Mattamy Homes earns top Central Florida Parade of Homes Awards for all Three Model Town Homes Entered

ORLANDO, Fla. --- Mattamy Homes U.S. Group, the U.S. division of Canada’s largest homebuilder, entered three model town homes in the recent 2011 Central Florida Parade of Homes and earned three top awards and a fourth grand award — the Parade’s highest accolade.

Steve Parker, president of Mattamy Homes U.S. Group, said the home builder earned more awards than any other home builder and he was delighted at the recognition.

“The Central Florida Parade of Homes brought hundreds of visitors to our communities of City Homes at Baldwin Park, Lake Burden in Windermere and Tuscany Place in southwest Orlando,” Parker said.

Mattamy Homes earned a first place award for its Plan 2 model town home at City Homes at Baldwin Park, a three bedroom, three-and-a-half bath town home priced from $260,990.

Mattamy Homes took a first place award for its Milano model home at Tuscany Place, located near the Mall of Millennia in Southwest Orlando, The Milano features three bedrooms with two-and-a-half baths priced from $167,990.

Mattamy Homes earned a second place award for its Castlefield model town home at Lake Burden in Windermere. The Castlefield features three bedrooms with two-and-a-half baths priced from $168,990.

“The Lake Burden award is ironic,” Parker mused. “The Castlefield model home competed in the same category as our Milano model home in Tuscany Place and we took first and second place,” he said.

For Parker, the best moment in the awards ceremony came when HBA officials announced the Baldwin Park model home earned the Grand Award for the overall best production home in all price categories.

“It was a big night for us,” Parker said.

Mattamy Homes has been winning major awards across the country.

Mattamy’s Jacksonville division earned five top awards at the recent Northeast Florida Builders Association’s 2011 Parade of Homes, and the Charlotte division earned nine top awards during its 2011 Parade.

“We think we’re getting it right,” Parker said.

Crossman & Company Negotiates Three Lease Agreements totaling 9,550 square feet at Deltona Fountains

Hendricks & Partners Closes on Four Apartment Communities in the Birmingham area totaling $3.5 million

BIRMINGHAM, Ala. --- Hendricks & Partners, which ranks as one of the nation’s largest multi-family real estate advisory and research firms, closed on four sales of rental apartment communities in the Birmingham area for $3.5 million since the start of the year.

David Oakley, senior investment advisor for Hendricks & Partners in Birmingham, negotiated all four property sales and represented both buyers and sellers in three out of the four transactions.

Wedgewood Apartments, located at 100 Robert Jemison Ave. in Birmingham, sold for $1,350,000 to Abbey Residential, an investment group that includes AR-Highland, LLC, JFB-Highland, LLC and DXM-Highland, LLC, all of Birmingham.

Oakley negotiated the sale of the 54-unit Wedgewood Apartment property along with Hal Warren, associate partner of Hendricks & Partners in Orlando.

“Wedgewood Apartments sit adjacent to the Highland Bluffs and Highland View apartments that Abbey Residential acquired in November 2010 and they plan to blend these into their Highland Portfolio,” Oakley said.

East Bend Apartments, 1968 East Bend Cr. in Birmingham’s Centerpoint area, sold for $1.1 million to Summer Rise, LLC of Birmingham, JIL East Bend Apts. Inc., sold the 110 unit property, which was built in 1971. East Bend Apartments was 78 percent occupied at closing.

Highland court, located in Birmingham’s Lakeview Avondale area, sold for $560,000 to Domar Properties II, LLC of Birmingham. The 36 unit property was 50 percent occupied at closing, Oakley said. Bulldog Investments, LLC was the seller.

Hillwood Apartments, 100 Pinson Place in Birmingham, sold for $490,000 to Hillwood Apartments, LLC. The 44 unit property in the Pinson community was 59 percent occupied at the time of closing. Superior Bank was the seller and was represented by Bob Schuler with Schuler Realty Investment, LLC

Celebration Golf Management courses roll out the Red carpet for charity golf tournaments

CELEBRATION, Fla. – Six golf courses in Central Florida under Celebration Golf Management are rolling out the Red carpet for charitable organizations that want to hold golf tournaments to raise money for their programs.

Gene Garrote, president of Celebration Golf Management and Dorothy Benson, Sales and Marketing Manager, said all six Central Florida golf courses in the Celebration portfolio work with civic, social, community and charity organizations to produce fundraising golf tournaments.

Celebration donates twenty four (24) free rounds of golf — four rounds at each Celebration Golf Management Course — for use as prizes or donations in tournaments that draw 40 or more players, Benson explained. That offer is good by signing a contract, and giving a deposit by the end of the year.

Benson added that Celebration Golf Management recently hosted tournaments for the British American Chamber of Commerce to raise money for Dream Flight, Celebration High School’s football program, and the Florida Association of Water Quality Control (FAWQC) will hold a charity tournament to raise money for scholarships in May.

In May, Stoneybrook West Golf Club in Winter Garden will host Charity Tournaments for Lake Sherwood Church, West Orange High School and St. Marks AME Church, Benson said.

ICI Homes sweeps NE Florida Parade of Homes and earns four first place awards

JACKSONVILLE, FL --- ICI Homes, which ranks as one of the nation’s largest luxury community developers and builders, recently swept the 2011 Northeast Florida Builders Association (NEFBA) Parade of Homes and earned the company four first place Gold awards and one second place Silver award.

Celebration Golf Management eyes major growth, will focus on southeast region

CELEBRATION, Fla. --- Celebration Golf Management LLC plans to expand the business model that has grown the four year old company into a well-respected regional management firm with six central Florida courses and two more in Myrtle Beach and Kingsport, Tenn.

Anytime Fitness signed a 10-year lease for 4,025 square feet at Rockledge Crossing retail center, 3820 Murrell Road in Rockledge.

Sherwin-Williams leased 4,800 square feet for five years at Paces Ferry Center, 2451 Cumberland Parkway in Atlanta.

Mattamy Homes earns five top awards in Northeast Florida Home Builders Association’s 2011 Parade of Homes

JACKSONVILLE, Fla. --- Mattamy Homes earned five top awards in the Northeast Florida Home Builders Association 2011 Parade of Homes, which ended recently.

Steve Parker, president of Mattamy Homes U.S. Group, said Mattamy entered six model homes in this year’s parade, which drew a total of 70 entries.

Mattamy Homes earned Gold Awards — the highest given — for its 2,189 square foot Emerald model home at Sevilla in St. Augustine and its 2,116 square foot Rosebury model home at Old Sebastian Point in St. Augustine.

Mattamy Homes earned Silver awards for its 2,306 foot Lancaster model home at Cedar Bay in northern Duval County, the 3,195 square foot Sydney model home with bonus room at the Colony at Greenbriar in St. Johns County, and the 2,483 square foot Kaila model home at Greenleaf Village in Nocatee in Ponte Vedra.

Hendricks & Partners negotiates sale of 444-unit Pine Hills Apartment Property for $5.5 million

ORLANDO, Fla. --- Hendricks & Partners, the nation’s leading multi-family property advisory group, recently negotiated the sale of Seville Place Apartments at 3124 N. Pine Hills Rd. in Orlando.

Tolaris Homes Remodeling Division Completes $1 million Renovation at Alaqua, Launches More Projects

Shopping centers, malls are transforming as “Big Box” retailers seek smaller stores, developers seek new uses, says WeinPlus chief executive

ST. PETERSBURG, Fla. --- Retailers eyeing smaller, smarter retail facilities could change the look and feel of some malls and retail centers across Florida, says one Florida real estate strategist.

Rachel Elias Wein, AIA, founder and principal of WeinPlus Real Estate Advisory Services in St. Petersburg, said many “big box” retailers are opting for smaller facilities that are more efficient.

“Retailers have begun to focus more on smaller real estate footprints, with larger inventory turnover, more sales per square foot and more sales per individual customer,” Wein said. “A store that can meet its sales objectives in 8,000 square feet or 10,000 square feet instead of 14,000 square feet can be much more profitable,” she said.

Wein said Office Depot, Target, Best Buy, Gap and even Wal-Mart are all considering smaller, smarter retail store footprints.

“Wal-Mart plans to open more than 30 smaller format stores in 2011, focusing on grocery products and a smaller inventory of general merchandise,” Wein said.

“Target’s CityTarget concept aims at smaller stores with more targeted merchandise in urban areas.

Smaller, “Big Box” stores offer strategic advantages, Wein said.

Smaller footprints are more efficient, and that means more stores — and more consumer choices — in a single retail center,” she said.

Lowered operating expenses, which include everything from energy costs and maintenance to the workforce, will help retailers economize.

“We should see several changes as developers and retailers shift strategies to accommodate the recession,” Wein said.

The reward---a career position as a junior data recovery engineer at the Orlando firm with a salary range in the high $30s, generous performance bonuses and even a relocation allowance.

Von Ramin-Mapp’s company specializes in data recovery and computer forensics, a highly specialized field that evolves almost daily as new data security measures are introduced.

Born and raised in Germany, von Ramin-Mapp was trained as an industrial engineer but soon found the profession monotonous. He emigrated to the U.S., where he landed a job in a corporate IT division and studied computer security.

“Everybody and their brother was getting into computer security,” von Ramin-Mapp said. “I was looking for something a little more adventurous.”

The hacker community appealed to him.

“The best hackers are self-taught,” von Ramin-Mapp said. “They are characteristically intuitive, inquisitive, persistent almost to the point of being obsessive, and generally more comfortable thinking outside the box than in,” he explained.

But the shadowy world characterized by more than 20 major motion pictures and thousands of newspaper and magazine articles held less appeal.

“I wanted to find ways to use hacking skills to earn a living that would benefit people,” von Ramin-Mapp said.

Enter data recovery and computer forensics. The work is demanding, stimulating, profitable and best of all, “no two jobs are ever the same,” von Ramin-Mapp said.

And the volume of work is exploding, von Ramin-Mapp said. Expanded hard drive capacities and the wave of ‘smart’ devices such as iPhones and Android have generated a large and growing universe of customers and clients.

“The computer manufacturers won’t tell you this, but the larger the hard drive capacity, the more things can go wrong,” von Ramin-Mapp said.

And besides routine computer crashes, a host of problems sends clients to von Ramin-Mapp’s door, from fires and roof leaks to vindictive employees and malicious-minded outsiders---those erstwhile “hackers,” although most computer professionals prefer the term “crackers.”

“The data recovery industry has more work than it can handle today,” von Ramin-Mapp said. “We have one position available now and we are a small company. We could hire as many as three more people this year if we can find the skill sets,” he said.

Miami Cybersecurity Company Selected to Participate in State’s Economic Gardening Program

Parker added that during the first week in April, Mattamy Homes sold 21 homes for $5.5 million throughout its communities in the Orlando, Jacksonville, Charlotte, Phoenix and the Minneapolis-St. Paul areas.

Parker said that 19 of the 21 homes were ready-to-move-in homes.

Celebration Golf Management to host free Summer Rounds for kids at Five Central Florida Golf Courses

ORLANDO, Fla. --- Celebration Golf Management will host free rounds of golf for children aged 6-15 when accompanied by an adult through the end of September at five golf courses in the Central Florida area: Celebration Golf Club at Celebration, Legends Golf Club and Kings Ridge Golf Club in Clermont; Stoneybrook West Golf Club in Winter Garden and Eagle Creek Golf Club in east Orlando.

Gene Garrote, president of Celebration Golf Management, said the offer is good daily at all five golf courses. Each child must be accompanied by an adult parent or guardian, Garrote said.

Crossman & Company Associates take Top Honors at Central Florida Commercial Association of Realtors (CFCAR) Hallmark Awards

ORLANDO, Fla. --- Associates at Crossman & Company, the Orlando commercial real estate firm that ranks as one of the largest retail leasing and management firms in the southeast, took top honors in the Central Florida Commercial Association of Realtors (CFCAR) 2011 Hallmark Awards recently.

John Crossman, President of Crossman & Company, said Associate Whitaker Leonhardt was named CFCAR’s rookie of the year. Leonhardt, who joined Crossman in 2009, negotiated leasing and sales transactions in 2010 that totaled more than $6 million. The award, presented by 2010 Rookie of the Year recipient and Crossman & Company Senior Associate Daniel Germano, is the second Rookie of the Year award Leonhardt has achieved this year. In March he was presented with the same award by the Orlando Chapter of NAIOP.

Justin Greider, Vice President/Director of Leasing, was honored as the region’s top producer in the retail properties category. Greider, who joined Crossman in 2008, negotiated retail property sales and lease transactions that totaled more than $17 million in 2010. Greider was also named the Top Overall Retail Producer by the Orlando Chapter of NAIOP last month as well.

Greider’s retail transactions were enough to earn him a seventh place ranking among overall top producers in Central Florida.

Three other Crossman & Company officers and associates were named top 10 producers in the retail properties category, Crossman said.

Courtney Kowalchuk, Vice President of Leasing, who ranked fourth; Associates Katherine Rush, seventh and Leonhardt, eighth. Senior Associate Daniel Germano also received the Circle of Achievement award.

Squash Anyone? University Club of Orlando to open Central Florida’s third Squash Court May 15

ORLANDO, Fla. ---The University Club of Orlando will open Central Florida area’s third squash court on May 15.

Susan Greene, general manager of The University Club of Orlando, said growing demand for regulation squash courts by Orlando-area players and the rise of international squash clubs prompted the University Club to consider installing a regulation court.

Greene said the University Club is converting one of its racquetball courts for regulation squash play.

Squash, which traces its earliest roots to 12th century French monks, was refined by aristocratic debtors incarcerated at Fleet Prison in Great Britain in the 17th century and offers as many traditional peculiarities as golf.

St. Paul’s School in New Hampshire opened the first American squash court in 1884. Thirty years later, adherents formed the United States Racquets Assn. (USSRA), now known as U.S.-Squash in Philadelphia.

The sport is recognized by the International Olympic Committee and narrowly missed being included in the 2012 Olympic Games in London. The IOC overlooked squash again for the 2016 Olympic games in favor of golf.

“Squash is a superb sport with an avid following,” Greene said. “We are proud to be able to offer it at the University Club.”

ATLANTA, Ga. --- Whitney Knoll, principal for Newmark Knight Frank’s Southeast Capital Markets Group, told an audience of real estate investors, brokers and developers gathered in Atlanta that Real Estate Investment Trusts (REITs) will play an increasingly important role in the retail development industry as the U.S. economy improves.

Knoll headed a panel of experts discussing the impact of REITs on economic development in the southeast U.S. at the Interface Retail: Atlanta conference sponsored by professional trade journals Shopping Center Business and Southeast Real Estate Business.

Pulte Homes reports sale of 10+ new homes at Trillium in Brooksville, will open new phase in May

BROOKSVILLE, Fla. --- Pulte Home reported it sold more than 10 new single-family homes since Jan. 1 at Trillium, located off Trillium Blvd. in Brooksville off County Line Road east of the Suncoast Parkway.
