Stirling Sotheby’s International Realty Associate’s determined attitude saves family with wheelchair-bound twins

ORLANDO, Fla. --- When Stirling Sotheby’s International Realty’s Associate Naresh Mistry first visited his new clients, all he heard was “no”.

That’s what other real estate professionals had been telling the clients for months.

They had a special need. Thankfully in Mistry, they found a special agent.

“Their circumstances were definitely unique,” Roger Soderstrom, founder and owner of Stirling Sotheby’s International Realty, said.

Like many central Floridians, the clients owned their home, but they were upside down in their mortgage terms, owing more than the house was worth, Soderstrom said

“They were struggling, but they were making their payments in time,” Soderstrom added.

The clients have a special medical need — twin children who are confined to wheelchairs. As their mortgage payments grew increasingly more difficult.

“They could see the handwriting on the wall,” Soderstrom and Mistry said. “They knew they couldn’t keep up their payments and their medical bills forever,” Mistry explained.

The best solution was clearly a short sale, Soderstrom said.

“Short sales are typically accommodated when a buyer falls behind in their mortgage payments,” Mistry said.

“The client didn’t see it that way. Falling behind meant ruining their credit — credit was especially important to them given their children’s medical needs.

“Their unique and immediate medical needs actually qualified them for a short sale,” Mistry said. “All we had to do was to find someone to do the financing,” Soderstrom explained.

Stirling Sotheby’s International Realty strategic partner Integrity Home Loans joined in the search.

Soderstrom said Mistry is a one-of-a-kind agent.

At Mistry’s urging, Integrity Home Loans researched the entire finance industry before finding a suitable lender.

We found a lender who would agree to participate,” Soderstrom said.

“To our knowledge, this was the first time a short sale had been attempted on the basis of medical necessity when the homeowner was current on their payments, he said.

Finally, the short sale was approved, the client was able to get out from under an oppressive mortgage and into a smaller, smarter home they could afford.

“Their struggle isn’t over,” Soderstrom said. “They have tremendous sacrifices ahead of them to care for their children. But they are highly motivated and determined to beat this, and they deserve to win,” he added.
