Seminole County based Tolaris to expand to South Orlando and South Florida

Longtime Del Webb Southshore Falls Resident Keeps Neighbors Active with Pickleball Club

APOLLO BEACH – As a former coach, sporting official and physical education teacher in Poughkeepsie, N.Y., Dick Dykeman was used to getting people motivated and into shape.

That’s why organizing and promoting the Pickleball Club at Del Webb’s Southshore Falls community in Apollo Beach is a natural fit for him.

“I like to stay active and I try to encourage other people to get healthy and stay fit,” says Dykeman, a 73-year-old divorcee with two daughters and a four-year-old granddaughter.

After 30 years of teaching and coaching at Dutchess Community College in Poughkeepsie, and 47 years of officiating basketball and soccer, he set his sights on sunny Florida, landing first in Bradenton in 1995 and then later in Sarasota.

“I saw a TV commercial for Del Webb Southshore Falls and thought it sounded too good to be true; but it actually was true,” he said. “I’m a country boy at heart and was attracted by the rural setting around the community, and I really liked the pools and the clubhouse area.”

So, he loaded up his truck and moved to Del Webb Southshore Falls that is…swimming pools... and eventually, Pickleball courts!

Del Webb Southshore Falls’ Pickleball Club didn’t happen overnight. The two courts – which are similar to tennis courts – were installed in September of last year. But, eager players had to wait another six weeks to begin playing because of possible interference with some hatchlings in a nearby eagle’s nest.

Since the games began, Dykeman, who first played Pickleball in New York, has enjoyed teaching his friends and neighbors about the sport that began as a backyard pastime. It’s part tennis, part badminton and part ping pong. Played with paddles and a whiffle-type ball, the 47-year-old sport uses only about one-third the space of a tennis court, making it easy for anyone from children to active adults to play.

According to the United States Pickleball Association, there are 100,000 active Pickleball players in the U.S. and more than 5,000 players in Canada.

The Del Webb Southshore Falls Pickleball club currently has 40 members with between 18-20 members playing three times a week, Dykeman said.

“My intent is to get them to expand the courts or put lines on the tennis courts so they can double as Pickleball courts,” he said. “We also want to challenge other communities to matches, so we really need more playing space.”

Dykeman says he’s always talking to friends and residents about a healthy lifestyle.

“There are more than 4,800 prescription drugs on market and I don’t take any of them; only supplements,” he said. “I try to encourage others to do the same. But, for some people, when they get to be 60, they just turn their lives over to doctors.”

Dykeman would rather be on the courts playing Pickleball.

St. Petersburg, Fla. --- Commercial property developers have long relied on their intuition when planning project strategy, but new research is suggesting that good, hard data is a better measure of the potential for success and a much better gauge of specific development strategies such as tenant mix.

“It’s very common in the real estate industry to drive by a site and if it “feels right,” that makes it right,” said Rachel Elias Wein, founder and CEO of WeinPlus Real Estate Advisory Services in St. Petersburg.

But intuition---a mix of experience, inspiration and vision that mark most successful developers---takes a back seat to accurate data on customer traffic, merchandising, co-tenancy and restrictions when it comes to creating long-term, successful projects.

“Development strategy is much more scientific today than it was even 10 years ago,” Wein said. “Emerging data resources such as Test and Learn software, powered by the explosion in the GIS and consumer data associated with loyalty programs, have created whole new ways to measure what potential tenants need in a retail center and what will help make them successful,” she said.

For example, Wein said, it’s common to have a pharmacy restriction in a shopping center, only allowing one pharmacy. However, in an effort to reduce competition on the subject center, it could potentially drive traffic to another site across the street. The information is available to know the actual impact of a competing pharmacy inline, on an outparcel, or on a site across the street.

And it’s not just for developers alone; retailers should be seeking out data related to their top 10 co-tenants. What are shoppers looking for when they enter a store? Locating a retail store adjacent to complementary traffic generators improves the customer’s shopping experience and makes them more likely to return.

Locating complementary retailers in the same center may create a shopping destination with powerful traffic-driving momentum that can boost sales for all retailers in the center.

“Developers have a vested interest in creating an environment where their tenants will succeed,” Wein said. “The reliability of data resources has improved dramatically over the past decade and rank as perhaps the most important factor in judging a retail facility’s long-term viability,” she said.

STONEYBROOK WEST GOLF CLUB TO HOST U.S. KIDS GOLF TOURNAMENT JUNE 30

ORLANDO, Fla. --- More than 80 top-ranked golfers aged 6 to 14 are expected to participate in the U.S. Kids Golf Foundation tournament June 30 at Stoneybrook West Golf Club in Winter Garden.

Tournament organizer Doug Smith said golfers from Jacksonville, Tampa, Melbourne and the Orlando area are scheduled to tee off starting at noon.

Among the top players are U.S. Kids Golf Player of the Year Mimi Chen, age 9; Doug Smith, a 14-year old Junior Honda Classic Champion from Orange Tree Golf Club in Orlando who has been playing since the age of two; and Joe Pagdin, a 10-year-old who has been playing golf at Lake Nona since he was four years old.

Smith said tournament officials expect to see scores ranging from sub-par to 12 over.

DiMucci Companies Starts Construction of 3,000 square foot Headquarters Office Building in Daytona Beach Shores

DAYTONA BEACH SHORES, Fla. --- The DiMucci Companies will start construction soon of a 3,000 square foot office building on the corner of Dunlawton Blvd. and Peninsula Ave. in Daytona Beach Shores.

Mercantile Capital Corporation Has its Biggest Month — Reports Record Number of Commercial Real Estate Loan Closings in May

ORLANDO, Fla. — Mercantile Capital Corporation, which ranks as one of the nation’s leading providers of U.S. Small Business Administration (SBA) 504 loans to small business owners who want to acquire or develop their own facilities, reports it closed a record number of commercial loans in May.

Chris Hurn, chief executive officer of Mercantile Capital Corporation, said the firm closed 11 loans to finance real estate projects valued at more than $33.2 million.

Hurn said May ranks as Mercantile Capital Corporation’s biggest month in nine years of operation. He added that 2012 is shaping up to be a record year for the company.

“Since Jan. 1, Mercantile Capital has closed 44 commercial loans,” Hurn said, “which is double what we closed by this time in 2011, 2010, or any other calendar year in our history.” Mercantile Capital closed 57 loans during all of 2011, its highest yearly total ever.

Hurn said many of the new loans help small business owners refinance their current commercial mortgages at lower rates and more favorable terms.

“There is a big demand for the refinancing of commercial property loans,” Hurn said. “Last year, the SBA issued new rules that include the ability to refinance commercial debt with SBA 504 loans, and that’s proving to be a huge relief to small businesses that have weathered the recession,” he said.

Hurn said the largest single loan Mercantile Capital provided in May helped finance the $10.4 million acquisition of a hotel in the historic village of Roslyn, New York.

University Club of Orlando’s Foundation Fishing Tournament Raises more than $1,200 for College Scholarships

ORLANDO, Fla. – The University Club of Orlando recently hosted a fishing tournament at Pirates Cove in Stuart that raised more than $1,200 for the University Club Foundation.

Justin Wright, general manager of the University Club of Orlando, said more than 30 University Club members participated in the tournament.

Wright said Jennifer Kennedy brought in the tourney’s biggest catch, a 25 pound dolphin.

The University Club teamed up with Coastal Conservation to host awards presentations back at the Club, Wright said.

The University Club of Orlando’s Foundation annually awards scholarships that total $50,000.00 to deserving students at the University of Central Florida, Rollins College, Seminole State College, Valencia College and Florida A&M School of Law.

FORTRESS CONSTRUCTION GROUP STARTS CONSTRUCTION OF 12,000 SQUARE FOOT MEDICAL FACILITY IN DOWNTOWN ORLANDO

ORLANDO, Fla. --- Fortress Construction Group, Inc. recently started construction of a new $1.4 Million, 12,000 square foot medical facility at 326 N. Mills Ave. for the Central Florida Pulmonary Group (CFPG).

Charles Ayers, president of Fortress Construction Group, Inc. said the project includes the state-of-the-art medical facility along with new parking and complete renovation of existing medical offices. The renovation/design pricing is still in process.

The project is a challenging one, Ayers said.

The site is relatively small, with the existing 7,500 square foot medical office building that will remain open while construction is under way, Ayers explained.

James Garritani, R.A. of DDP Architects P.A. designed the new facility.

“Our focus was to soften the transition between the commercial buildings of Mills Avenue and the adjacent historic residential areas,” Garritani said.

“The City of Orlando was very helpful in accommodating the needs of the client and helping to craft a compatible design at the streetscape level,” he said.

Ayers said the new medical facility, expected to open by the end of this year, will accommodate future growth.

Central Florida Pulmonary Group, which specializes in Internal Medicine, Pulmonary Disease, Critical Care Medicine, and Sleep Medicine, expects to add about 20 new positions over the next two years. The new facility will provide a variety of services including Respiratory Therapy, the CFPG Institute of Sleep Medicine, CT Scan, DEXA Scan, and a Drive-Through Pharmacy.

First GREEN Bank Celebrates Saturday Grand Opening with Live Music and a Host of Family-Oriented Activities

ORMOND BEACH – Rain drops and cloudy skies didn’t dampen Saturday’s (6/9) grand opening of the First GREEN Bank at 175 W. Granada Blvd. or prevent bank officials from enlightening the community to the bank’s respect for the environment.

Nestled alongside the tents sheltering singers, a caricature artist, a face-painter and a balloon-twister were exhibits of battery-operated cars, solar-energy products and complimentary all-natural hot dogs.

“We encourage our employees to be green by recycling and using less water and electricity,” said Chairman and CEO Kenneth E. LaRoe, as he gestured toward an hybrid Prius, one of 12 logoed company cars that are used by couriers and other employees. “We also hope that our motto of ‘a local bank with a global mission’ will resonate with customers as well.”

First GREEN Bank was named Florida’s 2011 Green Company of the Year by the U.S. Green Building Council’s Central Florida Chapter. The company’s 12,000 square foot Mount Dora headquarters is only the second privately built commercial building in Florida to qualify for the Council’s Platinum LEED certification. The bank has another branch in Clermont and plans to open an Orlando branch by the end of this year, he said.

The 6,000 square foot Ormond Beach branch, which is being leased for the next three years, is slated for a transformation soon, according to Market Executive Jim Hester.

“We haven’t made a lot of changes here yet,” said Hester, a native of Ormond Beach. “But, we plan to replace all of the lighting and plumbing to make it a more sustainable building. We’d also like to put in an electric car-charging station and solar panels.”

Hester, who manages five employees in Ormond Beach, said the branch office opened in February and held a standing room-only mixer last Thursday 6/7 during a torrential downpour.

“It was phenomenal,” he said. “It was flooding outside and we probably had 150 people in here. It’s going so well here that we might build our own building like we did in Mount Dora.”

And, according to Head Teller Susette Drogo the environment isn’t the only thing important to the leaders of First GREEN Bank.

“They also like to take care of their employees,” she said, referring to zero interest loans available to employees who purchase cars that get more than 30 mpg, and to an area in the office with exercise machines. “We have some healthy rowing competition going on right now.”

LaRoe said he would like to hire only employees who are already environmentally conscious for his bank, but that isn’t always feasible.

“I’d like all of our employees to be green, but it’s easier to hire a good banker and then teach them to live green.”

University Club of Orlando to Host Cocktails for a Cause Reception June 28 to Benefit REBUILD Globally relief group

ORLANDO, Fla. --- The University Club of Orlando will host Cocktails for a Cause, a reception from 5:30 to 8:30 p.m. Thursday, June 28 to benefit REBUILD Globally (RG), an Orlando based 501 c (3) nonprofit organization.

RG is dedicated to helping Haitians recover from the devastating earthquake that destroyed much of the country’s infrastructure two years ago through living-wage employment and recycling initiatives.

Handcrafted recycled tire sandals made by RG artisans will be sold to benefit the RG Apprenticeship Initiative. This program focuses on training and educating vulnerable youth in Haiti and provides the financial means for these youth to attend school. In addition to an education, the apprentices attend English class, leadership training, life-skills classes and technical training for future employment.

Dr. O’Neal welcomes participants to Florida Business Incubation Association Bi-Annual Conference

ORLANDO, Fla., --- Dr. Tom O’Neal, president of the Florida Business Incubation Association (FBIA) and founder and executive director of the University of Central Florida Business Incubation Program, welcomed participants representing nearly 30 business incubation programs throughout Florida at the FBIA bi-annual conference held at the Innovation Hub at the University of Florida in Gainesville recently.

Dr. O’Neal told the group that business incubation is a growing trend that remains one of the most cost-effective economic development programs Florida has to offer.

Business growth was hindered by the national economic recession but thanks to efforts by local communities across Florida and business incubation specialists, incubation programs have grown in size and scope to help turn the tide with respect to small business growth and success, Dr. O’Neal told the group. Internationally-based companies will play a larger role in the future growth of incubation, he explained.

“Business and industry are globalizing and startup enterprises that focus on international markets are becoming increasing important,” Dr. O’Neal said.

The UCF Business Incubation Program currently accommodates two international based client companies and Dr. O’Neal said that within five years he expects international enterprises to comprise up to 10 percent of incubation client companies.

The FBIA Bi-Annual Conference featured presentations on crowd source funding for startup businesses, Enterprise Florida programs to support and strengthen startup enterprises, global marketing, intellectual property, business models and commercialization of public research.

RIDE GREEN SCOOTERS REPORTS SALES OF FUEL-EFFICIENT SCOOTERS ARE AVERAGING ONE A DAY

WINTER PARK, Fla. --- Sales of fuel-efficient scooters at Ride Green Scooters on W. Fairbanks Avenue in Winter Park have averaged one a day since the start of this year according to Principal Ron Schwartz.

Schwartz said when Ride Green Scooters opened its doors in 2009 sales averaged seven scooters a month.

OCALA, Fla. – The Leisure Arts League at Del Webb Stone Creek active adult community will host workshops in June, July, August and September to decorate brassieres.

Marion Pierleoni, president of Leisure Arts League at Del Webb Stone Creek, said decorating or creating “art bras” is an increasingly popular way to raise funds and awareness about breast cancer.

“The days of burning the bra may be long gone, but the days of decorating the bra are totally in,” Pierleoni said.

“All over the U.S. people are creating fantastic new designs that are true “art bras,” she said.

For Pierleoni and her Leisure Arts League colleagues, “Creative Cups for a Cause” is just the event to capture the growing trend at Del Webb Stone Creek.

All proceeds and bras from Creative Cups for a Cause will be donated to the American Cancer Society, Pierleoni said.

Advanced EMS Designs to Showcase Newly Patented Health Care Product at Trade Show

WINTER SPRINGS, Fla. --- Advanced EMS Designs, Inc. in Winter Springs plans to showcase its newly patented health care product at the upcoming EMS World EXPO trade show in New Orleans.

Retired firefighter and paramedic Scott Neusch, who heads Advanced EMS Designs, said the company’s product, Board Armor, will save lives.

Board Armor is a disposable Tyvek sheath that covers backboards EMS workers use when transporting accident victims. Those backboards are often contaminated with blood and other bodily fluids, and even though they are cleaned, cracks and scratches can still harbor bacteria and other contaminants, Neusch explained.

After the patient is safely transported, the Board Armor is disposed of sanitarily.

Its use prevents body fluids from contaminating the backboard, prevents any contaminants on the backboard from infecting the patient, and reduces turnaround time so that EMTs and paramedics can get back on the road saving lives faster.

It’s a simple solution. It won’t make us millionaires anytime soon, but it will help a lot of patients and that’s what we set out to do,” said Neusch.

Neusch said his colleagues Joe McCluan, Mark Steinert, and Scott McIntyre formed Advanced EMS Designs to market Board Armor.
