ORLANDO, Fla. – NAI Realvest recently negotiated a renewal lease for 6,000 square feet of warehouse space at 890 Carter Rd. Suites 100-110 of the Carter CommerCenter in Winter Garden.
Michael Heidrich, principal at NAI Realvest, negotiated the lease on behalf of the landlord Carter Commerce Center LLC of Winter Garden. The tenant is Pullin Customs, an automotive customizing firm.

Rhodes+Brito Architects Earn three-year Continuing Services Contract to Provide Architectural Services to City of Oviedo
ORLANDO, Fla., -- Rhodes+Brito Architects in Orlando was recently awarded a three-year Continuing Services Contract from the City of Oviedo in Seminole County.
Ruffin Rhodes, co-founder and partner at Rhodes+Brito Architects, said the firm will provide design, engineering and project coordination services on a per-project basis as the city requests.
Projects covered under continuing services contracts are typically small in scope and often involve renovations or planning studies, Rhodes said. The City of Oviedo contract stipulates a $2 million cap.

Royal Oak Homes Posts $65 Million in New Home Sales in 2013
ORLANDO, Fla. -- Royal Oak Homes ended the year with 325 homes sold in seven communities for a dollar volume of $65 million.
Matt Orosz, co-president of Royal Oak Homes, said last year the Baldwin Park based company sold 199 homes in five communities.
In 2014, Royal Oak Homes will continue its growth by offering its first town home community in Kissimmee at Emerald Lake with 3-4bedroom town homes that will range from 1,500 square feet of living area to 1,700 square feet, priced from the low to mid 100s.
Orosz said the home builder will introduce two new floor plans— the Maxwell with 2,000 square feet and the William, 5,100 square feet.
“2013 was a very, very good year for us and we plan to do even better next year,” Orosz said.

Power Promise Organization Canned Food Drive Will Distribute To Families at Five Elementary Schools
ORLANDO, Fla. --- The Power Promise Organization, dedicated to empowering youth and communities through prevention programs in the Central Florida community, has been collecting canned foods to distribute to families at five local elementary schools.

Stonegate Golf Club at Solivita Provides Food, Beverages, Silent Auction Prizes, helps raise $22,000 for food pantry and Habitat for Humanity
KISSIMMEE, Fla. -- StoneGate Golf Club at Solivita in Kissimmee participated in a Big Band Charity Event recently that raised more than $20,000 and a truckload of food for the St. Rose of Lima Food Pantry and Habitat for Humanity of Osceola County.
General Manager Arto Rahmani said StoneGate Golf Club provided good food and beverages for 350 at the fundraiser that was hosted by The Do Unto Others initiative.
Rahmani said the annual event is the largest fundraiser held at Solivita. This year the event featured dancing to the music of Smitty & The Crew, a 17-piece orchestra under the direction of Donald Lohr.
Guests participated in holiday shopping for charity at the huge silent auction. StoneGate Golf Club donated golf foursomes for auction.
Proceeds were divided between the two charitable organizations.
Celebration Golf Chief Operating Officer Kenny Nairn is Top Professional at 2013 Wilson World Pro-Am in Pebble Beach
Celebration, Fla. --- Kenny Nairn, the Scottish PGA Golf Professional who serves as chief operating officer and executive vice president for Celebration Golf Management, hasn’t given up his golf clubs for the executive suite.
Nairn was the top finisher recently at the 2013 Wilson World Pro-Am Tournament in Pebble Beach, open to teams consisting of three amateurs and one club pro. The 72-hole team tournament scored one low gross and one low net on each hole. The professionals played a stable ford format.
Nairn posted a blistering 16-19-17-18 for a 70 score and first place ranking in the professional division.
The Celebration Golf team---Nairn plus Rudy Arribas, Willis Milner and Brent St James---placed third in the gross division.
For Nairn, the 2013 Wilson World Pro-Am Tournament was a reprise of sorts. Nairn won the tournament in 2010.

The objective of the workshop was to emphasize to middle school girls the importance of coding and encourage them to try computer science.
On Wednesday, Dec. 11, 25 girls from Memorial Middle School learned how to code using iPads as part of Tech Sassy Girlz. Tech Sassy Girlz is an initiative of Collegiate Pathways, Inc., (CPI) a local non-profit established to serve low-income, first generation and underrepresented middle and high school students by providing support and opportunities to participants in preparation for college. CPI provides academic and career guidance and exposure and access to science, technology, engineering and mathematics (STEM) fields to participants interested in pursuing a degree in higher education.
“The workshop included a basic overview of coding and how it applies to the common technology we use in everyday life”, said Courtney Powell, President of AceApplications. Also, a mobile app developed by AceApplications was demonstrated so the “girlz” could gain insight on how smart phone applications are created.
This free workshop was held at Memorial Middle School (2220 West 29 St., Orlando, FL 32805) from 3:00 to 4:30 p.m.

Royal Oak Homes Nears 300 Mark in 2013 new home sales
ORLANDO, Fla. -- Royal Oak Homes has sold 27 homes in seven communities in November for a dollar volume of $6 million.
Matt Orosz, co-president of Royal Oak Homes, said the home builder is active in seven communities in the Central Florida region.
Orosz added that for the first 10 months of 2013, Royal Oak sold 269 homes for $62 million and projects it will reach 300 sales by the first of the year.
Royal Oak Homes has three new models underway at Hammock Trails in Kissimmee
ORLANDO, Fla. --- Royal Oak Homes has three new models under construction at Hammock Trails located on Ham Brown Road off 17-92 in Kissimmee.
Matt Orosz, co-president of Royal Oak Homes, said the three models include the Monica Grand with 2,400 square feet of living area, four bedrooms and three baths.
Another new model that’s nearing completion at Hammock Trails is the Monica with four bedrooms and two baths and 1,927 square feet of living area.
The Valencia model – Royal Oak’s largest floor plan to be debuted at Hammock Trails – has five bedrooms, three-and-a-half baths with 2,768 square feet of living area.
The models will be completed and ready for viewing by early April, Orosz said.
At the same time, Orosz said Royal Oak currently has 35 move-in ready homes underway priced from the $180s and ranging in size from 1,676 square feet of living area to 4,700 square feet.
Royal Oak Homes has 234 homesites at Hammock Trails, including 130 in the newest phase, for three, four and five-bedroom homes priced from the $170s to $230,000.
As of Dec. 1, Royal Oak has sold 294 homes thus far in 2013. Last year the home builder sold 199 homes in all of 2012.

Newly Released Regional Economic Impact Study Shows UCF Business Incubation Program a Major Job Creator
ORLANDO, Fla. --- A Regional Economic Impact Study of the University of Central Florida Business Incubation Program shows that the 14-year old network of economic development partnerships between private enterprise and local governments in Orlando, Sanford, Winter Springs, Kissimmee, St. Cloud, Apopka and Daytona Beach has helped create literally thousands of new jobs with substantially higher wages than area medians.
Gordon Hogan, Director of the UCF Business Incubation Program, said the 2013 Regional Economic Impact Study was commissioned by Randy Berridge, President of the Florida High Tech Corridor Council, as part of the program’s ongoing effort to analyze and document its productivity and sustainability.
Conducted independently by Vernet Lasrado, Ph.D., Assistant Director of Research at University of Central Florida, the 2013 Regional Economic Impact Study concludes that from October 1, 2011, through June 30, 2013, the UCF Business Incubation Program helped generate a direct regional economic output of more than $327 million from an estimated total output of more than $620 million.
During the study period the UCF Business Incubation Program directly sustained 1,856 jobs in the Central Florida region and indirectly sustained an additional 1,500 jobs, resulting in more than $18.5 million in state and local tax revenues. Additionally, it is estimated that employees of UCF Business Incubation Program firms on an average earn an income of more than $58,000.
“We are surprised and elated by the conclusions of the study,” Hogan said. “It shows we are on the right track and serves as a powerful stimulant for us to work smarter and work harder to improve our performance and extend our reach,” he said.
Dr. Lasrado and his team employed a highly regarded and highly sophisticated methodology to more precisely determine economic impacts, Hogan said.
“The IMPLAN methodology (IMpact analysis for PLANning) was developed by the University of Minnesota for the U.S. Forest Service more than 30 years ago and is widely regarded today as the most reliable tool for accurately assessing economic performance,” Hogan explained.
Dr. Tom O’Neal, founder and Executive Director of the UCF Business Incubation Program, said the study indicates what he has been saying all along: that a focused university-based incubation program can be one of the most effective ways private enterprise can stimulate local economic development, spur job growth and help rebuild the economy.
“For me, the most impressive finding was ROI---Return on Investment,” Dr. O’Neal said. The study concludes that during the study period the UCF Business Incubation Program helped generate a fiscal return of $6.16 for every $1 of public investment.
Dr. O’Neal points out that the UCF Business Incubation Program employs only a handful of professionals.
“It’s our client companies and graduate companies that create the new jobs and generate all the local community economic growth,” Dr. O’Neal said.
“Our sole effort is to accelerate the rate at which they attain their most productive, most sustainable performance,” he concluded.

Plantation Bay Golf Country Club in Ormond Beach to host 2013 Volusia County Open Men’s Golf Championship
ORMOND BEACH, Fla. --- Plantation Bay Golf & Country Club in Ormond Beach will host the 2013 Volusia County Open Men’s Golf Championship on Saturday and Sunday, Dec. 21 and 22, at Club de Bonmont, North-South Course.
Maria Tuohy, general manager at Plantation Bay Golf & Country Club, said a new Professional division and added Amateur divisions this year should create a strong field of entries.
“The Volusia County Open Men’s Golf Championship tournament consists of two days of stroke medal play on the challenging and picturesque North-South course at Club de Bonmont,” Tuohy said.
“A Volusia County Open Champion’s jacket will go to the lowest 36-hole score from the Professional and Amateur divisions,” Tuohy added.
The Volusia County Open Men’s Golf Championship tournament is open to all male golfers except professionals who have current status on a PGA tour. Amateurs may compete in any division they wish so long as they meet age requirements.
Prizes will be awarded to one Overall Champion and Division Champions. Divisional and Flight Prizes will also be awarded, Tuohy said.
Flights will be determined by first day score and the size of the field.
Entry fees are $225 for Professional class and $150 for Amateur class. The entry fee includes two rounds of golf and one practice round, cart fee ($23 plus tax), the Awards Luncheon on the final day and prizes.
Tournament entries are accorded privileges at the Club de Bonmont practice facility prior to tournament rounds.

Technology Assurance Labs LLC Launches Tank Monitoring Tool for $10 Billion U.S. Propane Gas Industry
ORLANDO, Fla. --- Technology Assurance Labs LLC in Orlando has launched a low-cost, wide-area tank monitoring device that promises significant efficiencies for the nation’s $10 billion propane gas industry.
Ken Stauffer, Co-Founder at Technology Assurance Labs, said the device---dubbed OWL, for Overhead Wireless Logic System--- automatically logs the volume of fuel in the tank and transmits the information to the dealer. The radio sensor is economical enough to be worthwhile for smaller residential propane tanks. It pays for itself in a couple of saved truck rolls.
“With OWL, dealers can schedule deliveries in real time, when fuel is actually needed,” Stauffer said.
Traditionally, dealers schedule routine deliveries based on historic usage. If usage suddenly increases, the customer’s tank may run dry, shutting down the customer’s operation. If usage decreases, the provider wastes time and fuel with an unnecessary delivery attempt.
Garry Lovelace, Vice President of Lovelace Gas Service said “I’ve deployed OWL on propane tanks at both my commercial and residential accounts. Tank monitoring is great, but OWL has taken tank monitoring to the next level with its GIS tank mapping and graphical capabilities.”
Tank data is stored in the cloud and presented in the office or in the field through a web-based SaaS portal on computers, tablets, or phones. It can also be integrated into popular back office systems such as ADDS, Blue Cow and K&K.

Stonegate Golf Club at Solivita Gets the Jump on Christmas with Special Party for Kissimmee HOME Kids and Moms
Kissimmee, Fla. --- Stonegate Golf Club Executive Chef Anukul at Solivita in Kissimmee and seven-year-old Lily Rahmani hosted an afternoon party for 18 invited mothers and 32 children of Kissimmee’s HOME shelter for homeless children and their mothers.
Arto Rahmani, general manager at Stonegate Golf Club, said it was Lily’s wish for her birthday this year to spend it with kids who are less fortunate, and provide them gifts and fun activities and entertainment.
Arto Rahmani said Executive Chef Anukul and Lily share the same birthday and together they decided to host the event. They greeted the moms and children along with Food and Beverage Director Rob Castillo and Banquet Sous Chef Marty Wright.
A tasteful meal hot off the grille was provided to all 50 guests.
Both Lily and Chef Anukul led a four-hour fun day that included face painting and snow cones with M&M Balloon and D&J Entertainment and played freeze dance, musical chairs and red light green light.
Their moms were treated to a session of Zumba dancing.
HOME, which stands for ”helping others make the effort” has a goal to break the cycle of homelessness by providing housing and life skills to homeless women and their children.
“The smiles on the children’s faces were just priceless, I am very pleased with the outcome and all the effort my team gave to make this event successful,” General Manager Rahmani said.
