Florida Business Leader, Real Estate Executive to Speak at USF Real Estate Society

TAMPA – John Crossman, an Orlando businessman with a reputation as one of the most influential leaders in Florida on the subjects of real estate, leadership development, civil rights and social justice, will be the featured speaker Sept. 7 at a meeting of the University of South Florida’s Real Estate Society.

The youngest alumnus to be inducted into the FSU College of Business Hall of Fame, Crossman is recognized nationally for his work on civil rights and makes regular appearances on TV and radio talk shows. He also is sought after to speak about his book, Career Killers/Career Builders: The Book Every Millennial Should Read. Each student attending the “Building Your Career” session will receive a copy of Crossman’s book, which focuses on building a career in today’s business world.

The noted speaker and author heads Crossman Career Builders, an organization that mentors and coaches college students and young professionals, and CrossMarc Services, which focuses on real estate investments and brokerage.

Some of his accolades include a Lifetime Achievement Award from the Central Florida Commercial Association of Realtors;  being appointed to the Advisory Council of the Peace and Justice Institute at Valencia College; moderating a virtual panel of experts in a webinar for landlords and tenants during the Covid-19 shutdown and, most recently, being selected as one of 10 Central Florida influential leaders as a 2021 Visionary for roundtable discussions with up-and-coming commercial real estate professionals.

Crossman Career Builders Among Major Sponsors of Central Florida Navy League’s 5K • 10K Run In Baldwin Park

Hold-Thyssen Completes Sale of Celebration Office Building to Single Tenant, Woman-Owned Service Provider

CELEBRATION, Fla. --- Hold-Thyssen closed on the user sale of a 7,435 square foot free-standing office building on a half acre site in Celebration.  The property at 1216 Patrick Street, built in 1997 and refurbished in 2017, sold to the tenant for $1,768,850.00. 

Hold-Thyssen Senior Director Martin Forster, CCIM brokered the transaction on behalf of the seller, 1216 Patrick Street, LLC.  The buyer 1216 SCARF, LLC embodies principals of Serving Children and Reaching Families, LLC, a rapidly growing, minority woman-owned, behavioral health service provider. 

Forster said SCARF had leased the one-story building since October 2017 and decided to take advantage of current low interest rates and an SBA loan.  Lender One Florida Bank was represented by Senior VP Shane McCutchen in collaboration with Florida First Capital Finance Corp.’s Vice President John Hanrahan who arranged the SBA portion of the loan.

Hold-Thyssen, Inc. Negotiates Sale of 74,000 SF Hercules Sealing Products Headquarters in Clearwater

CLEARWATER — Hold-Thyssen, Inc’s VP of Investor Services Richard Fisher recently negotiated a $6.5 Million sale of the Hercules Sealing Products headquarters at 1016 N. Belcher Rd. in Clearwater.  The buyer, Horne Partners, LLC d/b/a Horne Properties will redevelop the office/warehouse property into a self-storage facility. 

Fisher, who represented the seller HB Sealing Products, Inc. in the transaction, also assisted in their relocation and acquisition of new administrative, engineering and sales offices at the Park Place Office Park in Clearwater.

Ashton Woods Names Blackton Inc to Supply Flooring for New Communities Breaking Ground in East Orange and East Polk

ORLANDO – Blackton, Inc., one of Florida’s leading suppliers to the homebuilding industry, will supply a total of $3 Million in flooring at two Ashton Woods Homes’ single-family home communities in Orlando and Davenport.

Atlanta-based Ashton Woods Homes  acquired 41 homesites in East Orlando on Rouse Road North of University Blvd for Waverly, its newest single-family home community with three, four and five-bedroom homes.   The homebuilder awarded Blackton Inc. the contract to supply an estimated $1.5 million in high-end flooring materials at Waverly, which started construction this summer.

In addition, Blackton will be supplying more than $1.6 million in flooring materials for Glen at West Haven, a similar community located on Buckingham Drive off U.S. 27 in Davenport.  Construction got underway this past spring at Glen at West Haven where Blackton will ultimately supply 132 single-family homes with flooring materials, according to Micky Blackton, chief executive officer.

Blackton, Inc., a family owned business headquartered on Alden Road near downtown Orlando with branch locations in South Orlando and Leesburg, has been supplying the home building industry from Jacksonville to Tampa for over 60 years.

Dream Finders Homes Now Selling at New Cypress Park Estates Community


HAINES CITY – Without even turning the first shovel of dirt, Dream Finders Homes already sold seven homes at its newest single-family home community of Cypress Park Estates.

Located just south of Davenport near many Central Florida attractions, Cypress Park Estates offers a small-town feel right in the center of Hanes City – Polk County’s third largest city, according to Gerry Boeneman, president of Dream Finders Homes’ Central Florida division.

Ground-breaking at the community is expected to commence in September.

When completed, Cypress Park Estates will offer a swimming pool, a dog park and other amenities.

Hold-Thyssen Completes Long-Term Lease of 18,200 SF Former DMV‒ Fireworks Outlet and Showroom Now Open in Orlando after Million Dollar Build-Out


ORLANDO --- Hold Thyssen, Inc., a full-service commercial property firm based in Winter Park, has completed an 11-year lease agreement for the 18,200 square foot former Orlando DMV Tag Office. Consummation of the deal followed an extended due diligence period, protracted permit approvals, followed by $1 million+ build-out, all of which was completed in time for the retail comeback and 4th of July.
Martin Forster CCIM, senior director of Hold-Thyssen, negotiated the transaction representing the building’s landlord, Daikim of Western Way Center, LLC. “The tenant was seeking premises to meet their need of a high-profile, central location in the Orlando market,” Forster said. “The terms of the lease were agreed to in 2019, but a long due diligence and a slow permitting process, thanks to the 2020 shutdown, pushed the actual closing to December of last year,” he said, adding, “That’s when transformation of the large vacant office building into a retail outlet and storage area got into high gear.” Phantom Fireworks’ Showroom finally opened on June 18, at 2110 W. Colonial Drive.

Hold-Thyssen Negotiates $7 Million Sale of High-Profile Winter Springs Office Building

WINTER SPRINGS --- Hold-Thyssen, Inc., a full service commercial property firm based in Winter Park, recently closed on the sale of Vistawilla Office Center at 1511 E. SR 434 at the intersection of State Road 417.

Hold-Thyssen’s Transaction Specialist Nicholas B. O’Shea negotiated the sale representing the seller Vistawilla Office Center, LLC.

The buyer, an Orlando-based investor, paid $7,000,000 for the 39,877 square foot, fully-leased building on a five-acre site. Noteworthy long-term tenants include The Seminole County-University of Central Florida Business Incubator, leasing 10,000 square feet, Alpha EMC, leasing 9,428 square feet and Snap-On Tools Company, with 3,140 square feet.

M/I Homes to Build 55 Homes in Winter Garden’s Tilden Place

WINTER GARDEN – M/I Homes started developing 55 homesites in Tilden Place at Winter Garden, a gated community situated between Winter Garden Vineland Road and County Road 429.

As one of the last home-buying opportunities on Tilden Road, sales of new construction homes on sites with pond views and those backing to private conservation area will begin in June, according to David Byrnes, M/I Homes’ Area President.
