HAINES CITY – Without even turning the first shovel of dirt, Dream Finders Homes already sold seven homes at its newest single-family home community of Cypress Park Estates.

Located just south of Davenport near many Central Florida attractions, Cypress Park Estates offers a small-town feel right in the center of Hanes City – Polk County’s third largest city, according to Gerry Boeneman, president of Dream Finders Homes’ Central Florida division.

“We’ll be building five beautiful floor plans with multiple elevations from our Dream Series collection on 75 homesites at Cypress Park Estates,” Boeneman said, adding that sales currently are being handled from Dream Finders Homes’ North Ridge Reserve sales center in Davenport.

With prices from $272,990 to $307,990 for three- and four-bedroom homes ranging from 1,407 to more than 2,100 square feet, Boeneman said the community should appeal to first-time buyers, growing families and empty nesters.

“This location has much to offer including convenience to shopping, dining and entertainment, as well as lakes, trails and golf courses, and world-class attractions,” he said.

Ground-breaking at the community is expected to commence in September.

When completed, Cypress Park Estates will offer a swimming pool, a dog park and other amenities.

Hold-Thyssen Completes Long-Term Lease of 18,200 SF Former DMV‒ Fireworks Outlet and Showroom Now Open in Orlando after Million Dollar Build-Out


ORLANDO --- Hold Thyssen, Inc., a full-service commercial property firm based in Winter Park, has completed an 11-year lease agreement for the 18,200 square foot former Orlando DMV Tag Office. Consummation of the deal followed an extended due diligence period, protracted permit approvals, followed by $1 million+ build-out, all of which was completed in time for the retail comeback and 4th of July.
Martin Forster CCIM, senior director of Hold-Thyssen, negotiated the transaction representing the building’s landlord, Daikim of Western Way Center, LLC. “The tenant was seeking premises to meet their need of a high-profile, central location in the Orlando market,” Forster said. “The terms of the lease were agreed to in 2019, but a long due diligence and a slow permitting process, thanks to the 2020 shutdown, pushed the actual closing to December of last year,” he said, adding, “That’s when transformation of the large vacant office building into a retail outlet and storage area got into high gear.” Phantom Fireworks’ Showroom finally opened on June 18, at 2110 W. Colonial Drive.

Hold-Thyssen Negotiates $7 Million Sale of High-Profile Winter Springs Office Building

WINTER SPRINGS --- Hold-Thyssen, Inc., a full service commercial property firm based in Winter Park, recently closed on the sale of Vistawilla Office Center at 1511 E. SR 434 at the intersection of State Road 417.

Hold-Thyssen’s Transaction Specialist Nicholas B. O’Shea negotiated the sale representing the seller Vistawilla Office Center, LLC.

The buyer, an Orlando-based investor, paid $7,000,000 for the 39,877 square foot, fully-leased building on a five-acre site. Noteworthy long-term tenants include The Seminole County-University of Central Florida Business Incubator, leasing 10,000 square feet, Alpha EMC, leasing 9,428 square feet and Snap-On Tools Company, with 3,140 square feet.

M/I Homes to Build 55 Homes in Winter Garden’s Tilden Place

WINTER GARDEN – M/I Homes started developing 55 homesites in Tilden Place at Winter Garden, a gated community situated between Winter Garden Vineland Road and County Road 429.

As one of the last home-buying opportunities on Tilden Road, sales of new construction homes on sites with pond views and those backing to private conservation area will begin in June, according to David Byrnes, M/I Homes’ Area President.

Birmingham-based OG Capital Acquires Multifamily Real Estate Community in Gulf Shores, AL

BIRMINGHAM, AL – OG Capital, a Birmingham-based multifamily real estate investment firm, has acquired Marbella Luxury Apartments, a 96-unit luxury apartment community situated on 4.77 acres at 1910 E. First St. in Gulf Shores.

OG Marbella, LLC, an affiliate of OG Capital purchased the property from Marbella Gulf Shores, LLC for $15 Million. Troy Wilson and Frank Malone of Bellator Real Estate & Development brokered the transaction, which was financed by ServisFirst Bank.

Marbella features 99,600 square feet of rentable space comprised of 96 one- and two-bedroom residences. OG Capital will enhance the community’s clubhouse and pool areas and install washers and dryers in each unit. Additional changes aimed at increasing lifestyle value to the community, including grill stations and outdoor gathering spaces, are also planned. OG Capital hired The Mitchell Company of Mobile led by Chris Sylvester to manage the community.

“We are thrilled to acquire Marbella Luxury Apartments, the only multifamily property constructed in Gulf Shores south of the Intra-Coastal Waterway in over 20 years,” said Jordan Weaver of OG Capital. The acquisition marks the firm’s fourth property purchase in 2021.

The community is walkable to Gulf Shores Elementary School, a Rouse’s Market and is less than two miles to the beach.

Family-Owned Builder Supply Firm Already Expands New Leesburg Operation by another 10,000 Square Feet

LEESBURG -- Blackton, Inc., the family-owned homebuilding materials supplier that opened a 15,000 square foot Leesburg location just one year ago, has already added another 10,000 square feet to the facility at 105 Park Center St

Michael “Micky” Blackton, chairman and CEO of the Orlando-based firm that is one of Florida’s largest and most active suppliers of roofing and flooring to homebuilders, said he established the third location in the heart of Leesburg to better serve new and longtime clients, who build in Alachua, Lake, Marion, and Sumter counties, with a better turnaround time.

Supply chain issues, prompting more inventory and need for more spacious warehouse and staging area were the principal reasons for the expansion of the relatively new facility. Blackton Inc to Supply Flooring Products for D.R. Horton’s Latest Community in East Polk County

2020-2021 contracts from D.R. Horton alone worth over $4.3 Million  

 

ORLANDO --  Blackton, Inc., a leading Central Florida supplier of wholesale materials and supplies to the home building industry, was  awarded a contract from D.R. Horton to provide flooring for 112 townhomes including models planned at Atria at Ridgewood Lakes in Davenport.

 

Michael “Micky” Blackton, chief executive officer, said his firm will provide an estimated $500,000 worth of ceramic tile, hardwood and carpet in the construction of Atria at Ridgewood Lakes Townhomes that will range from 1,673 to 1,758 square feet of living area. 

 

Blackton has already been providing its timeless flooring in the nearby D.R. Horton East Polk communities of Meadowwalk in Davenport, and Haines City communities of Orchid Terrace, Grace Ranch and Feltrim Reserve.
