Emerson International Reports New Long-Term Office Leases that Total More than 13,000 Square Feet in Altamonte Springs and Orlando
Altamonte Springs, Fla. --- Emerson International recently negotiated three new long-term office leases in Altamonte Springs and Orlando that total more than 13,300 square feet.
Kenneth Koch, director of leasing for Emerson International, negotiated all three lease agreements representing the landlord.
USIS, a division of insurance giant Brown & Brown, leased 8,761 square feet of Class A office space in the Centerpointe I office tower at 240 E. Central Parkway in Altamonte Springs. Joseph Schuemann of Blue Rock Real Estate Services, LLC represented the tenant.
Nirvana Health Services leased 3,428 square feet in the Centerpointe II office tower next door, at 220 E. Central Parkway.
In Orlando, the law firm of Brian Michael Mark P.A. leased 1,176 square feet of office space in the Major Plaza I building at 5728 Major Plaza Blvd. near International Drive in southwest Orlando.
Lennar Slashes Prices with Big Discounts at Lakeside in Providence south of Orlando near Disney

NAI Realvest Negotiates New Lease of Former PNC Bank Branch in Sanford for upscale auto sales business
SANFORD, Fla. – NAI Realvest recently negotiated a new lease agreement for the 4,700 square foot retail building and parking lot that was formerly a PNC Bank branch at 3850 Orlando Drive in Sanford.
Mitch Heidrich associate at NAI Realvest, Kevin O’Connor and Matt Cichocki, principals at the firm, negotiated the transaction representing the landlord HERDOR, LLC of New York, N.Y.
The local tenant, Off Lease Financial, Inc., will operate its upscale auto sales business at the site located on the corner of U.S. 17-92 and Lake Mary Blvd.
NAI Realvest negotiates sales valued at more than $2.9 Million for Industrial Buildings in Apopka and Lake Mary
ORLANDO, Fla. – NAI Realvest recently negotiated the sales of two buildings totaling 95,000 square feet of industrial space in Apopka and Lake Mary for more than $2.9 million.
Michael Heidrich, principal in the firm who negotiated both transactions, represented Seller John H. Talton Enterprises, Inc. of Vidalia, Ga. in the sale of 600 Technology Park Drive in Lake Mary.
The buyer, Advanced Dental Materials, LLC who was represented by Michael Fronk of Fronk & Co., paid $1,951,475 for the 60,000 square foot building for the expansion and relocation of its operations from Altamonte Springs.
Heidrich also negotiated the sale of a 35,000 square foot industrial facility at 2104 and 2052 Platinum Rd. in Apopka to Rhyne Investment, LLC for $950,000 representing the seller, DMJ Investment Trust of Marion County, Fla. Tonya Giddens of Michael O’Shaugnessy, Inc. represented the buyer.

RedTail Golf Club Member Guest Tournament draws 30 teams for two-day Tournament
SORRENTO, Fla. — RedTail Golf Club in Sorrento hosted 60 golfers at its annual Member Guest Tournament recently.
Steve Downs, golf operations manager at RedTail Golf Club, said Jimmy Hughes and his guest, Drew Carr of were crowned RedTail Golf Club’s 2013 Member Guest Champions.
“We had a fantastic weekend,” Downs said.
Eighteen teams teed off for an optional shootout on Friday, Downs reported. RedTail member Matt Mullane and guest Mark Klosek took the win when Klosek sank a 12-foot putt on the last hole.
Thirty two-man teams made the field for the official start of the tournament Saturday morning and Downs said the weather was perfect.
After 36 holes, the field was reduced to 10 teams for Sunday’s final shootout.
“With the pressure on, Jimmy Hughes and his guest Drew Carr finished with pars on the final hole to secure the win” Downs said.
“We had a great weekend and the staff on both the golf side and food and beverage really shined,” Downs said. “I think everyone won.”

Carter Solutions, Inc. acquires Charlotte-based Centric eSolutions, will launch advertising network for home owner associations
ORLANDO, Fla. --- Carter Solutions, Inc. in Orlando has acquired the assets of Centric eSolutions, Inc., the Charlotte-based software developer that created a specialized Content Management System designed for Home Owner Associations and similar residential communities.

“The acquisition enables Carter Solutions to expand our CMS offerings, in the HOA and Property Management space, and to provide an important revenue stream to HOAs and community associations that isn’t available to them now,” Carter explained.
Ashton Woods Homes offering two new product lines at Waterset in Apollo Beach

TAMPA, Fla. --- Only 12 home sites remain for sale at Bonvida in Valrico, where Pulte Homes has seen quick sales since the community of single-family homes opened in September 2012 off Hwy 60 at Valrico and Landside Roads.

Del Webb Orlando Sells 300th Home
ORLANDO, Fla. – Little did Mike and Edith Senderak know when they decided to buy a new home at Del Webb Orlando that their purchase would come with a “celebrity” status.
But, when they recently signed a contract to buy a 1,929-square-foot Vernon Hill home design, they learned that they purchased the 300th home in the growing community southwest of Orlando.
The Senderaks, who currently live in Collegeville, PA, checked out more than a dozen communities before buying in Orlando, Mike said.
“We went from Arizona to Delaware to Florida before deciding that the spacious and open floor plan of the home, and the uncluttered streetscapes and resort-style feel of the amenities at Del Webb Orlando fit our needs nicely,” he said. And, the community’s proximity to shopping and attractions cinched the deal.
The couple – Mike, a Chicago native who works as a computer programmer after a career as a private-practice psychologist, and Edith, a biostatistician who was born in the Philippines met in graduate school at Virginia Tech. Since then, their careers have taken them to Connecticut, Kentucky, Ohio and finally to Pennsylvania.
Their home is expected to be completed in early 2014, but with a son in medical school and a daughter in the 7th grade, it will be a few years until the couple officially moves in but believed now is the right time to buy.
“We’re looking forward to a variety of amenities there, including exercise classes, tennis, the pool, fitness center and the walking track once we move into the community.”
More than 300 Prospective Home Buyers attend Preview of Gran Paradiso in Venice, Model Homes to Open in January
Venice, Fla. --- More than 300 prospective home buyers attended the recent sneak preview of Gran Paradiso, the new luxury resort community in Venice that will open in January.
Matt Devereaux, director of sales and marketing for Lennar’s Southwest Florida Division, said most participants plan to return in January when Lennar opens its new model homes.
“The buzz about Gran Paradiso is really exciting and it looks as if this community will live up to its reputation,” Devereaux said.
The short list of planned amenities include a community center, swimming pool and spa with poolside cabanas, tennis courts, fitness trails, a media center, steam room, children’s playground and more facilities that haven’t been confirmed.
“Gran Paradiso is a resort-style community that will be rich with amenities,” Devereaux said.
Altogether 1,800 new homes are planned at Gran Paradiso, priced from the high $100s to more than $500,000.
Lennar is building three, four and five-bedroom single-family homes and twin villas at Gran Paradiso that range in size from 1,340 square feet of living space to 3,800 square feet.
Devereaux said Lennar plans to offer its NextGen® homes for multi-generational families along with Executive homes, Manor homes, Estate homes and Twin Villas at Gran Paradiso.
The Trevi model Executive home, now under construction, offers four bedrooms and three baths in 2,032 square feet of living area with an open floor plan and a huge open family life space that includes kitchen, living and dining room areas.
The Princeton II model Manor home offers four bedrooms, two baths, a great room, breakfast nook and formal dining room in 2,244 square feet with large master bedroom suite.
The Oakmont model Estate home will open with 2,361 square feet of living area that includes four bedrooms, two full baths and a half-bath, a great room, breakfast nook, formal dining room and large master bedroom suite.
“Gran Paradiso was planned and designed to be the premier luxury resort community in Venice, and we are anticipating large crowds when we open our model homes in January,” Devereaux said.
