Group, said this will be owner Ben Lu’s third Bayridge Sushi location in Central Florida.
“Ben Lu moved to New York City when he was a teenager to work in his Master Sushi Chef’s restaurant,” Hodson explained. “He started the first Bayridge Sushi restaurant in Bayridge, NY which was rated 4 stars (****) by the New York Daily News.
Ten years ago he opened his first Central Florida restaurant in Longwood to great reviews including the Orlando Sentinel which commented “If raw fish is your dish, this is your place” and Orlando Weekly which stated “Bayridge Sushi…swimmingly good.” He later opened a second Central Florida location on SR 436 near Apopka, which was voted by a local newspaper “Best Sushi 2010,” she said.
Buildout will commence during the first quarter and the restaurant will offer a full bar, hibachi tables and outdoor seating. Hodson said the restaurant is expected to open by the end of September or October 2011.

Ormond Beach Outback Fundraiser Raises More Than $1,300 for Rescued Hearts Animal Shelter
ORMOND BEACH – More than 200 animal lovers attended a recent luncheon at the Ormond Beach Outback Restaurant and raised some $1,300 that will be used to build a “state-of-the-art-with-a-heart” facility for the Rescued Hearts Animal Shelter Inc.
“We couldn’t believe that the restaurant was packed at both sittings,” said Amy Wade-Carotenuto, the animal group’s founder and executive director.
In addition to Rescued Hearts’ members and volunteers, Wade-Carotenuto said many others from throughout Volusia and Flagler counties attended the June 12 luncheon.
“We made lots of new friends and we even signed up a few new members who wanted to help our cause,” she added.
Some of those who showed up got into the spirit by donning fuzzy rabbit or dog ears, or bringing along stuffed snakes and monkeys.
Two lucky diners took home floral arrangements featuring a dog made of white carnations that was donated by The flower Market in Ormond Beach and raffled off by Rescued Hearts.
Because the event was so successful, Wade-Carotenuto said she and restaurant owner Jason Luj have scheduled a second fund-raising luncheon for Nov. 13 at his Granada Boulevard location.
“The management and staff did a wonderful job hosting and we’re really looking forward to working with them again,” she said.
Rescued Hearts is a 501C(3) non-profit agency that organized in 2007 with a goal of helping animals in Volusia and Flagler counties.
Wade-Carotenuto said the group’s goal is to purchase land in west Volusia to build an animal shelter and spay/neuter hospital that will “never turn away any animal.”

Mia Bella Scalini Family Italian Restaurant Expands, Adds New Menu Entrees
ORLANDO - Mia Bella Scalini Family Restaurant in the Grand Oaks Village Shopping Center at 5106 Dr. Phillips Blvd. near Windermere has added several new menu entrees and 30 new seats and tables.
“A family Italian restaurant was perfect for this area,” said Ron Schwartz, one of the principals of the restaurant along with famous chef and entrepreneur Donato Mastontoni. “Our customer base has been growing fast and during dinner hours we’ve had to turn customers away,” Schwartz said.
Schwartz expanded the restaurant seating to some 80 seats and tables.
The new menu entrees feature delectable pastas, chicken and veal dishes and Italian subs.
“We’re the perfect restaurant for lunch and dinner,” Schwartz said. Mia Bella Scalini Family Restaurant also features traditional classic NY style and gluten-free pizzas.

Cotter-Ryan tops off Premier Surgery Center building in Tavares, nears completion of Tavares Station
TAVARES, Fla. --- Cotter-Ryan Commercial, LLC of Longwood has topped off the 20,000 square foot Premier Surgery Center building under construction on Vindale Rd. off U.S. 441 in Tavares.
The 20,000 square foot building will include an 11,000 square foot surgery center and 9,000 square feet of medical office space when it opens next year, according to Scott Ryan, president of Cotter-Ryan Commercial.
Ryan said the general contracting firm will complete the 8,000 square foot, two story Tavares Station restaurant facility on Main Street in downtown Tavares next spring.
Parcel C, LLC is developing the facility which will be home to a second floor deli and café overlooking Lake Dora and a ground floor restaurant.
Construction cost is estimated at over $4 million.

The construction company reports it has been awarded a contract to build the 6,000 square foot restaurant facility across from city hall. Construction is expected to start immediately and complete early next year, said Scott Ryan, president of Cotter-Ryan Commercial, LLC.

Schwartz, who acquired his interest in the fine dining restaurant sidewalk cafĂ© and bar in 2002, guided the landmark facility through major renovations and repositioning as one of the region’s best-known restaurants.
