Stirling Sotheby’s International Realty Sees Increase in Luxury Home Sales at Lake Forest in North Seminole

ORLANDO - Stirling Sotheby’s International Realty reports that sales of luxury homes in Lake Forest in north Seminole County have been increasing at a steady clip.

Stirling Sotheby’s International Realty Associates Sally Andy and David Warren, who focus on the luxury community located off SR 46, said 17 luxury homes have sold at Lake Forest during the first six months of 2010 at an average sale price of $397,000. Only 10 homes sold at Lake Forest in the same period of 2009.

Since January of this year, 33 homes at Lake Forest have been listed for sale and almost a third of them — nine sales — are currently pending, Andy said.

Warren said the highest sale price for the first half of this year was $683,616 compared to the $1,040,000 highest sale reported at Lake Forest in 2009.

“In 2009 the average Lake Forest asking price listed was $499,145. Today, the average asking price is $480,170, only a small variation,” he said.

The difference between the average asking price and the average sale price is approximately 4 percent, Warren said.

“There’s been a big increase in the number of visitors touring the community and the sales speak for themselves,” said Andy and Warren. “There may be a little room for negotiation, but Lake Forest pricing is pretty stable, and asking prices are pretty realistic,” they added.

ORLANDO - The Downtown Orlando Penthouse Events Center, a 20,000 square foot meeting facility located on the 16th floor of The Plaza’s North Tower building at the corner of Orange and Church Streets is now open and available for a variety of large and small private events and will accommodate up to 250 guests.

Only 10 Home Sites Remain For Sale by Mattamy Homes at English Trails in Fort Mill, Homes Qualify For $8,000 Tax Credit Incentive

CHARLOTTE - Mattamy Homes has only 10 home sites and two completed homes remaining for sale at English Trails, located in Fort Mill, S.C. off Flint Hill Rd. and Carowinds Blvd/US 21 near 1-77 Exit 90.

Bill Kiselick, president of Mattamy Homes in the Charlotte region, said four and five-bedroom homes at English Trails range in size from 1,725 square feet of living space to 2,870 square feet priced from the $180s.

Two homes at English Trails qualify for the $8,000 and $6,500 U.S. tax credit incentives, Kiselick said. The deadline to take advantage of these tax credit incentives is April 30.

Top Executive at Mattamy Homes U.S. Group in Charlotte Elected President of Home Builders Association


CHARLOTTE - Bill Kiselick, president of Mattamy Homes U.S. Group in the Charlotte region, was recently inducted as president of the Home Builders Association of Charlotte, which represents the interests of more than 1,100 member home builders and suppliers in Mecklenburg County.

Kiselick, who joined Mattamy Homes U.S. Group in 2008, is an eight-year veteran of the Home Builders Association of Charlotte who was elected and served last year as first vice president.
Kiselick said his goals as president are financial responsibility and member services.

“My top priority is to develop programs and activities that will benefit existing members and appeal to new members,” Kiselick said. “The home building industry in Mecklenburg County is recovering, and we are going to see a new, more vital and more active Home Builders Association of Charlotte,” he said.

Mattamy Homes U.S. Group Executive Honored by Homebuilders Association as “Home Builder of the Year”


CHARLOTTE, N.C. --- The Home Builders Association of Charlotte has named Mattamy Homes’ Area Construction Manager Jim Brodnik “Home Builder of the Year.”

Bill Kiselick, division president of Mattamy Homes U.S. Group in the Charlotte region, said Brodnik has been with the company for 13 years.

Brodnik, who earned his B.S. Degree in Construction Technology from Purdue University, has more than 17 years of experience as a homebuilder. He is an OSHA-certified general contractor and holds general contracting licenses in North and South Carolina.

Brodnik was chosen for the award among nearly 20 other HBA member homebuilders, Kiselick said.

Mattamy Homes US Group Acquires New Home Sites at Hubbard Falls in North Charlotte and Millbridge near Ballentyne in Union County

CHARLOTTE, N.C. --- Mattamy Homes US Group, the U.S. division of Canada’s largest home builder, has acquired 67 homes sites with an option to acquire additional home sites at Hubbard Falls, located off W. Sugar Creek Rd. and Harris Blvd. in north Charlotte.

Marie Lorimer, marketing manager at Mattamy Homes US Group in Charlotte, said the home builder plans to build new single-family homes priced from the $150s that range in size from 1,200 square feet of living space to 2,400 square feet.

Mattamy Homes US Group will start construction at Hubbard Falls next year and more than five floor plans will be available, Lorimer added.

Mattamy Homes US Group also acquired 46 new 50 and 60-foot home sites at Millbridge, a master-planned mixed-use community located off Jim Wilson Rd. in the Waxhaw/Weddington area of Union County.

Lorimer said Mattamy has introduced a new series of floor plans for the newly acquired lots at Millbridge.

New single-family homes at Millbridge range in size from 2,255 square feet of living space to 2,859 square feet.

The 920 acre Millbridge community will eventually provide homes for 2,243 families, Lorimer said. Amenities include a 9,000 square foot clubhouse, junior Olympic swimming pool, water slide, playgrounds and walking trails. Athletic fields are under construction.

Stirling Sotheby’s International Realty Executive Participates in ITU World Duathlon Championship at Lowes Motor Speedway in Concord, N.C.


CLERMONT, Fla. - Diane Travis, Southwest Zone Performance Director at Stirling Sotheby’s International Realty in Orlando, finished sixth out of 28 in her race at the ITU Duathlon World Championships. Over 700 people competed in the four day event held September 24 - 27 at Lowes Motor Speedway in Concord, N.C.

Travis, an accomplished duathlete, competed in a 10K run, 40K bicycle ride and a 5K run.
“I train for these events almost every day,” said Travis. “The training discipline is a terrific motivator for my professional career and also a big passion in my life,” she explained.

Travis qualified for the ITU Duathlon World Championship event by placing third in the National Duathlon Championship in Richmond, Va., last April.

“The competition adds fun to the discipline, but it’s the training that’s most rewarding,” said Travis.

Allegiant Air Announces Nonstop Service to Duluth, Minnesota from Orlando Sanford

SANFORD, Fla. – Allegiant Air and Orlando Sanford International Airport (SFB) announced today scheduled, nonstop, low-fare service beginning Nov. 20 to Duluth International Airport (DLH), in Minnesota. Located on Lake Superior and near the border of Wisconsin, the airport is positioned to serve all of Northeast Minnesota and Northwest Wisconsin. Allegiant Air is offering introductory fares as low as $89.99* each-way to celebrate the convenient new service.

Service will operate two times weekly on Monday and Friday. Flights will depart Orlando Sanford at 8:00 a.m. and arrive in Duluth at 10:35 a.m. Return service will depart Duluth at 11:15 a.m. and arrive in Orlando Sanford at 3:45 p.m. (all flight times are local). Allegiant will utilize 150-seat, MD-80 series jet aircraft on the route.
