New Floor Plan at Villages of Royal Palm, Winston James Development releases 12 New Lakefront Home Sites

PORT ORANGE, Fla. --- The Villages of Royal Palm in Port Orange has introduced a new floor plan.

Winston Schwartz, president of Winston-James Development in South Daytona Beach, which is developing of The Villages of Royal Palm, said the new floor plan offers three bedrooms and two baths in 1,618 square feet of living space with a new kitchen and family room layout.

Schwartz said The Villages of Royal Palm recently released 12 new lakefront home sites and three of them have already been sold.

Two of the Best Economic Recovery Programs for Small Businesses in the U.S. set to expire unless Congress acts soon

ORLANDO, Fla. – Two of the most effective economic recovery programs for small businesses in the U.S. are set to expire in late September unless Congress ends its election-year deadlock and acts to extend them.

Christopher Hurn, chief executive officer of Mercantile Capital Corporation, one of the nation’s leading providers of U.S. Small Business Administration (SBA) 504 loans for small business owners who want to acquire or develop their own facilities, said he’s worried that SBA 504 loans for small businesses are being overlooked as Congress grapples with more visible public policy issues.

Hurn said the two initiatives — the SBA 504 refinance program and the First Mortgage Lien Pooling (FMLP) program — significantly expand the benefits of SBA 504 financing for small businesses in the U.S. at a time when our economy needs those businesses to grow and create jobs.

“One of the most critical issues facing the small business sector in the U.S. today is the availability of capital. At a time when interest rates are at their lowest in a lifetime and the Federal Reserve is bending over backward to provide lending capital to major banks, traditional lenders are faced with significant regulatory pressure that’s made it difficult to impossible for many small businesses to obtain the financing they need to expand their businesses, refinance their commercial mortgages, create more jobs and do their part to restore the national economy,” Hurn said.

The SBA 504 Refinance Program enables SBA 504 lenders to offer below-market financing at very favorable terms to small business owners who need to refinance higher-interest conventional loans for their commercial property, according to Hurn.

Hurn also explained that the FMLP program created a secondary market for SBA 504 loans, thereby allowing lenders to generate liquidity and increase access to capital for more small businesses. “The FMLP program has become about the only viable financing source for assisted living facilities, daycares, auto repair shops, restaurants and hotels because conventional lenders generally won’t finance these types of properties,” he said.

The overall increase in SBA loan production in late 2011 and 2012 are due in large part to the SBA 504 refinance and FMLP programs, both of which include supplemental fees that make them budget-neutral. They’ve played a major role in Mercantile Capital and other SBA lenders reporting record loan volumes for the first six months of this year.

Since January, Mercantile Capital has closed 58 commercial loans to finance projects that total $220.7 million. That’s more than the company closed during all of 2011, and a 240% increase over the same time period last year. “Several of the small business owners we’ve worked with this year wouldn’t have been able to get funding for their projects without one or both of these programs,” Hurn said.

The SBA 504 refinance program and the FMLP program were established by the Small Business Jobs and Credit Act of September 2010 to be temporary — only 24 months each. Hurn explained that because of bureaucratic delays in Washington, D.C., these programs were hampered in their utilization and impact for the small business sector of our economy.

“Because of the delays in these programs — nearly 14 months for SBA 504 refinance and almost 19 months for FMLP — these programs need to be extended for at least one year each to allow us to continue to help more small businesses,” Hurn said. “The SBA 504 loan program is one of the most effective economic development and job creation programs the U.S. government has come up with,” Hurn said, “but a credit freeze will start again without these extensions,” he added.

Orange County National Golf Center & Lodge hosts a Free Golf Clinic for Wounded Veterans

WINTER GARDEN, Fla. --- Orange County National Golf Center & Lodge in Winter Garden, recently hosted a one hour golf clinic and nine hole scramble for more than 40 disabled military veterans and their families who live in Central Florida.

Tano Malentin, general manager of Orange County National Golf Center and Lodge, said the golf clinic was part of the Wounded Warriors project and Fairways for Warriors, two not-for-profit organizations that give wounded and disabled veterans the opportunity to learn to play golf.

Major Golf Tournaments Scheduled at Amelia National Golf & Country Club

FERNANDINA BEACH, Fla. --- Five major golf tournaments scheduled for September, October and November at Amelia National Golf & Country Club in Fernandina Beach are expected to draw more than 1,000 players and spectators says Todd McDonald, head PGA golf pro at Amelia National Golf & County Club.

On Sept. 10, Amelia National will host the USGA Senior Amateur Qualifier, a regional tournament to qualify top golfers for the USGA Senior Amateur tour.

McDonald said USGA will eventually qualify 96 players, some of which will emerge USGA’s best senior amateur in the U.S.

On Oct. 13, Amelia National will host the CW Vision golf tournament to fete 20 top players who helped raise money for CW Vision, a not-for-profit Fernandina Beach organization that provides free vision care for poor families.

McDonald said the golfers will play 36 holes, with lunch served after 18 holes and hors d’oeuvres when the tourney ends.

Eighty to 100 players are expected to compete in the third annual Toys for Tots Tournament at Amelia National on Oct. 17.

Amelia National will host the second annual Sutton Place Behavioral Health Golf Tournament on Nov. 5 to raise money for Sutton Place, a Fernandina Beach charitable organization that helps families with substance abuse related problems.

McDonald said last year’s Sutton Place Behavioral Health golf tournament drew more than 70 players.

On Nov. 12, Amelia National will host its second annual Knights of Columbus Golf Tournament. Last year the Knights of Columbus tournament attracted more than 80 players.

Tolaris Realty Group reports inquires up by more than 50 percent over last year for six month period Jan. – June

LAKE FOREST, Fla. –Tolaris Realty Group, located at Lake Forest in north Seminole County off S.R. 46 west of I-4, reports listings for sales of existing homes and buyer inquires during the first six months of this year are up more than 50 percent over the same period last year.

Rick Bavec, president of Tolaris Realty Group and chief operating officer, said the real estate company has added new associates and is seeking to add more real estate professionals to keep up with the surge in activity.

Bavec said buyers and sellers are most active in upscale neighborhoods in Orange and Seminole Counties, but homes in all neighborhoods are seeing an increase in demand.

UCF’s Dr. Tom O’Neal to Teach Entrepreneurs at Princess Sumaya University in Jordan, May Form Partnership with UCF

ORLANDO, Fla., -- Dr. Tom O’Neal, founder and executive director of the University of Central Florida Business Incubation Program, and one of the nation’s leading experts on university-based business incubation, job creation and local economic development, will travel to Jordan in the fall to teach a class on entrepreneurism at Princess Sumaya University for Technology in Jordan.

Dr. O’Neal, president of the Florida Business Incubation Assn. (FBIA), executive director of the Florida Economic Gardening Institute and associate vice president for research and commercialization at UCF, recently visited Princess Sumaya University to tour the technology center’s incubation facilities and talk with students and faculty about ways to commercialize technology innovations and create a culture of entrepreneurship.

“Like many countries, Jordan is trying to jump-start their economy and provide opportunities for bright young innovators,” Dr. O’Neal said. “They are looking at ways to commercialize their technology,” he said.

University officials are looking at ways to promote entrepreneurship in a country that traditionally lags behind places like the U.S. in terms of a robust entrepreneurial culture, he explained.

Dr. O’Neal said officials at Princess Sumaya University are interested in forming a partnership with the University of Central Florida.

“They have an incubator,” Dr. O’Neal said. “The infrastructure in Jordan is quite different from what we have here in the U.S., and they would like to develop a soft landing program with us so that some of their companies can come here to start developing markets in North America,” he said.

Dr. O’Neal is already pioneering a soft landing program at the UCF Business Incubator in Kissimmee, providing easier access to international companies who want to enter U.S. markets.

Dr. O’Neal plans to return to Princess Sumaya University in September to teach the class in entrepreneurism. He said he hopes to formalize a soft landing program with Princess Sumaya University here in Central Florida before the end of the year.

KISSIMMEE, Fla. --- Stonegate Golf Club at Solivita Head Golf Professional Chris Russell and Assistant Golf Professional Claude Eastwood hosted a one-hour golf clinic recently to raise more than $500 for the Fairways for Wounded Warriors.

Fairways for Wounded Warriors is a Central Florida group that helps wounded war veterans recover by golfing on Central Florida courses.

Russell said the clinic---on the full swing---drew 44 participants.

“We give clinics all the time and we have a very active golf community at Stonegate Golf Club,” Russell explained.

“The Fairways for Wounded Warriors project is really close to all our hearts and we were delighted to raise money for them,” he said.

Villages of Royal Palm reports sale of 11 homes during first half of 2012, up almost 100 percent over same period last year

PORT ORANGE, Fla. --- Sales of new homes at the Villages of Royal Palm in Port Orange are up almost 100 percent thus far this year.

Winston Schwartz, president of Winston-James Development, Inc., which is developing the Villages of Royal Palm, reports sales of 11 new luxury homes at the Villages of Royal Palm from January through June.

Schwartz said sales totaled more than $3 million.

“The real estate market is steadily improving and the moratorium on impact fees has allowed us to pass on over $8,500 in savings to home buyers,” Schwartz said.

Lennar’s Central Florida Division to Host Grand Opening to Showcase two new model homes at Concord Station in Land O’Lakes

TAMPA, Fla. --- Lennar’s Central Florida Division will host a grand opening July 28 to showcase two new single family model homes at Concord Station, located on S.R. 54 two miles east of the Suncoast Parkway in Land O’Lakes in Pasco County.

Mark Metheny, president of Lennar’s Central Florida Division, said the new Monte Carlo model home offers five bedrooms and three baths with a bonus room in 3,210 square feet of living space. The Monte Carlo model home features a three car garage.

The new Mayflower model home offers four bedrooms and three baths with a bonus room in 2,529 square feet with a two-car garage.

Hendricks & Partners Negotiates Sale of Mallards of Brandywine Apartments in DeLand for $7.75 Million

DeLand, Fla. --- Hendricks & Partners, one of the nation’s largest and most active multi-family investment banking and research companies, recently negotiated the sale of the Mallards of Brandywine, a 168-unit apartment property located in DeLand, for $7.75 million.

Cole Whitaker, partner and director of the Southeast Division of Hendricks & Partners and associate partner Hal Warren in Orlando negotiated the sale representing the seller, CFLP Mallards, LLC.

The Mallards of Brandywine built in 1985 and renovated in 2006 has a total of 136,600 square feet of rentable living space with one and two bedroom apartments.

The buyer was a private investment group.

Michael Shuman keynote speaker at Annual Fla. Small Farms and Alternative Enterprises Conference

KISSIMMEE, Fla. - Entrepreneur Michael H. Shuman will be the keynote speaker at the 4th Annual Florida Small Farms and Alternative Enterprises Conference Saturday, July 28.

Park Square Homes Appoints Robin Aldridge Construction Superintendent

EMERSON INTERNATIONAL CLOSES ON $20 MILLION MORTGAGE LOAN FROM ING

Altamonte Springs, Fla. --- Emerson International, Inc. which owns and develops office parks, luxury condominiums and golf course communities in Central Florida, recently closed on a new $20 million mortgage agreement with a U.S lender subsidiary of parent company ING based in the Netherlands.

Eric Emerson, vice president and general manager of Emerson International, said the new 20-year loan – with a 4.65 percent interest rate – enables Emerson International to retire existing mortgages on its southwest Orlando Major Plaza buildings I and II, Altamonte Lakeside Plaza Office Park, Louisiana Office Park in Winter Park and University Research Park I in southeast Orlando, totaling approximately 350,000 square feet of Class B office space.

Don Jennewein and Nathan Lynch of CBRE brokered the mortgage agreement, Emerson said.

Shutts & Bowen represented borrowers Emerson International Inc. and Emerson Investments International, Inc.

“Mortgage interest rates today are at record lows and it makes excellent sense to refinance quality real estate assets,” Emerson said.

“The savings to us is significant and represents a substantial increase in our operating income,” he said.

TREKT Himalaya of Florida teams up with the Mountain Fund in New Mexico to offer Volunteer Medical Trek in Nepal

ST. CLOUD, Fla. --- Nepalese-American tour operator, TREKT Himalaya, LLC., with offices in Saint Cloud and Kathmandu, Nepal has teamed up with the Mountain Fund Charity (based in New Mexico and Kathmandu) to launch a series of Medical Treks aimed at doctors, nurses and medical students who would like to volunteer in Nepal.

“We wanted to focus on sustainable tourism in Nepal,” said TREKT Himalaya founder Sandra Krasa BK, “and one thing that I have noticed in my years of living there is that outside of Kathmandu there is a glaring lack of even basic medical care. When Nepali people see a tourist on the trekking path, or in their village, they will often ask you for some kind of first-aid even if you are not a medical professional. Just on the basis of being Western, they know we have some type of first-aid kit with us. I have been asked to look at cuts, burns, a broken arm and to diagnose internal pain. I have no medical background, and I tell them that, but the people are just desperate for help and empathy,” she said

In early 2012 TREKT Himalaya embarked on organizing adventures in the Himalayan region that incorporated not only classic treks, like Everest Base Camp, but also educational adventures that would help the people of Nepal as well as Western tourists who are looking for meaningful travel experiences that connect them with the local culture.

“I had been talking with Scott MacLennan from the Mountain Fund while I was in Kathmandu last year, and when we opened up the TREKT Himalaya office in Central Florida with the idea of ‘volunteerism’ as a focus, he was one of the first people I thought of,” Krasa said. “His volunteer organization is one of the most respected in Nepal.”

The Mountain Fund had worked with medical volunteer placements before, and Scott had knowledge of the rural areas that get the least attention, and that was exactly where we wanted to focus, Krasa said.

“I ran the plan for Medical Trek Nepal past my mother, Linda Krasa, who is a nurse at Dr. Phillips Hospital in Orlando, and she said ‘sign me up!’ I hope others will be as eager to help too,” she said.

TREKT Himalaya’s Medical Trek promises a trip on the road less traveled. The October 2012 trek will focus on the Gorkha & Dhading regions of Nepal. Considered to be the heartland of the nation, medical trekkers will enjoy breathtaking views of the Himalaya, spend time in remote villages, and experience a majestic culture for removed from the modern world, Krasa said.

The medical volunteers will set up a triage tent and treatment tents mid way through the trek to treat villagers from the surrounding area. Medical tents donated by Mountain Hardware serve as a movable clinic, she explained.

Last year, a similar medical camp was able to treat over 900 Nepali villagers in three days. Medical volunteers should be prepared to get busy Some common ailments among villagers are skin problems, gastro-intestinal illness, dental problems, dysentery, eye problems, untreated wounds, ob-gyn care, and infant-child wellness needs.

TREKT Himalaya needs doctors and nurses for exams and treatment, medical assistants and students for triage and there are also opportunities for non-medical volunteers to handle administrative duties and to boost morale, according to Krasa.

“The Nepali villagers love seeing the medical teams and volunteers come away knowing they gave much needed help and had a totally unique volunteer travel experience,” she said.
