NAI Realvest Negotiates Two Leases in Lake Mary, East Orlando With Expanding Construction Company, Software Developer


LAKE MARY / ORLANDO --- Mary Frances West, CCIM Vice President at NAI Realvest recently negotiated two lease agreements for Class A office space in Lake Mary and East Orlando.

West represented Landlord Interchange-FL Rouse, LLC in a new lease of 1,380 rentable square feet at University Court, 3361 Rouse Rd. near UCF in East Orlando.  Software developer The System Source, Inc. is the new tenant. 

The Adjutant Group, LLC renewed its lease and expanded into additional space for a total of 2,502 rentable square feet at Primera Court II, 735 Primera Blvd. Lake Mary.  Tenant provides construction services throughout the southeast.   West negotiated the transaction on behalf of Landlord Interchange Primera Court II, LLC of Daytona Beach.

NAI Realvest Negotiates $2.3 Million Sale of Retail Building by Florida Mall


ORLANDO, Fla. NAI Realvest recently closed the sale of the 18,714 square foot retail building at 1401 Florida Mall Ave. adjacent to the Florida Mall in South Orlando for $2,300,000.00.

NAI Realvest principals Kevin O'Connor and Matt Cichocki negotiated the sale of the former fabric store on behalf of the Las Vegas-based seller, Katz & Katz, LLC. 

The buyer Iqbal Investments of Windermere, Fla. plans to renovate the building for operation of a retail store.    Imran Nazer of premium Realty Advisors, LLC represented buyer in the transaction.

Blackton Awarded Contract from KB Home to Provide Building Materials at Sawgrass Bay in Clermont


CLERMONT, Fla. --- Blackton, Inc., a major provider of building materials for the home building industry, recently earned a contract from KB Home worth an estimated $1.2 million.

Micky Blackton, chief executive officer of Blackton, Inc., said the family owned firm will provide roofing, carpet and tile to KB Home’s new home community at Sawgrass Bay located off U.S. Highway 27 in Clermont.

“Our contract covers 150 new homes at Sawgrass Bay,” Blackton said. “Construction of models will get underway this summer.”

NAI Realvest Negotiates $9.45 Million Purchase of Orlando Multi-Tenant Business Park, Retained to Lease and Manage


ORLANDO, Fla. --- NAI Realvest recently closed on the $9,450,000.00 acquisition of Heaven III, multi-tenant business park with 109,344 square feet of flex space located at 6925 Lake Ellenor Drive, at the intersection of W. Lancaster Road in southwest Orlando Central Park. 

Michael Heidrich, principal at NAI Realvest negotiated the off-market purchase on behalf of the buyer Heaven 3 RE, LLC which includes investors Michael and James Kramer of Miami.  Buyers have worked with Heidrich and NAI Realvest to identify target commercial real estate assets and increase their Central Florida holdings.

The “Heaven” brand was established by Developer/Seller Brett Kingstone, CEO of Heaven III, LLC to signify the level of high-tech amenities in the buildings including fiber optics, LED lighting, biometric locks and Internet surveillance.  Seller has developed several similar commercial properties in the Orlando area.

Heidrich said the new owners whose other Central Florida properties include the Realvest-developed Monroe CommerCenter South in Sanford and Goldenrod and Hanging Moss CommerCenters in Orlando, have retained NAI Realvest to handle leasing and management of Heaven III as well. 

The six-building campus built in 1975 and renovated in 2014-2015 is nearly 100 percent leased.  Major long-term tenants include Chubb Insurance, Bostwick Laboratories and Davita Renal Healthcare. 

Heidrich and his brokerage team will handle leasing for Heaven III and NAI Realvest Senior Property Manager Catherine Mallory, with more than 20 years of experience, will head up the property management responsibilities for the 8.8-acre property and its office/showroom and flex buildings including three that are fully leased.

Pulte Homes has First Model  Under Construction in New Community Amaranda at Fiddler's Creek, Sales are Underway 

NAPLES, Fla. -- Pulte Homes has started construction of its first model home – Summerwood – in Amaranda at Fiddler’s Creek its new 71-homesite neighborhood within the master planned community located off of Collier Blvd., three miles south of U.S. 41 in Naples.

Pulte Homes has Two Models under Construction and Sales are Underway at Orange Blossom Ranch in Naples

NAI Realvest Negotiates $1.2 Million+ Sale of Free-Standing Office Building on SR 434 in Altamonte

ORLANDO, Fla. - NAI Realvest recently closed on the sale of a free-standing office building located at 860 N. SR 434 in Altamonte Springs for $1,210,000.00.

Jeff Tanner, senior vice president of investment sales and Kim Manson, director of retail and investment sales at NAI Realvest brokered the transaction representing the local Seller, AMLS, LLC.

Buyer Christensen Financial, Inc. purchased the 10,460 square foot office building on a 1.55 acre tract.  They will be occupying the majority of the building to operate its mortgage lending business.

Orlando / Winter Park, Fla. NAI Realvest recently negotiated a new long-term office lease agreement for two suites totaling 3,583 rentable square feet at Louisiana Office Park in Winter Park.

 FleetZoo LLC leased Suites 210 and 214 at 1133 Louisiana Ave.  The route optimization software firm provides artificial intelligence-based planning and optimization solutions for fleet operators. 

Vice President Mary Frances West, CCIM negotiated the transaction representing the tenant and long time client, who is relocating to Winter Park from the Quadrangle off University Blvd.
