The Henin Group Announces Development of Riviera Bella East in DeBary, and Apartment Community in Casselberry

WINTER PARK, Fla.  — Henin Group, the Winter Park based developer of the award-winning Riviera Bella luxury community overlooking the St. Johns River in Debary, has plans for a similar residential development just east of the gated community.

Jerome Henin, who heads the Henin Group, recently announced that development of Riviera Bella East is now underway with 280 homesites on Fort Florida Road in Debary, close to four miles from the DeBary SunRail train station.   

Henin said floor plans and pricing of the new single-family homes to be built there are still undetermined.

Henin added that his firm is also putting together plans for an upscale apartment community with approximately 90 units in Casselberry.

“It’s all still in the planning and approval stages now,” Henin said. “No pricing yet.”

The Henin Group comprises Henin Homes and Henin Realty and specializes in luxury community and multifamily development and sales, property management, commercial retail development, infill development and renovations.

Girl Scouts spearhead drive for flagpole, monument at Villages of Royal Palm in Port Orange

PORT ORANGE, Fla. — A pair of Girl Scouts, Taylor and Morgan Hibel spearheaded a drive to raise money for a flagpole and monument for veterans at the Villages of Royal Palm in Port Orange.

The youngsters launched the drive which raised some $3,500 for the monument and flagpole.

The monument honors all veterans, Jamie Allen Adley, president of Villages of Royal Palm, said. A special ceremony was held recently for the installation of the flagpole and monument.

Members of the Veterans of Foreign Wars Post 3282 participated in the dedication ceremonies including the men’s and women’s auxiliary.

Riviera Bella’s Phase 3 Now Open, Phase Four to open early next year at the exclusive DeBary waterfront community

DeBary, Fla. – Phase Three at the award-winning, Riviera Bella community located off Fort Florida Road overlooking the St. Johns River in DeBary is open now and sales will be underway in late June.

Jerome Henin, president of the Henin Group, developer of the luxury master-planned community, said there are 38 home sites in the new phase with 50 and 70-foot widths.

Henin said M/I Homes is the builder in the new phase and they are nearing completion of two additional four-bedroom model homes.

New homes in Phase Three at Riviera Bella range from 2,100 square feet of living area to 5,200 square feet and are priced from the mid $200s to more than $500,000.

Henin said M/I Homes will also be building new homes in Phase Four at Riviera Bella which will open early next year with 47 new home sites.

M/I Homes has 11 exclusive lakefront home sites on Lake ToHo at Lake Pointe in St. Cloud

ORLANDO, Fla. -- M/I Homes is offering 11 exclusive lakefront home sites at Lake Pointe, in a gated community located off Narcoossee Road overlooking Fells Cove on East Lake ToHo in St. Cloud.

David Byrnes, area president of M/I Homes, said the homebuilder recently completed two move-in ready homes at Lake Pointe and two more will be completed within the next 30-60 days.  All four homes come with a three-car garage.

The new homes that are ready to move in now are the Grandview plan with five bedrooms, four-and-a-half baths in 4,770 square feet of living area priced from $659,990 and the Granville plan with six bedrooms and four-and-a-half baths, 5,200 square feet priced from $699,990.   Both homes are two-stories, Byrnes added.  

The two move-in ready homes that are nearing completion feature single-story designs – the Calabria with four bedrooms and three baths and 2,845 square feet priced from $539,990 and the San Remo Ultra V with three bedrooms and three baths with 2,931 square feet of living area.

New three to six bedroom Mediterranean-style homes at Lake Pointe are priced from $440,990 to $799,990, Byrnes said, with from 2,721 square feet of living area to 5,200 square feet.

Lake Pointe, located off Narcoossee Road within minutes of southeast Orlando’s Medical City,  features security cameras at the entry, pristine ponds, natural preserve areas, a swimming pool and spacious cabana, waterfront park with tennis courts, a viewing dock and canal access to Lake Toho.

Carter Solutions to provide Orange County Sheriff’s Office SharePoint Disaster Recovery and Development Support

ORLANDO, Fla. --  Carter Solutions, a leading Orlando IT company with more than 20 years of experience in DotNetNuke, SharePoint and Mobile developments software, has earned a contract to provide the Orange County Sheriff’s Office with SharePoint disaster recovery and SharePoint development services.

Tony Carter, president of Carter Solutions, said the Orange County Sheriff’s Office uses SharePoint to communicate with more than 2,500 deputies and aides.

“Carter Solutions will provide disaster recovery and development support software to make sure there is continuity of this mission critical system,” Carter explained.

The contract also includes training and consulting work.  

Carter Solutions is a client company of the University of Central Florida’s Business Incubation Program in the Central Florida Research Park in east Orange County.

Geocove Inc. graduates from UCF Business Incubation Program, Opens New Offices in Orlando and Buffalo

Orlando, Fla. / Buffalo, N.Y.  -- Geocove, Inc., a leading provider of GIS-based technology that helps disaster management teams assess the magnitude of storm destruction and plan damage control and recovery operations, is opening new offices in Orlando and Buffalo.

Karyn Tareen, chief executive officer of Geocove and a graduate of the University of Buffalo (UB), said the company recently graduated from the University of Central Florida (UCF) Business Incubator at the Central Florida Research Park in East Orange County and moved into offices just down the street at 12001 Research Parkway.

Geocove was recently accepted into START-UP NY, a new initiative by the State of New York to provide tax incentives to business expanding to New York.   Geocove will open a new office next month at the University of Buffalo’s Technology Incubator located in Amherst, New York.

For Tareen, the Buffalo office offers a wealth of opportunities and local expertise. A graduate of the UB’s prestigious Geography Department, Tareen said she is looking forward to reestablishing her relationships with the university.

“I am looking forward to a continuing relationship with the university and its students,” Tareen said.
Tareen said Geocove’s new UB office is already a success. “We are looking forward to the first round of UB interns starting this summer,” Tareen said.

Oceans Luxury Realty Will Double its Property Management Sales This Year

Daytona Beach Shores, Fla. -- Oceans Luxury Realty, the Daytona Beach Shores firm that focuses on management and sales of luxury oceanfront resort homes and condominiums in Volusia County, is set to double its sales this year.

Crystal Anderson, president of Oceans Luxury Realty, said the company’s property management division was averaging $50,000 per week in sales last year but that will double this year based on first quarter results. 

Oceans Luxury Realty manages more than 200 units along the east coast of Central Florida, Anderson said.

The company currently employs 14 full time associates and six property management staffers in Daytona Beach Shores, Port Orange and Ormond Beach.

Currently Oceans Luxury Realty has two locations on U.S. A1A in Daytona Beach Shores.

Since the start of this year, Anderson said the company has handled property management sales valued at over $1 million.

Hold-Thyssen negotiates 13 Leases in Jupiter totaling over 16,700 Rentable Square Feet

JUPITER / WINTER PARK, Fla. -- Hold-Thyssen, Inc., a commercial property firm based in Winter Park, recently negotiated 10 leases in Jupiter for office/warehouse/flex space at Pennock Business Center and three renewal and expansion leases of retail space at Maplewood Plaza representing the Miami-based landlord GECMC 2005.

At Pennock Business Center 711 Commerce Way in Jupiter, Hold-Thyssen Leasing Agent Therese Taylor teamed up with Dan Sefjack of Business Real Estate Inc. in Jupiter to complete seven new lease agreements for office/warehouse/flex suites totaling 5,658 rentable square feet, and three lease renewals totaling 4,386 square feet.

At Maplewood Plaza, 401 Maplewood Drive, Taylor negotiated three retail lease agreements:  Brush Strokes and More by Jackie added 1,700 square feet to the 1,700 square feet they already occupied and signed a renewal with the expansion for three years; Hometown Cleaners signed a five-year lease renewal for its 1,700 square feet and Luxury Maids who occupies 1,630 square feet at Maplewood Plaza signed a three-year lease renewal.

Broker at NAI Realvest Honored by Central Fla. Commercial Assn. of Realtors for Community Service Helping the Homeless

ORLANDO, Fla. -- Veronica Malolos, a broker at NAI Realvest in the Osceola County area was recently honored with the Central Florida Commercial Assn of Realtors 2014 Community Service Award.

Robin Webb, managing director at NAI Realvest, said Malolos received the prestigious award from CFCAR for her advocacy and work with the homeless families and children in Osceola County.

Most recently Malolos spearheaded several “crockpot drives” for the transitional homeless in the region, enabling children and families to eat healthy while they’re balancing family responsibilities, multiple jobs and lack of kitchen implements.

Malolos, an established leader in Osceola County, is currently an Osceola County Planning Board Commissioner and vice chair of the county’s Affordable Housing Advisory Committee. She is also a trustee for the county’s Education Foundation Charter School Board.

She is an alumnus of “Leadership Osceola,” a past president of the Osceola County Assn. of Realtors and is the 2014 District 12 vice president for the state association, “Florida Realtors.”

NAI Realvest Negotiates $1.3 Million Sale of Carder Road Office/Warehouse Building

ORLANDO, Fla. --- NAI Realvest recently negotiated the $1,300,000 sale of an 18,600 square foot office/warehouse building at 5701 Carder Rd. in Orlando to a statewide homebuilding contractor.

Tom R. Kelley II, CCIM, a principal in the firm negotiated the sale to a user owner representing the local seller, Miller Real Property Holdings, LLC.

ODC Construction, LLC purchased building and its 5.9 acre site. The building which is located off US 441 includes 3,000 square feet of office space seven private offices and the majority of the property’s acreage is paved with fencing and lighting.

Lee Zerivitz of City Commercial represented the buyer ODC Construction which provides foundation, masonry and framing services to production and custom homebuilders.
