Hands-On Management, Custom Solutions and Quick Response Are Winning Strategies for Melrose-Sovereign
ORLANDO - With vacancies at rental apartment communities in Florida at an all-time high, Melrose-Sovereign, based in Orlando, is establishing itself as one of the state’s fastest-growing community management firms with a strategy that includes hands-on property management, custom solutions and quick response to fast-changing issues. The result–higher occupancies.
Rebecca Shaffrey, recently named Vice President of Property Management at Melrose- Sovereign’s Multi-Family Division, said the firm values its standing as a boutique management company.
“Boutique management companies have less overhead, so we can charge less for our services,” Shaffrey said. “We have fewer management layers, so we can respond quickly to market conditions and design custom solutions that produce results,” she added.
Shaffrey said record vacancies are a result of a non-traditional housing market.
“In the past, condominiums competed with new single-family homes for buyers,” Shaffrey said.
“The huge wave of condo conversions five years ago resulted in thousands of investor-owned condominiums in the market that are now competing with rental communities for the same renters,” Shaffrey explained.
“Traditional apartment management companies are having trouble keeping up with current market conditions,” Shaffrey said. “Companies that rely on their traditional business models can’t compete in this fast-evolving, non-linear environment. No two communities are alike and therefore, each needs a specific strategy if rents and occupancies are to remain high. We are able to respond quickly, identifying and implementing unique strategies for finding new renters and keeping the ones we have. This requires your most talented, well-trained and highly motivated management people on the ground, and in the rental office every day,” Shaffrey said.

Melrose Sovereign Companies’ Hands-On Management Style Nets 10 Percent Annual Revenue Growth despite Recession
ORLANDO- Melrose-Sovereign Companies, the Orlando firm that ranks as one of Florida’s largest community and condominium association management companies with offices statewide and more than 80 employees, reports 10 percent growth in revenues since its merger two years ago despite a recession that has hit the real estate industry particularly hard.
The company currently manages more than 170 condominium and community associations statewide with 2,500 individual homes.
Jack Hanson, LCAM, co-founder and partner at Melrose-Sovereign Companies, said revenues grew from $4 million in 2008 to more than $4.5 million in 2009. Revenues in 2010 should surpass the $5 million mark, Hanson said.
Hanson said the firm’s success can be attributed to a personal, hands-on management style.
Hanson and co-founder and partner Ellen Lumpkin, LCAM, are personally involved in the management of every community and condominium association statewide.
“We personally visit every community from Jacksonville to Fort Myers to Fort Lauderdale, and we play a daily hands-on role in the management of each association,” Hanson said.
Lumpkin said the firm’s ‘boutique’ management style is one of its most powerful resources.
“In this economy, every client is looking for authentic value,” Lumpkin said. “They want to talk with someone who can show them some results today,” Lumpkin explained.
That means a lot of statewide travel. Lumpkin estimates she’s on the road about half the time.
“We’ve tried to infuse our whole company with a fanatical attention to detail and follow-through,” Hanson said.
“The difference between a balloon economy and a real economy is real people responding with real results day-in and day-out consistently,” Hanson said.
Melrose-Sovereign Companies, formed in 2008 with the merger of Melrose Management Group and Sovereign Residential Services in Orlando, employs more than 80 professionals in offices throughout Florida, including Jacksonville, Orlando, Tampa, Palm Harbor, Bradenton/Sarasota, Port Charlotte, Fort Myers and plans to open a Daytona Beach office this year, Hanson said.
