Christopher Cain has a new retirement strategy — Buy a second home or vacation property now

ORLANDO, Fla. — Stirling Sotheby’s International Realty Second Home and Vacation Property Specialist Christopher S. Cain turned his 16-year experience of owning a seaside villa at Kiawah Island, S.C. into two popular self-help books — Maximize Your Resort Property Investment (1984) and Road Map to Your Vacation Property Dream (1998). Now Cain presents a new retirement strategy — investing in resort and vacation homes.

“Don’t just think IRAs, investments and savings,” Cain said. “Add some real estate to your retirement plan. Buy a vacation property at today’s low prices for a lifestyle strategy that will add fun, excitement, status and enjoyment as you wind down your career,” he said.

Cain said resort properties are great for family vacations, and if you rent your property when you’re not vacationing, it will help pay the mortgage.

“When you retire in five, 10 or 15 years, your retirement home is waiting for you,” Cain advised. “Simply stop renting it out and move in full time,” he said.

Cain isn’t alone with his strategy. According to a March 2011 National Association of Realtors survey, Investment and Vacation Home Buyers Survey 2011, 34 percent of vacation homeowners acquired their resort property to use as a principal residence in the future.

“Eighty percent of owners said now is a good time to invest in real estate,” said Cain. “Prices and interest rates are at record lows and that won’t continue forever,” he said.

“Highest and Best Offer” bids on 32 acre Rozzy Osborne Ranch near Orlando to close July 20

ORLANDO, Fla. --- Stirling Sotheby’s International Realty will accept “highest and best offer” bids through July 20, 2011 on the 32 acre Lake County ranch owned by blues performer Rozzy Osborne, located near Orlando, Fla.

Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty, said the Osborne estate includes a four bedroom, four bath luxury home, with 3,847 square feet of living space, a 2,400 square foot barn and separate stable.

Osborne, who is relocating, has invested more than $1.2 million in the estate property, which is being sold with a reserve price of $400,000, Soderstrom said.

Stirling Sotheby’s International Luxury Homes Specialist Linnette Sanzalone is marketing representative for the property.

“We anticipate that buyers for this property include horse owners, both enthusiasts and professionals, second home or vacation home buyers, survivalists, or someone looking for a primary residence with acreage at a bargain price,” Soderstrom said.

The property includes stables, a tree house, a pond with a private dock that affords seating and electricity, plus a covered picnic area with electricity.

Soderstrom said the onsite utilities include a full house generator, 500 gallon propane tank, three separate wells — one for a nine zone irrigation system — and a pumping station that shunts excess water to wetlands in the very back of the property.

Indoors, the home features tray ceilings, crown molding, oversized rooms, solid custom wood floors, built-in shelving units, two pantries, double built-in ovens, commercial grade ice machine, luxury appliances and gas fireplace.

Two additional oversized storage rooms could be converted into guest rooms or an exercise room, Soderstrom said.

“This is a remarkable home that could serve as a family compound,” Soderstrom said.
