ST. PETERSBURG, Fla. --- The bird in the hand is worth two in the bush. That age-old saying is getting new life at WeinPlus Real Estate Advisory Services, based in St. Petersburg.
Rachel Elias Wein, AIA, founder and principal of WeinPlus, wants the retail property owners her company serves to pay more attention to existing tenants and do the things that will make them more successful.
“It’s all in the economics,” Wein said.
“An existing tenant who’s already in place is a cost-effective revenue source. New tenants require new marketing, recruiting, negotiations, brokerage, interior improvements and other considerations, all of which impact a property’s bottom line,” she said.
WeinPlus is developing a wide range of strategic initiatives to help retail property owners and landlords bolster the success of their tenants.
“A landlord has a vested interest in every tenant’s success,” Wein said.
“We know of many cost-effective initiatives, from consumer marketing to common area improvements and management services that can help tenants succeed,” she said.
“Tenant-centered property management initiatives are a growing trend nationwide as retail property owners vie to compete with sluggish economic recovery, new development and online retail sales,” Wein said.
