Hold-Thyssen Real Estate Services increases Management / Leasing Portfolio to over 4 Million Square Feet in last 60 Days

WINTER PARK, Fla. --- Hold-Thyssen, a real estate services firm based in Winter Park with offices in Tampa and Nashville, recently added 600,000 square feet of commercial properties for leasing and management to its Florida property management portfolio over the past 60 days.

Robert Hold, principal at Hold-Thyssen, Inc., said the firm now manages more than 4,000,000 square feet of retail and office space.

Hold said the new retail assignments total 266,000 square feet.

The office assignments, which total 376,000 square feet include the Rialto office building in Melbourne, Breckenridge and Buschwood in Tampa and Axiom Center in Maitland.       

Hold attributes the solid growth to court receivership experience, attention to detail, creative management, and total company participation in the management and leasing effort.

118-Acre Reagan Center Mixed-use Development wins Approvals to Become Seminole County’s Largest Real Estate Development

Sanford, Fla. --- With full support of the Seminole County Commission, the 118-acre site on U.S. 17-92 in Sanford is about to become Seminole County’s largest real estate  development project ever. That means big positive changes in store for the 38-year old Flea World site.

Paul P. Partyka, Partner at NAI Realvest in Orlando and broker of record for Reagan Center, said the project, which fronts both U.S. Highway 17-92 and Ronald Reagan Boulevard at County Home Road, recently won approvals from Seminole County that dramatically increase allowable densities and building heights.

A change in the property’s zoning to Planned Development (PD) opened the way for increased densities for the Reagan Center that could include a 14-story office building with retail stores and apartments, Partyka explained.

Located directly opposite Seminole County Government Operations Center, the Courthouse  and Seminole State College, Partyka said Reagan Center will ignite a 20-year effort by Sanford, Lake Mary, Winter Springs, Longwood and Casselberry to create a sustainable economic development corridor along U.S. 17-92.

Partyka said he is very confident this development will be a great success.   “The Reagan Center has the right mix of factors needed to generate a phenomenal development. Within a 5-mile radius are some of Central Florida’s wealthiest communities with strong demographics and great Seminole county schools”.

Partyka, former mayor of Winter Springs, said Reagan Center will be a “generational development” that was almost a generation in the making.   Reagan Center will create employment opportunities for thousands of Central Floridians over the next decade and will be a major economic engine” Partyka said.

Partyka said he is  in close talks with several developers who are eyeing major projects at Reagan Center.

Partyka already has one Reagan Center project under contract, with 88 town homes planned, that should close by year-end.

Flea World owner Syd Levy has long known his property could spark the area’s 20-year old Community Redevelopment Agency vision of a sustainable economic development corridor, Partyka said.   Last year, Levy formed a development study team with Partyka, Randall Morris of RM Strategies, Inc. in Winter Park, Richard Wohlfarth of IBI Group in Maitland and Turgut Dervish, Traffic Planning & Design in Maitland.

By one critical measure, their efforts have exceeded all expectations.  The total construction value of the Reagan Center project is estimated at more than $300 million. 

Lennar is Winning the Space Race with New Luxury Townhomes at Summerlin Place Townhomes in Fort Myers

Fort Myers, Fla. --- Lennar’s new maintenance-free luxury town homes at Summerlin Place Townhomes in Fort Myers are winning the space race.

Lennar’s super-sized three-bedroom town homes in two large floor plans---with 1,871 and 1,879 square feet of living space---are priced from the high $100s.

That’s a lot of space for the price, said David Meyers, director of sales and marketing for Lennar Homes in the Southwest Florida region. Blackton, Inc. Earns Contract from Mattamy Homes to Provide Roofing for 99 new homes at Serra Bella community in Kissimmee

Kissimmee / Orlando, Fla. --- Blackton, Inc., a major provider of roofing and flooring materials for the home building industry, recently earned a contract to provide roofing materials for 99 new homes that Canada-based Mattamy Homes will build at its new Serra Bella community in Kissimmee.

Micky Blackton, chief executive officer of Blackton, Inc., said the roofing contract for Mattamy’s upcoming exclusive community is valued at $400,000.

NAI Realvest Negotiates $1.5 Million Sale of Office Building in Orlando Central Park

ORLANDO, Fla. – NAI Realvest recently brokered the $1,500,000 sale of an office building at 7001 Lake Ellenor Drive in Orlando Central Park in south Orlando.

Tom R. Kelley, II, CCIM, principal at NAI Realvest and associate Chris Adams,  negotiated the sale of the building with 41,700 rentable square feet representing the seller RGC Realty Group, LLC. 

The local buyer, Acorn Stairlifts, Inc., a manufacturer of stair lifts for the disabled, was already located nearby in Orlando Central Park.

UCF Business Incubation Program Promotes Michael Weiss to Site Manager of Orlando Incubator

ORLANDO, Fla.   --- The University of Central Florida Business Incubation Program has promoted Michael Weiss to site manager of the UCF Business Incubator located at 3218 E. Colonial Drive in Orlando.

Gordon Hogan, director of the UCF Business Incubation Program, said Weiss joined the organization two years ago as program development manager and has been helping site managers create programs to help startup businesses accelerate growth.

Prior to joining the UCF Business Incubation Program, Weiss served as the assistant director of public relations for UCF’s Rosen College of Hospitality Management. Weiss also served as the associate director of public relations for Bonnier Corp. in Winter Park.

Weiss is an active member of the Florida Business Incubation Association, as well as the National Business Incubation Association, and he is an NBIA certified incubator manager. He is also a UCF alumnus, holding a master’s degree in mass communication.

In his new role, Weiss will oversee the day-to-day operations of the facility, as well as assist the incubator companies with a variety of entrepreneurial needs.  The Colonial Drive incubator currently assists 13 client companies.

UCF Spinout firm Nano Discovery Wins 2015 TechConnect Innovation Award for New Cancer Detection Screening Using Gold Nano Particles

Orlando, Fla. --  Nano Discovery, Inc. has been named a 2015 TechConnect Innovation Award winner.  Only the top 20 percent of the hundreds of technologies submitted were selected to receive awards at the recent TechConnect 2015 Innovation Summit in Washington, D.C.

Dr. Treen Huo, CEO, showcased Nano Discovery’s blood test for early detection of cancer and autoimmune diseases before an audience of potential investors and licensing partners.  The company is seeking additional funding to further test its process and as well as partners to commercialize the procedure. 

Nano Discovery’s invention utilizes about a dollar’s worth of microscopic gold particles to detect early signs of cancer in the blood. With a simple finger prick and some sophisticated testing equipment, Nano Discovery’s test takes just a few moments.  The test is significantly more reliable than the standard early screening for cancers such as prostate cancer which currently is screened using the Protein Specific Antigen test (PSA).  Nano Discovery’s testing process is proving effective at identifying cancer cells much earlier than most existing tests. 

The lower cost and ease of administration mean the testing procedure could be done in a doctor’s office or pharmacy.  Those factors along with the high degree of accuracy mean the procedure could save literally millions of lives by detecting the presence of cancer cells early on when treatment is most effective.

Berkadia Negotiates $96.3 million price in sale of 834 units in Tampa Portfolio of Apartment Properties

Tampa / Orlando, Fla. --- Berkadia, one of the nation’s largest and most active multifamily investment banking and research companies, recently negotiated a $96.3 million sale price for the Tampa Portfolio, comprising two apartment properties that total 834 units in Tampa and Brandon.

Jason Stanton, Senior Vice President for Berkadia in Tampa, participated in the transaction along with Partner Cole Whitaker and Senior Vice President Hal Warren in Orlando. Berkadia represented seller Covenant Capital Group of Nashville, Tennessee in both transactions.

Viera at Westchase apartments, with 390 units built in 1999, is located near the affluent Town N’ Country area in Tampa. Berkadia negotiated a $52.75 million sale price for the property. The buyer was Viera at Westchase, LLC.

Hamilton Bay apartments, located on the thriving east side of Tampa Bay in Brandon, was built in 1989-1990 with 444 units. Berkadia negotiated a sale price of $43.6 million for Hamilton Bay. Blue Rock Partners, LLC was the buyer.

The portfolio sale price averaged $115,527 per unit.

Whitaker said both communities saw capital improvements over the last four years that total more than $6.9 million and average $8,273 per unit.

“Capital enhancements focused on curb appeal, marketing, and resident experience,” Stanton explained.

Hold-Thyssen Completes $9.2 Million Sale of Office Building in Affluent Marina area of Ft. Lauderdale

Ft Lauderdale, / Winter Park Fla. --- Hold-Thyssen, Inc., a commercial real estate services firm based in Winter Park, recently completed the $9,200,000.00 sale of a 36,040 square foot office building on the affluent 17th Street marina area of Ft. Lauderdale.

Two new tenant companies at Aloma Business Center boost occupancy to 100 Percent

WINTER PARK, Fla. --- Winston-James Development recently added two new tenants to its business center on Aloma Avenue in Winter Park.

Winston Schwartz, president of Winston-James Development, said LGPL, Inc. a Chic- Fil-A franchisee leased 1,875 square feet at Aloma Business Center in Winter Park.

At the same time, Albors Associates LLC also leased 1,875 square feet at Aloma Business Center.   Albors Associates is a translation consulting firm, Schwartz said.

Aloma Business Center, which opened in 2002 with 75,000 square feet of commercial suite space, is now 100 percent leased.

UCF Graduate and Serial Entrepreneur Launches New Venture BlurtBox.com

Orlando, Fla.   --- UCF Rosen School graduate Julien Meyer has launched yet another online venture.

BlurtBox.com provides restaurants and hospitality companies the opportunity to receive customer feedback via a “direct line” that is anonymous---something customers like---and private---something owners like even more.

“Private” is important.  Sites such as Yelp, TripAdvisor, Urban Spoon and others suffer from fake reviews and nasty “graffiti” that can be posted by anyone with anger they want to get off their chest.

And those reviews are public. In many markets, an off-the-wall review can seriously harm a business.

BlurtBox.com offers just the opposite---a “digital comment box” that allows customers to communicate immediately, anonymously, directly and privately with the business owners.

“Owners want to know what’s going on in their businesses, but if they own more than one location, it’s impossible for them to be everywhere at once,” Meyer explained.

NAI Realvest Completes Sale of Four Acres of Commercial land West of the Airport to City of Orlando

ORLANDO, Fla. – The Partyka Group at NAI Realvest brokered the sale of four acres of land at 8855 Binnacle Way just west of Orlando International Airport. The City of Orlando purchased the commercial property for $350,000. 

NAI Realvest Partner Paul P. Partyka and Associate Juan Jimenez negotiated the transaction representing the local seller, Florida Emergency Medicine Foundation, who recently completed its new headquarters building. The proceeds from the sale of the four-acre parcel was used to pay down the mortgage for the new building.

Hold-Thyssen Negotiates New Five Year Lease at Phillips Place for Third Central Florida location of pain management, wellness center

ORLANDO, Fla. --- Hold-Thyssen, a real estate services firm headquartered in Winter Park, recently negotiated a five-year lease agreement for 1,022 rentable square feet of professional office space at Phillips Place, 7575 Dr. Phillips Blvd. in southwest Orlando.

The Henin Group Announces Development of Riviera Bella East in DeBary, and Apartment Community in Casselberry

WINTER PARK, Fla.  — Henin Group, the Winter Park based developer of the award-winning Riviera Bella luxury community overlooking the St. Johns River in Debary, has plans for a similar residential development just east of the gated community.

Jerome Henin, who heads the Henin Group, recently announced that development of Riviera Bella East is now underway with 280 homesites on Fort Florida Road in Debary, close to four miles from the DeBary SunRail train station.   

Henin said floor plans and pricing of the new single-family homes to be built there are still undetermined.

Henin added that his firm is also putting together plans for an upscale apartment community with approximately 90 units in Casselberry.

“It’s all still in the planning and approval stages now,” Henin said. “No pricing yet.”

Girl Scouts spearhead drive for flagpole, monument at Villages of Royal Palm in Port Orange

PORT ORANGE, Fla. — A pair of Girl Scouts, Taylor and Morgan Hibel spearheaded a drive to raise money for a flagpole and monument for veterans at the Villages of Royal Palm in Port Orange.

The youngsters launched the drive which raised some $3,500 for the monument and flagpole.

The monument honors all veterans, Jamie Allen Adley, president of Villages of Royal Palm, said. A special ceremony was held recently for the installation of the flagpole and monument.

Members of the Veterans of Foreign Wars Post 3282 participated in the dedication ceremonies including the men’s and women’s auxiliary.

Riviera Bella’s Phase 3 Now Open, Phase Four to open early next year at the exclusive DeBary waterfront community

DeBary, Fla. – Phase Three at the award-winning, Riviera Bella community located off Fort Florida Road overlooking the St. Johns River in DeBary is open now and sales will be underway in late June.

Carter Solutions to provide Orange County Sheriff’s Office SharePoint Disaster Recovery and Development Support

ORLANDO, Fla. --  Carter Solutions, a leading Orlando IT company with more than 20 years of experience in DotNetNuke, SharePoint and Mobile developments software, has earned a contract to provide the Orange County Sheriff’s Office with SharePoint disaster recovery and SharePoint development services.

Tony Carter, president of Carter Solutions, said the Orange County Sheriff’s Office uses SharePoint to communicate with more than 2,500 deputies and aides.

“Carter Solutions will provide disaster recovery and development support software to make sure there is continuity of this mission critical system,” Carter explained.

The contract also includes training and consulting work.

Geocove Inc. graduates from UCF Business Incubation Program, Opens New Offices in Orlando and Buffalo

Orlando, Fla. / Buffalo, N.Y.  -- Geocove, Inc., a leading provider of GIS-based technology that helps disaster management teams assess the magnitude of storm destruction and plan damage control and recovery operations, is opening new offices in Orlando and Buffalo.

Oceans Luxury Realty Will Double its Property Management Sales This Year

Daytona Beach Shores, Fla. -- Oceans Luxury Realty, the Daytona Beach Shores firm that focuses on management and sales of luxury oceanfront resort homes and condominiums in Volusia County, is set to double its sales this year.

Crystal Anderson, president of Oceans Luxury Realty, said the company’s property management division was averaging $50,000 per week in sales last year but that will double this year based on first quarter results. 

Oceans Luxury Realty manages more than 200 units along the east coast of Central Florida, Anderson said.

The company currently employs 14 full time associates and six property management staffers in Daytona Beach Shores, Port Orange and Ormond Beach.

Currently Oceans Luxury Realty has two locations on U.S. A1A in Daytona Beach Shores.

Since the start of this year, Anderson said the company has handled property management sales valued at over $1 million.
